We've found this small hotel fast anough. Located in the center. It is 5 rooms only. Rooms 1 and 2 are on the first floor and they have wc out in the hall. The other rooms are on 2 floor. Nice place, all recently refurbished and perfect location. The receptionist was very kind to us giving us great advice and ideas on what to do and what to visit. Both my boyfriend and I throughly enjoyed our stay here. The hotel is no harder to find than anywhere else in Venice; my boyfriend was however emailed clear directions but missed the email so that was our fault! My adult daughter and I were traveling together after she finished her grad program in Europe. The hotel emailed us directions to the hotel which was very helpful! There is a key pad on the exterior door to gain admittance. We were dismayed to find a very steep staircase up to the reception area where we found our keys waiting...

I can't fathom some of the negative reviews for this hotel! People need to realize they are visiting a different country that is not as modernized as they may be used to and that different countries have different values and customs! Location, location , location..2 mins off St Mark's Square and 2 mins from the water bus station. Next to lots of restaurants and shops. Make sure you look up directions to the hotel before hand. Stayed here twice with my wife in the last 4 years and both times have been great. As a Brit I would describe this more as a B&B than a hotel. This was a great little hotel with an amazing location near St.Mark's Square. The service was great and efficient, the breakfast was one of the best free breakfasts of our trip, and the rooms were small but beautiful and used the space very well. I would definitely stay here again.
