STAY AWAY! Absolutely terrible service from these SCAMMERS! We were visiting Venice for our honeymoon and after 20+ hours of travel arrived at the location (which was very difficult to locate) First they wanted to charge us an extra 50€ (the cost of a full night) because we arrived in the evening and it was inconvenient for them. We paid full price for 2 nights and they didn’t even let us in the building when we arrived! We ended up stranded in the middle of the night with our bags in hand and nowhere to stay. After calling 5+ times they finally answered and the lady was so extremely rude and disrespectful, she told us someone else is already staying in the room that we paid for, we asked for a refund and she hung up the phone! Wish I could give them 0 stars, I have never experienced worse customer service than this place.

We booked this place from a number on booking. The residence is completely different from what they show you in the pictures. It’s very old, all broken and dirty even they said they have cleaners. When we arrived at the property we were shocked, also because they asked us to pay even before seeing the property. The kitchen where we were meant to cook (meals for the baby) was disgusting, there was dirt everywhere and it was all broken. The bathroom was full of mould in the walls, all dirty and completely without hot water. We were told that the residence had a view of the lagoon as showed in the pictures but that’s completely wrong. This residence was in a very scary/ dark area and even the windows were completely broken and in the night we were freezing. The heaters in the property weren’t working. We had the most terrible experience of our life and we got asked to pay quite a lot of money for a property that it’s not what they show you. DISGUSTING!!!!!

Other reviews are bit harsh. The place is quite good, very good location, close to one of the ferry stops. Nice, clean, comfortable. Erica who works there is very nice and helpful, she provided us with great directions how to get to the apartment a few days before our arrival as the place is quite hidden (located in one of the many narrow alleyways of Venice). I was worried when I read the reviews on Trip Advisor, but when we actually got there and saw our room, I had nothing to worry about! Room was clean and the location of the hotel is very convenient. It’s true the reception is not 24/7, but we had no issues with that. Erica was very friendly and informative. We visited in January, so it was rather quiet, both in the hotel and on the streets, good time to avoid the crowds and really enjoy the sightseeing

We booked through booking.com on the strength of the good reviews which was a mistake as they must have been carefully selected to remove any negative reviews. The location is excellent being very central and the directions to find the place were also very good. However our room had several longstanding faults, the laminate flooring was lifting in places which pinched your sock or skin in the joint when stood upon. The bedsheet had a hole in it. The tiny television was unusable as the plug did not fit the wall socket so we cannot say if it actually worked or not! All in all the room was rather spartan compared with the impression given by the booking site pictures. The air conditioning was good though and the bathroom was not too bad. Breakfast was “continental “, a lost continent perhaps as it was so poor. The breakfast area was no more than a landing with a few rickety card tables they were too small for 2 people really. The poor girl had to bring coffee up from downstairs one cup at a time. The whole place could do with a makeover and a more honest description or it will never get good reviews. Way too expensive for what you get

Like so many others, we were re-directed to a dirty, seedy apartment far from the hotel, and told we were lucky, because the apartment had 4 beds. Our friends, with whom we were travelling, were given a room, but it was nothing like the pictures on the internet. We checked out after one night, but stupidly enough we had paid in advance, as required by the hotel, an unheard of practice, really. After a lengthy discussion/quarrell with Carlo(?), we were told to write an e-mail as soon as we were home with our complaint and claim, and we would receive a swift reply. No such reply has appeared, and I am not surprised. I only wish we had read Tripadvisor before booking this hotel. I have a strong suspiscion that the few positive reviews the hotel has got, have been written by themselves. STAY AWAY FROM THIS HOTEL!

Tourist trap if you ever did see one. No welcome Only concerned about payment. Totally overpriced. Travel partners suddenly sent elsewhere to another place. Charmless rooms, completely in contrast to the pictures on the net. Breakfast room not fit for å group roughing it. Stay away!!

I stay last July and pay the pre charge in order to book the room, when I did the check in they charge the total cost of the night in another credit card, and they told me that they were Going to give me back the pre charge to my card. It’s August 30 and I haven’t get my money back, i have weeks talking to the manager in order to resolve this, but now he is just ignoring my texts and messages. Everyday I send I’m a message asking for help and he doesn’t even open my messages, I’m very desperate is un profesional and rude by them to just ignoring me. So please do not stay with them. Beside the residence it’s horrible, the rooms are super tiny, the only good thing about it a lady named Érica she help me a lot during my stay and make sure everything was okay.

I would not recommend this place to people. There is no lobby. A simply corridor to a room that is 2m x 2m was considered the lobby. The staff were dismissive when we asked where the lift was. A pre-requisite of booking this place as my parents are elderly. The attendant said 'This is Venice, there are no lifts'. I asked if they could help with the bags. They said, they didn't do that. My parents are elderly and couldn't manage the stairs. We booked 2 rooms. A double with a view and a quad. We were offered a single with no window and a double. Two flights up. We had paid in advance walked out because my parents couldn't get up the stairs.

My husband and I stayed here for three nights and had a lovely stay. Erica the receptionist sent me details when we arrived at the airport how to get to Rivo Alto which made it easier. She was there to greet us when we arrived. The room was lovely we had one overlooking the canal and cleaned every day, the breakfast was good and Erica made scrabbled egg if you wanted it, ( she even went out and got my husband some ketchup) She also sorted a trip for us to Murano and Burano. In fact we had the most amazing time. We would definitely stay here again. Thank you Erica you made our stay most enjoyable.
