There’s lots to like about this hotel. The lobby is beautiful, the staff are extraordinarily helpful, pleasant and available. The breakfast options are plentiful and quite reasonable and are offered inside or out.
The hotel’s location could be a problem if one is unable to navigate the nearby Metro (5-10 minute walk). Since it is not in the touristy area near the water, the subway is a must.
Otherwise the location offers plenty of nearby dining options. I much preferred Wine Hunters a few doors down, as well as Raffi’s Bagels close by. Other restaurants are a block away at the roundabout.
If I did have an issue it was with the cramped bathroom in my room. If you are anywhere near 5’10 you will not be able to situate yourself on the commode in any normal straight manner, as the sink/vanity abuts too close. No toilet roll dispenser and virtually no sink counter space. The curved shower doors never did work as designed and the soap dispensers failed to adhere to tiled shower walls.
The room itself was quite nice, bed comfortable and linen luxurious.

Stayed for a week, hotel was clean , room was clean , breakfast was good, staff were helpful, friendly and spoke good English at reception, and only a short walk to the metro, only let down was that maybe the walls between rooms were a little thin and could hear just about everything going on in the next room. All in all i thought it was very good value for money.

Stayed at this hotel for two nights and all in all it was a good stay.
Having read some unflattering reviews about rooms at lower floors, I booked a deluxe double room. It was a decent room at the 4th floor and it was clean, quiet and spacious enough, with a well working air-conditioner and renewed furniture. The electronic key was very handy, plus there was free wi-fi. The only downside was the shelf in the bathroom placed over the sink which was too low and it was difficult washing teeth and face but at least the shower was good.
The elevator is old and very small (1 person + luggage) but it works and that's what matters, after all.
Breakfast is a bit poor if you compare it with an average continental breakfast: just bread, ham, cheese, one type of cereal, and of course milk, coffee, tea and fruit juices, no fruits, no sweets, no eggs. Not that bad but I think they can do better.
The staff is nice and friendly, although they barely speak English.
The neighborhood (Estefania-Saldanha zone) is okay, there are a few places where you can eat, especially around Praca Saldanha, but if you want to go somewhere interesting after dinner you'll have to take the metro (both Saldanha and Picoas stations are within 5 minutes walking) and go to Bairro Alto or Baixa-Chiado.
I've seen better hotels, of course, but I have to say my experience at Residencial Sao Pedro was positive.

I stayed here with a friend for 7 days. My first impression was: it looks better on the pictures of the website. Definitly not a 3 stars hotel.

The service is not very good, there was only 1 guy who was able to speak understandeble english, with the others we had to speak portuguese.

Be aware when they send you to some "nice places" they know. One of the receptionists told us about a very nice Fado-restaurant not far from the hotel, where you can listen to the Fado music and eat at the same time for a low price. NOT TRUE! The staff of that restaurant (Velho pateo de sant'ana) was very unfriendly, the food was way too expensive and not tasty at all. There were only tourists who were send over there by their hotel, so I suppose that the hotel works together with them.

The location was good though, not very far from 2 metro stops and a bus stop, a few stops away from the city center. Also a quiet and clean neighbourhood.

The room we had (109) was clean, rather small but okay, and had a bathroom. Had a TV too, with a lot of channels. There was no heating, and since it didn't stop raining for the whole week we were there, it was very cold and humid in the room. But i suppose it should be better in summertime. The cleaning ladies came every day to change the towels, clean the room and make up the beds.

The breakfast was very poor, only cheep cornflakes, some small breads with cheese, ham and if you're lucky jam as well. Didn't try the restaurant or the bar, in the neighbourhood you can eat good and cheap in the pasteleria's.

I would say, you can go here if you're only looking for a cheap place to stay, but definitly not longer than 1 or 2 nights.

