The location of this hotel is absolutely perfect because it faces the Rossio Square. It is also close to the Arch and the River (approximately 1 mile away). There are a lot of bakeries and eating places close by and the Tram 28 stop and the Yellow Line hop on hop off bus stop is close by. I give this hotel a 10/10 for location.
As for the hotel itself - our original room which had a balcony from where one could see the Fort was very small. We asked for a bigger room which we were given and the room size was very good by European standards. The room had a Nespresso coffee machine which was great.
The staff are very pleasant and helpful and did everything they could to make our stay comfortable which we appreciated.
The negatives about this hotel are that the hot water in the sink trickled out, and the elevator is very slow.
I wasn’t very impressed by their breakfast and wish I had not signed up for breakfast.
Also, it would be wonderful if the hotel offered soap and shampoo from dispensers rather than offer individual bottles (better for the environment).

Sadly this hotel is not as good as it reads. The rooms are tired, the bathrooms need a good clean, mildew around, drainage and in the shower & the bath leaked. I booked for 6 nights, on check-in I was asked if I would like water in my room each day and it was replenished once. Coffee/tea was never replenished, as much as there was a coffee machine there was no milk. There is a restaurant attached but the food is not as nice as the menu and is quite expensive. The hotel position is good but bad for taxi pick-up/drop-off. The staff were “just ok” but their accounting practices I would say are dodgy. This hotel is expensive so I believe you could find better for the same cost.

There are pros and cons to every hotel and this one is no exception. The pros are the front desk staff, particularly Christina and Fabio, who were so helpful and friendly when I had a problem with my room. The hotel's location is another pro. Right by Rossio Square and Praça da Figueira, guests are best placed to catch trains, trams, buses, and the metro. Also, at my second room, I received a small unwrapped chocolate every afternoon. (This was not available during my stay in the interior room.)
The cons are significant, unfortunately, but some can be easily ameliorated. First, as you can see by the attached photo, room design is lacking. In my first room, an interior that looked out onto a wall (no courtyard), the desk was right below the TV and had a lamp that blocked part of the TV screen. The second room, an exterior with a view, has a step down into the bathroom. Both bathrooms have a high wall into the bathtub/shower and no non-slip surface, so I slipped and bruised my toe getting out. So, bring shower shoes or wear the provided slippers in the shower. Both rooms also have poorly placed electric plugs and no usb ports, silly in this day and age.
Second, housekeeping needs improvement. Worn, fraying linens were provided and the plugs and light switches had obviously not been cleaned in a while (see attached representative photo). I had to move rooms when in the middle of the night I awoke to the sound of the bathroom drains started making a loud noise (likely due to the flooding that was occurring outside). The second room I was given was an upgrade to an exterior (thanks to the wonderful service by Fabio and Christina). But I noticed that in both rooms, the housekeeping was lacking. So, when a different room on a different floor at a different price point has the same issue, I couldn't chalk the 1st room's issues up to an anomaly. I hope that this can be addressed by the hotel because a clean room is a safe and comfortable room.
Anyway, at this point, I would not tell people to avoid this hotel, but equally, I would say that it does not meet the standard of a typical 4-star hotel. It's a good 3-star hotel.

We stayed at this hotel 5 years ago and decided to stay there again during a subsequent visit to Lisbon because of the central location and positive previous experience. However there were a number of problems with the room we were assigned on the latest visit. Our room, #217, was in a separate building joined with the original building and the floors in our building were not at the same level as the elevators and the original building's floors. This resulted in us having to tote our luggage up a flight of stairs after getting off the elevator on the designated floor. The room appeared to be recently remodeled with a nice bathroom as well as new flooring & furniture. Unfortunately the bathroom had a persistent strong sewer gas smell. In addition, when the hotel room was remodeled they neglected to install any extra electrical outlets for use by guests; all electrical outlets were being used by the TV, mini-refrigerator, coffee maker, and lamps. As a result we had to wait several minutes for the attendant at the reception track down a power strip we plugged into the outlet used for the coffee maker machine. Finally, the hotel no longer provides the free breakfast that was included in our 2019 stay. Now they charge 10 to 15 Euro per person per day. We will not be returning to this hotel as there are many better choices in this city.

Location of the Hotel is unbeatable for getting around Lisbon. The metro is right in front and the most popular tram stops (28 and 15) are less than a five-minute walk away.
The Bastardo restaurant is very good and has a special lunch price for those staying at the Hotel.
The head of reception RITA BAS was always aware of the last minute request for nearby rooms so that the children's room would be old, already having the entire 100 × 100 of the Hotel.
Without a doubt, the best thing about the trip has been Rita Bas, the reception manager who exceptionally helped us with check-in, providing tips and facilities at all times to make the most of the days.
We will not forget the exquisite treatment we received on this wonderful trip to Lisbon.
Maybe the rooms are a little narrow but it is understandable due to the structure of the building.

My initial reactions to the hotel were poor however by the end of my trip I really appreciated the hotel for many reasons. Firstly the lift was broken, and facilities in the hotel were limited to a tiny reception area, and a Fish Restaurant which doubled as the hotel bar and breakfast room. Firstly, check in experience was really good, very efficient including the receptionist bringing up our bags for us to the third floor. (Possibly a guilty reaction to the broken lift, but it was genuinely a nice touch)Secondly, we were surprised by a bottle of champagne which was brought to our room shortly after checking in (I may have mentioned a special wedding anniversary in my initial contact with the hotel). A great touch.
However the real benefit of the hotel was its central location, close to all the local restaurants on the same street and perfectly situated between the 2 central squares of the city. All of the local tourist pick up points were located just outside which was very useful.
The hotel wasn’t cheap but when staying so central in a large European city you have to expect this. Overall a great experience.

Horrible experience ! Hotel looks nothing like the pictures from outside and inside. Rooms are small, beds are short and your feet will not fit if you are 5’6 or taller. This is not a 4 star hotel, the service is non existent. We had 2 rooms for 2 adults and 2 kids (15&11), kids stayed in separate room. Rooms were on 1st floor. There was a constant sewage smell in the bathroom, more in our room than the kids. We asked them to fix it and they tried next day but it still smelled throughout our stayed when you flushed the toilet. The shower gel bottle pump was broken and we asked them several times to give us a new one and instead they gave us one without the pump as an open bottle. Breakfast was very limited in selection. The breakfast took place in a fish restaurant and it also smelled like fish in the evening and throughout the night. Finally, air conditioner broke in both rooms the last night and we had our windows open which was disturbing since it’s very busy area and gets very loud around 6:00 am. There was no one to fix it at night, we were lucky that it was not hot. Overall aside from the good location there was nothing good in this hotel and it deserves 1 star!

Things I love about this hotel:
1. Location - million/10 - super central, walking distance to everything, near all public transpos, shops and restaurants everywhere all within less than a min or 2 mins walking
2. Staff - 1million.1/10 - friendly, very helpful, attentive.
One thing I could not forget is that I had an early morning flight and their breakdast buffet doesnt start until 7:30AM. The hotel staff had prepared a breakfast box for me to go to bring to the airport.
3. Check in - 1000/10 - their check in isnt until 12nn, but thankfully for me, my room was ready and they let me in early. I opted to roam around and leave my luggage and upon return, they had already put my luggage in my room.

I feel like the shower had dispensers for body wash and shampoo. We stayed 4 nights and never lacked for anything in the bathroom.
I know our room did. While room was a bit on the small side, I couldnt fault the hotel in any way. Super service at all times, combined with the best location possible in Lisbon.
It is within walking distance.....
