We arrived earlier than anticipated, and immediately was shown the most wonderful room (all be it on the second floor). The room and en-suite bathroom were spacious, beautifully decorated and had the usual refreshment facilities. The owner was most accommodating, and provided a lovely buffet breakfast, with options of cereal, pastries, breads and cooked items. We were also given discount vouchers for local attractions and advice as to places to visit which met our desires.

saBBajon is perfect. and your hostess is gracious and hospitable as can be. It is located well, just round the corner from the main square, but a little quieter for that. It's a ston'e throw from St. George's Memorial church. Breakfast was superb, ample and delicious- as good a croissant as can be found, home made jam, cooked eggs. You will enjoy your stay here.

This is the 2nd time I have stayed at B & B saBBajon as it is lovely. Our room was large, light and airy, well equipped and clean. The location is great and breakfast is delicious. Mrs Jo is a fantastic host, communication was great and she is very friendly and happy to answer any questions. I would definitely recommend this B and B and if we are ever in Ypres again would stay for a third time! Many thanks Mrs Jo!

Cute B&B situated in the heart of Ypres. My room was tastefully decorated in a contemporary style (no chintz!), extremely well-appointed (also and especially the bathroom) and very comfortable. Charming host and friendly, competent staff.

Very well located B&B, right in the middle of Ypres in Belgium. Easy access procedure, nice host who makes you feel at home and provides a very good breakfast also. Spacious rooms, clean shower, nice beds. Nothing more to wish for.

It’s hard to know where to start in reviewing this property - avoiding hyperbole it is in the bottom ten of places I have ever stayed at - especially for the prices charged. 1. The internet did not work **the entire 3 days of our stay**. Apparently it was going to be fixed after we left, one of the days of our stay was a national day so this supposedly slowed the process down. I can’t say if it was a service provider issue or not, but I can say that it was not functional for three straight days and the owner did **nothing** to recognize that a major service offering in her overinflated prices was not met. Her remedy was to go a cafe to get our internet. 2. It was dirty - the floor was clean but the upper reaches had hardened spider webs throughout many of the light fixtures. 3. The breakfast, a 12 euro extra, was awful. Not just bad but awful, the first day the owner was there and in fairness it was just underwhelming. The second day she left it to her assistant and he was disinterested - eggs were grossly undercooked, then the bread was removed before we could make up for the fact that the eggs were undercooked. So we were left with very little edible. The dishes from our breakfast remained in the eating area all day and most of the night - not that was particularly inconvenient to us but it was illustrative of the fact he left as soon as he could. 4. We were provided the kind of plastic credit card sized key cards you get at most modern day hotels. Perfect, just don’t lose it because at this establishment it is a 10 Euro charge for losing your card. Luckily I found mine, my colleague was not as fortunate. 5. If you are reading this and still interested in staying here - at the front entrance is a safety hazard as the door matt just inside the front door is recessed approximately 50cm/2 inches and I rolled my ankle twice entering/departing. I suppose the second one is on me for not being more cautious. 6. Are you still considering staying here? Okay last matter, the outside door key is a four digit pass key. The oils from your fingers clearly identify the four digits - anyone wanting to break in has a very low bar to cross to crack the security code. Beyond that the place is great.

Dear Chris from Vancouver Island - Canada, thanks for taking your time to write this review also on this platform. Luckily I can reply. I'm very sorry I couldn't reach your expectations. After 2 years of absence due to the pandemic I was happy I could welcome my first Canadians again… For the remembrance day… and after checking out without words… I could read this… Before your arrival, I provided all the information about Covid19 guidelines to travel to Belgium. 1. About the internet: It did work, but slowly. So because you told me that, I did immediately a reset. I have signal amplifiers on each floor. After that I immediately made a phone call to the provider during your breakfast. They told me they had to change the modem and there were also problems in connection due to street works...Because the second day of your stay was a bank holiday, they could only come yesterday= 3th day of your stay = was the day of your check out. I told you that and appologied for that. Because you had an online meeting I was bothered and suggested you could have internet connection at a coffee shop in front of the b&b, only to try to help you. Your collegue had connections with his computer and mobile phone though, which means the WiFi was working. 2. I will double check the rooms, with cleaning of the light - spots, the cleaningness is very important for me. Thank you for your remark about this. 3. Breakfast buffet was offered with bread, rolls, cakes, muffins, yoghurt, cereals, flakes, ham, salami, cheeses, honey, marmelades, chocolates, fruit, orange juice, coffee, eggs ordered on demand (you ordered 1 boiled egg and 1 frie egg). Just for the readers: almost everything was left behind: despite some cereals and eggs and toast you ate. Sorry if the second day the eggs were not as you wanted: please tell us on spot so we can improve immediately. The cleaning was interrupted and done after 2h, because of a doctor's visit. Can happen. Note: if you book directly; breakfast is free, and you get the best rates! 4. keycard badges to enter the front door and room are easily to use, like in modern hotels. Both of you told me you lost your badge by text the second day. So I provided 2 new cards (cost for me 10€ indeed per card what I didn't count, of course). 5. Doormat: in every house to find… 6. Entrance with badge, keycode not necessarely Thanks anyway for your stay and I hope you enjoy your stay in France and wishing you a safe trip back home! Always welcome. Stayed here for a couple of nights, really great choice, it's in the heart of town everywhere with in walking distance, aslo free parking just round the corner which was very handy, the room was spacious, clean and contemporary, also very comfortable, very nice owner, great breakfast, would highly recommend here for a short stay in Ypres

Having a place to stay that is so ideally located was secondary to the quality of this room. Everything has been so well thought about and no skimping on quality. The room was a very generous size with the bathroom/dressing room so large. The breakfast was lovely and fresh. Could not fault our stay at all.

My Partner has wanted to visit the Menin Gate at Ypres for many years. We regularly drive to Austria but somehow there is never enough time to stop off in Belgium for a few days so we decided to make a special trip. He found a super B&B Hotel (small) and our room (Orange Delight) was very large but unusual The room was well appointed with two hand basins, separate toilet and separate walk in shower. Jo, the owner is a lovely lady and gave us lots of helpful tips, unfortunately towards the end of our trip but she is a fountain of knowledge. The Menin Gate is a five minute walk and we attended The Last Post on two evenings as the Ceremony is different every day. There are lots of fantastic restaurants within a couple of minutes walk. It is an ideal location to explore Ypres, it's history (I highly recommend a visit to the 'In Flanders Fields Museum'), Saint Martin's Cathedral and the many Cemeteries, who are impeccable and so well looked after and very poignant. Parking in the road outside the saBBajon is free during the night although there is free parking literally round the corner. I can really recommend this B&B and we would definitely stay there again.
