This was our first stay at a guesthouse in Iceland, and at any accommodation with shared bathroom (other than summer camp in childhood). Things to know before you go, for those who may not be aware (like us, before arrival):
1) Shoes may not be worn past the entry hall. Bring slippers or flip-flops.
2) There are 2 bathrooms, one upstairs & one downstairs. You may need to go to a different floor if you are unable to wait, if the other bathroom is available, that is. Also, you can only hope that other guests will keep them clean as they use them in the evenings, until they are serviced each day.
3) Nico is a friendly and humorous host. He is only on premises until 4:30 PM, though. If you plan to arrive later to check in, you must email him in advance.
4) Same with dietary restrictions: breakfast is not a buffet. Identical individual platters are prepared for each guest. With advance notice, perhaps Nico would have been able to provide more food items to accommodate my allergies.
5) You must make your own bed. We suppose fresh towels would have been available had we asked, but none were left in our room on the second day.
6) Flybus pickups and drop-offs are just a few doors away down the street at the Hotel Metropolitan. However, Gray Line apparently has a contract with this guesthouse and will pick up guests at the front door.
7) Rooms contain no tv or phone. Heating is excellent, however. Wi-fi signal is good and only one initial login is needed.
8) Guests are asked to be quiet after 10:30 PM. We found this rule was respected. Some potential guests may need to consider this beforehand.
9) Same in the morning: breakfast is 7:30-9:30, so late sleepers should be aware of this. Ditto with the 11:00 checkout time.
10) Boarding passes for some reason could not be printed because Icelandair requires airport checkin. However, Nico kindly printed our e-tickets for us.
We felt that the very reasonable price which included breakfast, central location on a quiet street and Nico's kindness made up for any surprise issues we encountered. Nevertheless, it's best to have as much information as possible before choosing a hotel.

Nice guesthouse, with friendly staff. Clean. We received a great big room that could probably have 4 people quite comfortably. Two shared bathrooms, which wasn't a problem at all (only occupied once when I was in need). Location is great! A stones throw away from the harbour (whale-excursion) and reasonable walking distance from the church. Remember that prices are quite steep overall in Iceland.

Lovely place, simple modern décor. Shared bathroom which we were reluctant about when booking, but it was fine...no queue on any morning.Very warm house which was great as its so cold outside! Great breakfast...shame its so late at 930am as we were gone out most days at 8am but you can help yourself in the kitchen. Lovely hosts...very helpful and friendly. Highly recommend this place...only 3 minutes walk to town centre

After reading so many great reviews about this place, I decided to give it a shot. Our transfer from Blue lagoon took way longer than expected, so I used roaming data to email them, that we'll be a couple minutes late for check in- No response. When we got there 5 minutes after check in finished (4:05pm)- they were not there. The rooms were quite small (even comparative to Hong Kong- where we live), the curtains were severely insufficient for 24hr daylight and you have to share a bathroom with at least 4 different strangers on your level. They left the window open, so there was a Wasp in the room as we put our bags down. My wife and I settled in to try and get some sleep after long flights and some time at blue lagoon.Unfortunately, we could not sleep because the walls were paper thin and could hear EVERYTHING from our neighbours across the bathroom. What made matters worse is that they sounded quite aggressive (not sure what language). We're avid travelers and have stayed in back packers, but this the only time I've seen my wife reduce to tears. But because there's no one there (at reception)- we couldn't get help or a discrete way to complain (you basically have to shout at the door intercom). We felt so uncomfortable, we packed up again and left to another local hotel. We emailed the owners and said, we'll pay for the first night, but the other 3 nights wouldn't be fair.
They responded:
1) we should have knarked on the people in room 4. Even if there was a discrete way of doing it- it would have been awkward if we ran into them at the shared bathroom.
2) There is nothing they can do about bees. Well, they don't have to keep windows open
3) They can't control the sun, and we should just put up with the inadequate blinds.
So they charged me the full amount of US$9,562, despite only stayed for 3 hours.
I have never written a negative review before, but I think people needed to be made aware of what they are getting into. It's an expensive risk to book here.
In summary: Location was Ok.... Everything else was the worst experience I have had whilst travelling. Once we moved to another accomodation- Reykjavik was the highlight of our trip.
They responded:

