Situated in a bustling central location, 25hours Hotel The Royal Bavarian generally receives praise for its proximity to key attractions and transport hubs, though the surrounding station area's social climate can be a concern for some guests. While the hotel's quirky and vibrant atmosphere is often appreciated, opinions on the service are divided; staff friendliness is frequently acknowledged, yet there are remarks about inconsistent customer service and minibar issues. The value proposition of the establishment is under debate, with several travelers questioning the pricing relative to the amenities provided, which some find lacking.
Room experiences vary, with guests enjoying the unique design and space but criticizing the poor lighting. Cleanliness is a strong suit, with many reviewers satisfied with the maintenance, despite occasional housekeeping lapses.

Our stay at 25hours Hotel The Royal Bavarian in Munich was fantastic! This quirky and fun hotel has a unique charm with lots of natural light and beautifully designed spaces. The on-site restaurants and bars are excellent, offering a vibrant atmosphere and great food and drinks.
The staff were incredibly friendly and helpful, always ready to assist with any requests. While the minibar was a bit of a letdown (stocked with just two waters, one alcoholic, and one non-alcoholic drink), they do refill it on request—though it’s limited to water and cola, not beer.
That small detail aside, this hotel was a joy to stay in. Its central location makes it perfect for exploring the city, and the lively ambiance adds to the experience. I’d highly recommend it to anyone looking for a unique and centrally located place to stay in Munich!

Dear adamk386, thank you so much for your wonderful review and for taking the time to share your experience at 25hours Hotel The Royal Bavarian! We are thrilled to hear that your stay with us was fantastic and that you enjoyed the unique charm, natural light, and beautifully designed spaces of our hotel. Your kind words about our on-site restaurants and bars truly mean a lot to us, as we strive to create a vibrant and memorable atmosphere for our guests. It’s also wonderful to know that our team left a positive impression on you. We pride ourselves on our friendly and helpful staff, and we're so glad to hear that they were able to assist you during your stay. That being said, we want to apologize for the disappointment regarding the minibar. You’re absolutely right—it should have been restocked more comprehensively, as this is usually part of our standard service. Unfortunately, it seems we fell short this time, and we regret that it took away from an otherwise excellent experience. Please rest assured that we have addressed this issue with our team to ensure that future stays live up to our high standards in every detail. We’re grateful that you still found joy in your stay despite this hiccup, and we're happy to hear you appreciated our central location and lively ambiance. Your recommendation means a lot to us, and we hope to have the opportunity to welcome you back to Munich soon—next time, with an impeccably stocked minibar awaiting you! Warm regards, Monique Lehmann Guest Relation Supervisor

Fantastic Hotel! I really liked the design and atmosphere and the excellent service. Hotel location could not be better for travelling to airport and to explore the city. The public transport is few steps from the hotel. Breakfast was delicious and the old town is just around the corner.

A lot to digest? Read an AI-generated summary of recent traveller reviews.
This is a cool hotel located right next to the main station. The area isn’t the most scenic in Munich, I realize now, but it was very convenient. There is a lot of construction outside that makes it less picturesque than other parts of the city. That being said, if I come back to Munich this hotel would definitely be a contender again for where I choose to stay.
The front desk staff were amazing and helpful with all of our questions from restaurant recommendations to how to take the train. Rooms are small but clean and had everything we needed. The mini bar is free but you have to ask for refills - as Americans all we really wanted out of the bar was water and we did have to bug the front desk a little repetitively because they would forget to refill our water. One staff recommended we fill up our bottles in the sink (Munich has great tap water) but an odd recommendation given that the mini bar was advertised as free.
Also, make sure to put your do not disturb sign on your door while sleeping. I’ve traveled to a good handful of countries and and I’ve never had housekeeping or other staff knock on my door and try to enter while I am still in the room (clearly still in the room as it would be around 8 am every morning that they would pretty aggressively knock and try to enter). This is truly my only complaint and while strange, it would have been avoided had we remembered to put our do not disturb card out.
The restaurant on the ground floor is incredible. We got takeaway to bring to our room the last night and it was one of the best meals we had in Munich.