Clean and modern reception area.
Rooms are of average size and simply decorated and some have a balcony.
Very good breakfast for a 2 star hotel. Coffee, tea, juice, variety of breads, ham , cheese, fruit, eggs and bacon, as well as beans, roasted tomatoes and sauteed zucchini. Have stayed in 3 star hotels with much less.
Friendly staff and plenty of restaurants close by.

Dear Sir / Madam Corita First of all we thank you for your preference for our hotel unit. We were happy to know that you had a pleasant stay at our Hotel. Our Hotel is situated in a historical building and therefore we can not make the changes we wanted, mainly with the size of some rooms and bathrooms. Regarding breakfast, we always try to offer the widest possible variety to our guests, being a 2 star Hotel. We hope and will always be happy to welcome you here again. Best regards Staff of São Pedro Lisbon Hotel

A nice hotel, I suppose recently renovated. Kind people at the reception desk, nice and clean rooms, buffet breakfast with plenty of choices among sweet and non-sweet food. A smart location to visit Lisbon, in quite a central area (Arroios), near to two metro lines and different bus stops. 40 minutes from the airport, 20 minuted from Baixa, Alfama and Bairro Alto. Some good places to eat local food around. We liked a lot a "tasca" (=family run restaurant) called Floresta de Estefania, just behind the hotel.

We booked here last minute after a ‘administrative error’ left us without accommodation two days before travelling.
I did not think the price particularly good even before we arrived but I actually cried (privately) when we checked in and were shown our room.
The room was extremely small. Very claustrophobic. When we first entered it smelt strongly of sewage which seemed to be coming from the minuscule bathroom.
There was not enough space for our clothes and such and only four coat hangers in the small wardrobe. I paid over €100 a night for this and it pretty much ruined my holiday.
There was only one pillow each.
The walls were thin and you could hear the people next door showering, chatting and watching TV.
In the mornings the cleaners would clatter down the corridor outside, shouting and banging. This was so loud it sounded like they were next to my bedside and they woke me up every morning - so I didn’t get the relaxing holiday I’d come for. The corridor was uncarpeted and so every noise was echoed.
The cleaners also left the window open EVERY TIME they cleaned, so when we returned to the room late (I couldn’t bear spending time in that cell) it was very cold.

The ‘bathroom’ was the size of my closet back home. The sink was so small (and partially obscured by a glass shelf) that I couldn’t actually brush my teeth into it without missing. If you are a slightly bigger than a child it’s uncomfortable and again, claustrophobic.

The room was clean but needed updating. There were cracks around the skirting boards and it seemed a bit faded.

One thing that really annoyed me though was the electricity. It was shut off when you left the room so you couldn’t leave anything charging. We had brought extra batteries for phones/cameras etc and we didn’t realise that they had not charged until we tried to use them and found them almost as flat as when we’d plugged them in.

The internet just didn’t work. Every time I tried to use it, there was the dreaded circle of death. It would also chuck you off occasionally.
The TV didn’t have all the channels. I think if you’re changing that kinda money you should at least have cable in your Lilliputian room.

So overall I’d say don’t do it. I was so disappointed with our stay.
Good points:
The staff were friendly and the shower was hot, the room was clean

I have to say I was disappointed in this hotel, it needs some money spent on it to bring it back to life, although the room was clean, everything is old and worn out.

Even the staff looked tired.

The breakfast was marginal, it lacked imagination, and could of had a better selection.

It is quiet a long distance from the city, but then I guess the Metro is only a 100 metres away, it is in the old part of Lisbon and the surrounding area looks a little suspect.

I would of rather of spent a little more and got closer to the City.

Beware of the pickpockets especially in the trams, it seems some of the gipsy woman work in pairs, I felt their hand in my back pocket, but my cell phone was in the front pocket, still it was amazing as I never felt them undo my back pocket.

Stayed for 3 nights. Very good hotel with smallish but nice and clean rooms. Breakfast okay - nothing spectacular. Location all right if you do not mind taking the metro - very close to two metro stations, including the line to and from the airport. Very friendly staff!
