The hotel is on the quiet side of busy Venice. Quaint little place with a cute garden. You need to ride the local water transport to get to the Square. Breakfast was good, Staff was friendly, the only drawback was that the pillows on the bed ( and the extra ones we requested) were paper thin but otherwise, it was good value for the price we paid.

We stayed in a room on the canal for our three nights in Venice. It was roomy and comfortable. The bed was excellent and the location was very convenient. The water taxi from the airport drops you off at a stop that is only a short (10 minutes?) away. The staff helped with restaurant suggestions and the morning breakfast buffet was outstanding! The room was generally quiet except for one weekend night when one of the neighboring rooms stayed up partying late but not the hotel’s fault. Warning that the windows have no screens and so we got a few bug bites before we learned to keep the window closed. Canal was clean and picturesque and worth the extra price for a canal view. Also, when we left for the train station, the vaporetto stop was even closer and easier to wheel luggage to!

Hotel staff was welcoming and very helpful, giving out maps, restaurant suggestions and tips of local places to visit. At first, I thought that the hotel was in a residential neighborhood with no services nearby, but, once I took to exploring, I realized I was wrong. Though it is in a quiet neighborhood, you only have to go over one bridge, and turn either right or left for restaurants and cafes. Go over the first bridge, Calle Torlona, and go left. Walk a little way, past the next bridge, and stop at this terrific coffee shop…fabulous cappuccino! The room was pleasant, with beamed ceilings and a window looking over a lovely garden area. I arrived from an overnight flight around 10:30 a.m., and just know that they are very firm with the 2:00 p.m.

When we entered the room, we checked our beds for any sorts of bugs. We found some and got the hotel staff to come to check them out. The headboard next to the bug infested bed had white sticky substance on it. We also pointed out how the pull-out couch bed never was cleaned and had lot of dust and food stuck next to the pillow. The hotel staff were friendly, saw the bugs, and moved us to another room. Unfortunately, that room had a broken air conditioner, so we suffered through the night at 95°. In the morning we spoke to the hotel manager who had an attitude about the whole situation. I asked if we could get free breakfast and to fix our air conditioner for our inconvenience. After some convincing, he finally agreed to offer breakfast and to fix the conditioner. The hotel manager acted as if bugs were normal for beds/rooms, but said he will call the bug inspector. He kept claiming that we left the windows open (which was not true). The air conditioner was fixed the next evening, and still was not blowing cold enough air, we set it to blow 69°, but the coldest it was blowing was 75°.

The breakfast was a buffet style and was good, but not worth the price at all ($17 per person), luckily ours was going to be free since the manager promised. During checkout, the hotel manager backtracked what he promised before and stated we have to pay $153 for breakfast for 3 people for 3 days. We were shocked that he asked us this. He called the bug inspector and it cost his hotel about $100, so he tried to shift that onto us, but we argued that cost and he agreed to honor his initial offer. The staff were great, but the hotel manager needs to be retrained on customer service.

There are no laundry machines at the hotel, they charge $8 per clothing item to wash/dry. Also, the hotel is located in a remote part of the island far away from all the tourist attractions. It is about 20 minutes walking away from the main entry point of the island.

We arrived straight to the entrance by private water taxi and were welcomed by pleasant reception staff. As we were early the hotel happily took care of our luggage whilst we ventured out locally for lunch. On return it was a swift check-in process and we were soon in our rooms. Very pleasant but unexpectedly split with a lounge and bathroom on one level then a sizeable double bed on a mezzanine. Rooms cleaned everyday and everything functioned okay, TVs, Aircon and hairdryer. The shower is an over bath style and whilst okay, it did flood the floor via a leaky shower screen. Bar opens 19:00 - 23:00, would have preferred earlier for an aperitif before venturing out for the evening but otherwise we were served by a very pleasant barman and all prices were reasonable. On our last morning we paid for the buffet breakfast (€13 each) a typical continental fayre and sufficient but felt a little expensive.

We left Venice by train and it was an easy walk, with suitcases, to the station.

All in all would recommend and would return to this hotel, location perfect, a pleasant stroll in to central Venice with plenty of restaurants along the way.