Dear juliec7262021, thank you for taking the time to share your detailed feedback. We’re thrilled to hear that you found our hotel cool and our staff friendly and helpful. We strive to provide a welcoming and convenient experience for all our guests, and it's great to know that our location next to the main station was convenient for you despite the ongoing construction. We’re glad our front desk team could assist you with your questions, from restaurant recommendations to navigating the train system. It's wonderful to hear that you found our rooms clean and well-equipped, though we apologize for any inconvenience you experienced with the minibar refills. We’re sorry for the disturbance you encountered from our housekeeping staff in the mornings. We understand how frustrating this must have been and will address this issue with our team to prevent it from happening in the future. Remembering to use the "Do Not Disturb" sign is indeed important, and we appreciate your understanding. It’s fantastic to hear that you enjoyed our restaurant, NENI, and that it provided one of the best meals you had in Munich. We hope the delicious food added to your overall positive experience at our hotel. Your constructive feedback is invaluable, and we will use it to improve our services. We hope to welcome you back to 25hours Hotel The Royal Bavarian on your next visit to Munich. Thank you once again for your thoughtful review. Best regards, Monique Lehmann Guest Relation Supervisor

We stayed there for 5 nights in an extra large room. Although I made the reservation months ago, we were given an accessible room during the check-in without asking my confirmation. We were told that the mini bar at room was free of charge and renewed everyday. However, even the bottled water not renewed. When I asked the reception for a bottled water they told us we should be asking daily for minibar to be renewed and did not give us water saying that it can only be replaced by housekeeping during the day. The towels were worn out as well. The extra large room we stayed was spacious however by design it was dark (not enough lighting) and the decoration felt out-dated. The breakfast selection and the service were also mediocre. The only positive I can think of is its relatively central location. Overall, the hotel does not worth the hype for this price level.

Dear Monsieur_SoSo, thank you for sharing your detailed feedback. We're sorry to hear that your stay didn't fully meet your expectations, and we'd like to address the points you raised directly. First, regarding the assignment of your room: Our policy is to allocate rooms based on availability, and we strive to inform our guests in advance whenever a room might differ from the standard category they booked. However, due to the high occupancy in recent days, it’s possible that no other XL rooms were available during your check-in. The accessible room you were assigned does have some unique advantages, such as a larger bathroom and additional space compared to our standard XL rooms. We hope these features added some comfort to your stay. Concerning the minibar, it is indeed available free of charge but refilled upon request, which we communicate at check-in. This approach is part of our commitment to sustainability, helping us reduce waste and unnecessary restocking. We apologize if this was not clearly emphasized or if it caused inconvenience during your stay. You mentioned that the room felt too dark. While our design is inspired by the royal Bavarian theme, reflecting the heritage suggested by our hotel's name, we understand that lighting preferences vary. We would have been happy to provide additional lighting had we known this was an issue for you. Your comfort is always a priority for us, and we’ll ensure our team highlights such options more proactively in the future. As for the towels, we're genuinely sorry if they appeared worn out. We’ll be addressing this with our housekeeping team immediately to ensure our linen quality meets the standards we aim to provide. Finally, we regret that you found the breakfast and service to be only average. Your feedback is invaluable, and we will review both areas with our team to identify where improvements can be made. Thank you again for your candid comments. Best regards, Monique Lehmann Guest Relation Supervisor

Stayed here to be close to Oktoberfest. Location was convenient but the experience at the hotel could be better. I was not expecting a fancy 5 start treatment but this hotel had some of the worst towels I’ve ever been given. The bath towels were ripped up, had holes in them, and were super extremely thin and short. Felt like rags. Upon checking in we were told breakfast was included in our stay but when we went to breakfast the first day, they let us know that we had to pay €29 or something like that per person. The rooms are also extremely dark, covered in black wallpaper (which is fine!) but not enough light fixtures around the room. I also noticed that housekeeping didnt change the bedsheets but simply made the bed and left. Prices were marked up for Oktoberfest but this was most definitely FAAAR from a €500 per night experience.