SUMMARY: The accommodations are basic, comfortable, and clean for the most part, but they are expanding into a 2nd location too quickly and without the appropriate resources to provide acceptable services to their guests. Look out for yourself, as the proprietor isn't going to. The CR'S website pictures of Bergstaðastræti 60 ARE NOT representative of the actual property (see attached).
TWOÂ LOCATIONS
This Guesthouse has two (2) locations. One is located at Ránargata 11 and the other is located at Bergstaðastræti 60. The former location is established and been highly rated for some time. At the time of this review, the latter location had only been open for about 1 month and was still undergoing renovation. Nobody will disclose to you that you are staying in an unfinished guesthouse renovation project until you arrive, FYI.
MISINFORMATION 1
If you are making your reservation through a third party, such as Booking.com, you may only be informed about the nicer of the two. In fact, you may even receive a confirmation email stating that you're staying at Ránargata 11 with a link to a map which further substantiates this impression. After making your booking, look for the email from Captain Reykjavik, which might arrive several days after your original confirmation. In said email, you may notice (which I did not) that there's a different address listed as your accommodation--Beware, this is where you might actually be staying (Bergstaðastræti 60).
After being dropped off at the wrong location, I contacted the owner (who was working on the 2nd location) and he laughed and said it was a 10 min walk to where I needed to be and that I should use the WiFi at the present location to get directions on my phone. Upon doing so, I found it was really a 20 min walk, and had the hotel across the street call a cab for me.... Upon checkout a staff member told me that this confusion about erroneously booking the 2nd location and people getting dropped off in the wrong place is ongoing. My impression is that they are not motivated to address the issue.
MISINFORMATION 2
In the aforementioned email from the Captain Reykjavik Team, themselves, the total price they quoted me for my 2 night stay was listed in the local currency ISK/KR (29140kr = ~$241USD). Upon providing payment, the owner laughed at me and said it is supposed to be Euros (€291.40 = ~$324USD) and seemed perplexed as to how I didn't just make that correction to his incorrect email on my own. Seriously? This is my second visit to Reykjavik and I'm perfectly capable of reading hotel prices quoted in Icelandic Krona. Lastly, the owner was unable to provide me with an invoice upon checkout... ???

Stopped here with my boyfriend and it was up there with one of the worst experiences of my life. We arrived to find the secure key box was broken so that anyone could get into the building. The room was filthy, there was dust and dirt every where. The room opened directly into the communal breakfast area meaning we had to walk through people having their breakfast to have a shower. The advert didn’t state shared shower/toilet facilities. The walls are paper thin meaning we were woken up to the sound of other another guest being sick in the shower! We are generally quite laid back but whole place was grubby and uncomfortable. It was so bad we moved hotels. Definitely not as it looked in the pictures.

I can't believe how such a well design tiny economy studio with the smallest bathroom in Reykjavik (there was a sign) could NOT have heat! I purchase this room through Expedia and haven't heard back for compensation. Unbelievable.

