Princeps Boutique Hotel occupies the fourth floor of one of the most elegant palaces of the historical Monti district, the first district in the heart of Rome. The majestic Basilica of Santa Maria Maggiore stands right in front of the property. This was an amazing hotel in the city center. Many of the historical sights were within walking distance. The hotel itself has three important items for traveling Americans. It has decent air conditioning, a lift, and a more than fabulous breakfast buffet. The buffet had a great variety of foods and beverages all of which were included with the room rate. The women at the front desk were very helpful. It seems most hotels do not offer tissues in the room, but they produced a box for us when asked. The rooms were modern , and very clean. We loved staying here and will do so again, the next time we are in Rome!

Stayed at this hotel for 4 nights and it was absolutely perfect, couldn’t recommend this hotel enough! We stayed in a City View room which had a lovely views of the adjacent Basilica. The price of what you pay is excellent value for money when you include the location and the breakfast. The hotel itself was very COVID safe, especially when it came to breakfast. They required you to fill out a tick box form of what you would like for breakfast the day before and have it ready for you when you get to the breakfast room the following morning. The food and drink was nice - taking into consideration the situation, it was handled very well. My only fault with the hotel is that the breakfast was slightly limited (I understand why) and also the accessibility of water. You would have to ask someone at reception to get you some water instead of helping yourself which was annoying but not too much of a problem. The hotel and room had a very modern and sleek design. It was very clean and overall very pleasant to stay in. The staff were extremely friendly and helpful. The hotel even lets you keep your bags there for a few hours after you check out for no extra cost!
The location of the hotel was superb (the main reason why I’ve rated it so high), it was in walking distance of some of Rome’s best attractions like the Colosseum and the Trevi Fountain. It also had a few restaurants and shops around the area which were lovely.
If you are planning on having a nice city break with the added perk of a wonderful hotel, I would certainly recommend this one as everything was pretty much perfect! I would certainly stay again as I very much enjoyed my stay at the Princeps Boutique Hotel! ✨

I had the pleasure of staying a second time for five days at the centrally located Princeps Boutique Hotel. This excellent property is a real gem! You really need to check it out. Located within easy walking distance of Roma Termini, the hotel is located across from the back side of Santa Maria Maggiore. It provides excellent opportunities for public transportation including train, metro and bus. Restaurants and cafes abound in the area as well. The hotel is immaculately maintained and spotless. The contemporary rooms, decorated in white with soft restful hues, are luxurious, comfortable and well designed with a fabulous marble bath with walk-in shower. Breakfast is brought to your room each morning and you can choose from a wide selection including scrambled eggs and crispy bacon, cold meats and cheeses, breakfast breads and brioche, plus fruits and juices, cappuccino and tea. Complimentary water and cappuccino is offered throughout the day and evening hours. The reception staff is top-notch and while sightseeing I dropped my cell phone, smashing the screen. The receptionist at the hotel was so kind to help me and make some calls, locating a repair service nearby the hotel where I was able to get the screen on my phone replaced in only a few minutes. All of the reception team went above and beyond to ensure my visit to Rome was once again a memorable one!! I look forward to another stay at the hotel when I return next year.

We completely ADORED this hotel! Our initial bewilderment at being dropped off by the taxi in front of a gigantic and imposing door (firmly shut as it was past 7pm) quickly gave way to delight once we found our way to the 4th floor via a tiny lift. Immediately, we entered a different dimension - what sweet relief after a long and tiring day of travel! The receptionist (Sarah if we recall correctly) was very friendly and welcoming, and when we entered our Triple room, we heaved a collective sigh. It was gorgeous. Well-appointed, comfortable, tastefully decorated... and the VIEW! Our huge windows opened out to the piazza in front, with Basilica Santa Maria Maggiore just off to the right. Simply stunning. To be so centrally located, yet to enjoy such an expansive view felt like striking gold. As for the other features, everything was great. The breakfast buffet was excellent, and kept us going until dinner on most days (!). The location was super convenient, being right across the Big Bus (hop on hop off) stop, and close to tons of restaurants. Roma Termini itself was only 5 mins or so walk away. We just can't praise PRINCEPS hotel enough, and look forward to staying again!

