This hotel is located in Schwabing, close to the metro and many shops and restaurants. This is about all the positive remarks I can make - for the price I would expect something better than worn down and poorly equipped rooms and very indifferent service. There are certainly much better options in Munich.

I stayed in a standard room for 2 nights whilst on a business trip and was quite pleased with the quality of the hotel.

The bathroom is in great condition, seems to be newly fitted and the buckethead shower is a nice touch.

I was staying in a room overlooking the street on the 1st floor and there is a slight ambient noise creeping into the room. The major flaw I could find was with the bedding. The duvet was a bit too small, but the real pain was with the pillows. They were enormous and I found it impossible to get comfortable with them propping my head up too severely.

Another slight complaint was when the cleaner forgot to close my windows and having this happen during the end of November, you can imagine how frosty the room became! I don't believe I smell 'that' atrocious, either...

The location is just a short walk away from the U-Bahn on the U2 line, which is great for getting around the city.

Breakfast was good and the staff were very hospitable.

When we arrived, we received a room that smelled very smoky but they changed our room with no problems. The next room was much better - a corner room with more space and a separate room for a toilet. Everything was quite clean and organized. The sink was a bit clogged, but we asked the cleaning staff to look into it, and it was much better when we returned later in the day. Breakfast price seemed quite high so we didn't bother considering there are so many nice options in the area. Parking situation was fine.

Our reservation for a twin room was mucked up by H'Otello Hohenzollernstrasse ("sorry you'll have to share a bed"), and they referred us to H'Otello Fallmerayerstrasse where we could take two single rooms (for double the price). First we were given smoking rooms. When we discovered this, we asked to change - no big deal. However, the only non-smoking rooms available were in a noisy part of the hotel, receiving direct noise from the lobby, and apparently at breakfast time. "Ok..... we'll see how it goes," One of the rooms was ok, but the other room smelled like a toilet. When we complained, the staff rolled her eyes, came down to check, and refused to acknowledge the smell which was plainly obvious to both my colleague and me. She suddently decided we were too much trouble and suggested we leave! Which we did!

The attitude was supremely arrogant and insulting - have never experience such bad treatment in 7 years of international business traveling! The stress of arriving in a new city, late at night, and being confronted with problematic hotels, and rude staff was very upsetting. H'Otello is to be avoided at all costs if you want to guarantee a comfortable, stress-free stay in Munich. It's just not worth the risk when there are so many good hotels to choose from.

When I travel I want 2 things from a hotel room (next to being clean, which is mandatory): a comfortable bed and a good shower. The bed in the F'22 was comfortable enough, but the shower was just a nightmare. If a shower goes hot-cold-hot-cold... the hot water system is just not ready for purpose and that annoys me big time... Therefore the 'Average' rating. If you would have asked me to write the review immediately after my shower it would have been much worse... The friendliness of the staff and the convenient location (needed to be around just around the corner), made me give this rating. I will probably not come back, but for the sake and sanity of the people visiting your hotel: fix the water heating system!

I don't tend to spend a lot of money on city centre hotels as they are usually overpriced and if out exploring all day, then a bit of a waste of money. F22 is a good example of reasonably priced city accommodation at a standard that is consistent. The location suited us well... Other reviewers seem to have complained, but miss the fact that Shwabing is a lovely semi-residential area with many local eating options away from the tourist drag and the Ubhan is only 5 minutes away. The rooms are a little minimalist (sparse) but functional. My only complaint was that the room was so hot, having no aircon, that we struggled to sleep. it was around 35 degrees outside and the hotel staff were kind enough to provide fans. Overall a good stay for the money we paid and the front desk staff were exceptionally friendly and helpful

My wife and I stayed here for 8 nights to visit with my daughter who just moved in to a new apartment a short walk from the hotel. Also, as we were driving, the hotel offered parking for a reasonable rate. That was about where the good things ended for this hotel. Our main discomfort was the fact that there was a record heatwave nearly the whole time of our stay so no air conditioning in the rooms made sleep difficult. The only thing in the room that was good was the shower in the bathroom that we needed several times in a day to keep cool. The rest of the room was very basic and lacked such features as an electric teapot, cups and teabags etc. as the hotel lacked a restaurant except for breakfast. On that matter, we did not accept to pay Euros 15 per person per day for the breakfast which was very skimpy and unattractive, certainly not worth the money. We did however have a good selection of cafe/bakeries in the area. I realize the lack of competition is probably the reason for the poor accommodation because my daughter told me her hotel she stayed at recently waiting for her apartment to be ready was so much nicer in every respect. Last comment, and a serious problem for us with bad backs, is the need to carry up one's luggage 8 steps at the entrance from the street and no person available to help. The lack of some kind of a ramp is quite unacceptable. Our future stay in Munich will have to be somewhere else.

Booked the hotel as part of ISPO Fair 2015. Surprise to find this cosy hotel in the city. Only 2 issues I have. First is it cannot cater to early check-in even if I wanted to pay for it. And the double bed is actually one bed for 2 people. Would have prefer my double bed as 2 separate bed which can be taken apart if it is for 2 people. After all, this is a business hotel and it is more common for 2 people who are unrelated to be sharing a room than for couples checking in.

Apart from the above, room is clean, good view of the street, and plenty of eateries around the hotel, which is a plus point for business travellers.

If you're after a comfortable bed and great breakfast then this is the place to stay. Ideal as a base for a few days to explore Munich but if you're after something a bit more luxurious then somewhere nearer to Marienplatz might be more suitable.
Good location for exploring Munich with the nearest U-bahn (Hohenzollernplatz) only a 5 minute walk away. You can also catch the U-bahn into Marienplatz which only takes about 10-15 minutes.
The hotel staff were all very friendly and helpful and the breakfast was very nice. A good selection of cereals, pastries, fruit and meats with the option of bacon and eggs too.
The room was OK. The bed was very comfortable but the room itself felt a little lacking in atmosphere - no pictures on the wall or anything. I know this is a minimal hotel but perhaps a little too minimal for our tastes. It was great for using as a base for a couple of days though and cleanliness and tidiness standards are very high. The shower is also great!
Would recommend.

H'Otello F22 is a nice design hotel in the posh Schwabing area. Rooms are pretty white and essential, very well cleaned and with all the needed amenities. Personnell is fine, a little bit cold, but that's the way it is. Breakfast is very good and with plenty of goodies to be eaten. Breakfast ladies are very very nice and caring. Quality of the food is very high and that's good since breakfast costs Euros 15,00. My only complaint goes to the pillows: these were a nightmare. Big, fluffy, shapless, neither soft nor hard, these made me sleep very very bad. I would definitely upgrade to a better pillow to make your Eur100-night is woth it

In risposta alla Sua domanda volevo confermarle che la struttura da Lei visionata e' sicuramente adatta ad accogliere famiglie con bimbi Piccoli. L'hotel F'22 ha a disposizione varie categorie di camere che sono studiate per soddisfare le piu' disparate necessita' dei nostri clienti. Di solito se i Bimbi sono molto Piccoli diamo la possibilita' di farli dormire senza costi aggiuntivi nel letto dei genitori, oppure possiamo montare in stanza un lettino da bebe'.