Really a shame that the staff are not the best at communicating because the guesthouse is lovely and has great potential.
Upon arriving my partner and I arrived slightly before check in, we got our bags stored and were given a room key but were told not to use it until check in time (which is fair enough). We were encouraged to go for a walk around Reykjavik, and to come back after dinner and take our time. We did so and had a lovely afternoon. When we arrived back at the guest house, check in times were over. Little did we know (we were not informed) that nobody would be at the desk to assist us. We did not even know how to enter the building when nobody was at the desk and we had not been given a key to enter the hostel (usual procedure with check in- we found out later). A quick talk with the hotel owner via intercom did get us back into the hotel, however he was quite rude and laughed at us as he gave us the code to access the emergency key.
The next day the staff member on breakfast duty was particularly rude when I politely informed her how many meals we would be needing, snapping that my accent was too 'heavy' and that she was busy. Also when I inquired about a key so that we would be able to enter the place whilst nobody was there, she told me to just use the emergency key again as she was too busy to help us at all.
When we left, we had quite an early flight so nobody was there at the desk. We just left our room key on the desk- had no idea what to do.
A shame because the rooms were quaint and nice, not fancy but a nice place to sleep at night. Bathroom was shared but that was fine, they were cleaned regularly. Nice location also, we were just made to feel like we were stupid by the staff.

To be fair, I may have misunderstood the Icelandic concept of what a guest house was. I chose this because of its good reviews on this site. The owners/workers are friendly but not always easy to reach. The breakfast is good but exactly the same very morning. I thought this was a B & B but it more like a youth hostel with people coming in and out all day and night, sharing bathrooms that folks did not really keep clean for others, and very spartan rooms that are a little run down ( I shouldn't have looked at or under the bare mattresses). The walls are paper thin so we were kept awake with everyone else's conversations and coming and going. Great central downtown location. However, I am a 4-5 star chick and too old , in my mind, for hostels so I may not be judging this experience fairly. It was very expensive as well but that is typical in Iceland.

Pros: the location cannot be beat. It is only about two blocks from the main square and four blocks from the pedestrian and entertainment streets. The area is really quiet, although some people were loading up a van next-door at about 1 o'clock in the morning and talking, and because it is so quiet, the noise carried. However, that (people outside at 1, 2, 3am) is not to be unexpected when it is daylight 24 hours a day.
There was lots of heat, beds were very comfortable, lots of hot water and the cold water is delicious to drink. We had use of the full kitchen, which was great.
Breakfast is included, made up of eggs, buns, tomato, tea or coffee, juice and a small dish of yogurt/granola. It is served at shared tables, so if you do not want to chat with other guests, this may not be the place for you! However, everyone was very friendly.
Rooms are Nordic style with big windows, white paint and light wood floor, so nice & bright; common areas had carpet.
Cons: these are not really criticisms, but rather suggestions because their business is new.
First, they need way more hooks, an extra chair or shelving in the rooms. Because there is a shared bathroom, you cannot leave your towel in there hung up to dry, so the rooms should be provided with a towel rack or clothesline.
When I left very early in the morning, I had to carry my own bags down 2 flights of stairs because the staff/owners are not on site all the time. Likewise, we were given one set of keys for two people, though we probably could have requested another set.
The common upstairs bathroom needs one of those IKEA over-the -toilet shelving units, or at least a wider shelf above the sink. The shelf is only about 3 inches wide, not really enough to support my toiletry bag. There was only one hook on the back of the door, so you had to hang all your clothes on it and your towel if having shower. It also would have been nice to have a facecloth provided. The mirror, above the shelf, was so high (I'm 5' tall) I had to stand on tiptoe to floss my teeth or wash my face.
There was extra toilet paper supplied in the cabinet below the sink, but it would also have been helpful to have an extra common towel, because the only one provided was small and basically used as a bathmat. There were two wooden blocks which I gather is a traditional drying area, but I moved them because I consistently stubbed my toe on them.
These are minor inconveniences and can be fixed.
I must give thanks to the owners for booking our transfers to and from the guesthouse and also to and from the Blue Lagoon, which was absolutely amazing!!!!
The price is reasonable for the convenience of being so close to everything in town.
Also, Nico, one of the owners, gave us some great recommendations for eating. We went twice to the Sea Baron, on the harbor around the corner, for their lobster soup, which was absolutely delicious!

When we were there I don't believe the guesthouse offered transport, but there were bus deals from airport to s stop that was walking distance to guesthouse. Hope that helps! Have fun!