First thing to say is that the location is great. The hotel is a 5 minute walk from Rome Termini train station. It is situated on the 4th floor of an old classic Rome building by the wonderfully ornate Basilica Santa Maria Maggiore. The rooms are modern (go for a corner suite if you can), nice size, good air conditioning.
We went in September for 4 nights and the hotel felt very safe - everyone wore masks with plenty of sanitiser available. We even had breakfast delivered to our room every day to minimise contact with other guests.
The hotel is 20 minutes walk from Trevi, Spanish Steps, Colosseum and only 25 minutes from Pantheon and Piazza Navona - given how easy Rome is to walk around, we didn’t use public transport once to get around.
Next time in Rome, would definitely return to the Princeps!

I booked this hotel to stay in Rome for my partners 40th birthday and it exceeded expectations. The hotel was so deceiving being in an old building that had the floor for the hotel fully refurbished. The rooms were a good size (we had a double room) and they were exceptionally clean. The shower was great - very spacious. Whilst the breakfast was continental, there was still a range of options and it was always very tasty. The hotel staff were always polite and helpful with any enquiries we had and they were great when it came to our last day with regard to storing our luggage for a few hours and arranging a taxi to the airport.
One thing I would point out to check is that you can use the air con in the room. It seemed to be set to winter settings at the time we were here and therefore it could only be set to "heat" not "cool". This meant that we left the window open at night which resulted in a lot of street noise.

We stayed here for 5 nights in mid-September. The hotel is located on the 4th floor of an apartment building which has a small elevator (max 3 people). We were very happy with the room which was spacious for Rome and had everything we needed including a small fridge with some complimentary drinks. Water pressure in the shower was excellent - one of the best of our trip.
Breakfast was included and had a wide range of mainly cold items (there was usually scrambled eggs and bacon as well but not always available). Staff were friendly and helpful, especially Lea.
The location is very handy, only a short walk from Termini. There is a supermarket 5 minutes away, a self service laundry 2 mins away (handy when you have been travelling for weeks) and metro stations 5-10 mins away but we mainly walked. The best gelato shop in the world just a couple of minutes away (Gelateria SM Maggiore).
The things that prevented me giving it 5 stars were the bed which wasn’t very comfortable and the noise from the street and the apartment above (piano playing and chairs scraping across the floor). The noise may not be an issue in all rooms or bother all people but I’m a light sleeper and needed ear plugs.
Overall a pleasant stay and we would return.

As a solo traveler, this hotel was perfect!! the rooms are clean and comfortable and the location is incredible for people looking to safely explore the city on foot. The outer exterior of the hotel is beautiful, directly opposite one of the stunning cathedrals of Rome and there's a lift which is very useful when traveling with luggage.
Both the Trevi Fountain and the Colosseum are a very enjoyable short walk away, which saved money on taxis.
Breakfast is lovely, with a great selection of fresh produce, my favorites being the crispy bacon & parma ham stations!
For the amount spent this was by far the best hotel in central Rome (believe me I did A LOT of research looking), even in the single room I felt very comfortable, large windows overlooking the city made it feel bigger and the bathroom had a smart, modern shower.
For solo travelers & city explorers, this hotel is a great choice. Thank you for a wonderful stay.

I love this hotel! I booked it because it was near Termini, but I will definitely return for the experience. It is SO clean, modern, and looks brand-new. All-white floors and walls in the hall make it very bright. I stayed one night in the smallest room and loved it. I stayed in a large room the second night (I booked them separately and it was the last room available) which had a GREAT view of the gorgeous Basilica of Santa Maria Maggiore and would be great for a couple, but the small room had been perfect for me, too.
Bathroom is spotless, there is tea and coffee available in the breakfast room all day, the staff is helpful and friendly, and the breakfast has a great selection of options. Bed is very comfy. I absolutely loved my stay here, and it was by far the best hotel I'd stayed in in Italy.
Walking distance to all major attractions, though some are a mile or more. I didn't mind this, and I also took the metro (so convenient and quite clean) to get to Vatican City (for the secret bakery mmm). I took a night tour and the female guide did tell me to be careful around the hotel at night because it's the only area in Rome she feels a bit way of at night as a solo woman (one time she was followed). I erred on the side of caution and took a taxi back at night both times I was out late. In the daytime, I felt very safe. And at night, once I was inside, I felt very secure.
When I checked out, I thought I'd already paid online. I rang the bell at the desk to return my key card, but the staff member was helping another guest. I had to make my train so I left. The manager emailed me that I hadn't paid for my second night, and I double-checked and they were right! I felt so bad but they were very understanding that it was a complete oversight and sent me a form to pay over email. We got it squared away quickly.
Cannot wait to come back to Princeps Boutique! LOVE this place!