Loved our 3 night stay at this hotel . The room was spotless. The bed comfortable and big. All the staff from reception staff to cleaners are pleasant and friendly. Breakfast is lovely and would recommend. Reception staff gave directions to some lovely restaurants and bars nearby. The Water bus (Vaporetto ) stop is 5 min walk away but you can get a water taxi straight to the hotel . The hotel is in a Residential area in Venice which is lovely and quiet after the crowds in the busy tourist areas. Only negatives, rooms are dark and need more lighting, and only 1 plug point in the room to use to charge your phone or use any electrical items and this is on the floor near the entry to the room. This didn’t put me off from using this hotel again. Would recommend.

Me and a friend stayed in this hotel for 3 nights this February. It’s located in a nice quiet area, that’s mostly residential, so the nearby canals were very peaceful and not full of other tourists, and the row of cafés and restaurants nearby were very lovely too (I’d definitely recommend Sullaluna, if you get the chance!)
The staff were very friendly, and helpful when telling us the best local places to go, and the best ways to go about getting to them.
The room was clean and tidy, and spacious! Our first day in Venice, we dropped our cases off and went for a walk, and within about 25 minutes, we’d already managed to find our way to St. Mark’s Square, so despite it being on the opposite side of the island, it’s such a quick journey to the other end!
The only issue we had was that the walls were a little thin, and the family staying next to us were particularly loud into the early hours of the morning, so just something to be aware of.
If I ever come back to Venice, I will be staying here again!

Located in a quiet area of Venice away from the hustle and bustle - I would recommend for anyone looking to stay in Venice. We found restaurants within a couple minutes walk and a main shopping street within 15 minute walk. It was about 30 minutes to St Marks Square (as per Google maps) but with our meandering and popping into shops it did take longer (but that is part of the fun and charm of Venice). Expect a fair amount of walking unless you are prepared to pay for private water taxslis to get around.

The hotel itself was as expected. It had rustic charm due to the exposed beams from the conversion. Decent sized rooms and clean. We stayed in a 3 adult two storey room. The bathroom and living area downstairs, a double and single bed upstairs. Only negative is that there could have been more lighting but this was only a minor issue.

Staff were very friendly and their English was very good. My sister dropped her return ticket for the ferry in reception and didn't realise. The receptionist sought us out when we next passed through to make sure it was returned to her which was very nice and we were incredibly grateful.

It was also a very convenient location for the ferry from the airport (and has its own Dock if you wish to go for a private water taxi).

Poor experience overall - strongly do NOT recommend. Things seemed ok when we checked in, but we had to wait a bit extra for them to get the room ready. Room was tiny, and the bathroom did not smell the best to say the least (but the bathroom products are at least nice). Anyways, later in the night we discovered the lights were broken and would flash on and off during our sleep. We are light sleepers and the neighboring rooms screaming did not help at all. When asked to fix the lights around midnight, Frias was very nice trying to help us, but was not competent enough to resolve the situation as the maintenance person was not available, and when asked to switch rooms, the request was denied. We had to stay back in the morning to explain to the maintenance guy the issue, and he fixed it by removing our light :) The hotel air conditioning is also centralized which means you need to call downstairs to adjust the temperature which was not constant throughout the stay. The water in the shower also is not a constant temperature and the water pressure is ok at best. To top it off though, there are BUGS everywhere in the hotel - mostly in the bathroom and hallways, but especially in the hotel breakfast area! The hallways are in disrepair as well (see photo). Overall, would suggest finding another place to stay, not worth your hard earned money for a ridiculous experience. The only redeeming thing were the crossaints at breakfast, but the bugs were around there so I'm not sure... Beware of this hotel!

Stayed at this hotel from 5th September-8th September. The hotel was very clean and tidy. Upon entering the receptionist was very friendly and helpful giving us a map of the city and recommending places to visit. Our suite (double bed room) was very clean the bed was also very comfortable. We also paid extra for breakfast this was a buffet style. The food was very good with vegetarian/vegan options and also plant based milk!

Pros- good location, friendly staff, great night sleep too

Cons-although it was free WiFi wasn’t great had to go to certain places in the hotel to use it