Dear 234alinn, thank you so much for taking the time to share your feedback. We're truly sorry that your stay didn’t meet your expectations, especially during such a lively time as Oktoberfest. We would like to address some of your concerns and clarify a few things about our hotel. Firstly, we completely understand your frustration with the towels. This is certainly not the standard we aim to provide, and we appreciate you bringing it to our attention. We will be looking into this immediately to ensure that this doesn't happen again. Your comfort is very important to us, and we will make sure all towels meet a high standard in the future. Regarding breakfast, we apologize for any miscommunication at check-in. Breakfast is not automatically included in all room rates, and we regret that this wasn’t made clearer when you checked in. I will speak with our team to ensure that we explain this more effectively in the future so that no guest is caught off guard. As for the room, we are sorry to hear that the lighting wasn't sufficient for your needs. Our rooms do have a unique design, including the dark wallpaper, but we understand that lighting preferences vary. It would have been great to know about your concerns with the room being too dark during your stay, as we could have offered additional lighting options or potentially moved you to a room with a different ambiance. We always aim to adjust to our guests’ preferences whenever possible. Concerning the housekeeping service, we want to reassure you that our standard practice is not to change the bed linens every day unless specifically requested by our guests. This is part of our sustainability efforts, but we are always happy to accommodate daily changes if desired. A quick word at reception would have ensured that this was done for you. Lastly, we understand that rates during Oktoberfest are higher, and we regret that the experience didn’t feel reflective of the price paid. Your comments are invaluable in helping us improve, and we hope you’ll consider giving us another chance in the future so we can provide the stay you deserve. Warm regards, Monique Lehmann Guest Relation Supervisor

Legionella detected in the water during our stay. Note put under our door advising we could cancel for a full refund or apply a 40% discount for nights from the incident date. The note it turns out had some ambiguity, and was open to interpretation (we found this out during check out). We decided to stay as finding a new hotel would be troublesome and the discount seemed fair for the level of inconvenience.
During check out, staff applied no discount or acknowledgement, apology for the disturbance to the stay, they hastily charged my card (I had already pre paid, so this made me suspicious that a discount hadnt been applied), on asking for a print out of the bill, the staff member printed, and hastily tried to put it in an envelope without letting me see it (again very odd). On checking no discount had been applied. Our interpretation of the note (the English was ambiguous), was that the discount would apply to the nights of our stay, in no way did it specify that the discount only applied for 1 night, which is what the staff member then told me was the case. He applied the discount, picking the cheapest and last night of our stay to do it (again not what the note said, and not when the incident had occured, which was the first and most expensive night). The staff member provided no explanation and tried to move us on.
Long story short, we then became quite upset, the staff are very badly trained, and caused us to have an emotional reaction, which they responded to by laughing and telling us we were stupid.
I since complained to the management, who told me 'there is nothing i can do for you', i have now escalated the complaint to Accor.
It is a shame because there are good things about the property, and why despite the issue during our stay I give a 2 star rating. I am not accustomed to writing bad reviews, but the incident was so badly managed, that it bordered on feeling like deception. The rooms are nice enough, the decor is quite unique, but we liked it, and the location is excellent, but I would warn all to be very cautious in considering this hotel, the staff care about the staff, less so about the guests, and i think a hotel should be judged on how it handles problems, and this one certainly cannot handle them.

Responded 4 July 2023
Dear Andrew, thank you for another feedback from you. After several mails with different persons and on different platforms I am happy, to answer as well your review here on TripAdvisor. I think I mentioned often enough, that we are sorry that your experience did not meet your expectations and that we express our sincerest apologies for it. It is our itension, that all of our guests have a good time at our hotel and leave happy from here. After we stood now in contact in an intense way we understand, that the outcome is not what you were hoping for. We do need to accept your bad view and review on us, but we won't accept a rude and unrespectful behaviour towards our employees. We spend a lot of time solving this and don't have anyhing to hide in it: - It is true, that we had a regulatory closure of the shower from on the 22nd of May, which was not clear how long it will take. For the duration of the measures, we gave our guests the possibility to choose between a 40% discount or to cancel the booking and rebook for the same conditions in another hotel next to us. As we put all effort behind this case to sort it out as fast as possible and were accordingly in consultation with the local authorities we were able to run with a normal service and functioning showers again from the 23rd on. So, the 40% discount was only applying during it was not possible to shower. This was communicated accordingly and understood by all our guests, except this case. - It was never our intension, to not give you any discount, otherwise we wouldn't have printed it on a paper which we handed out to our guests. I agree that our staff should have given the discount straight away with the correct amount. But again, this was not with a malicious intension, but purely a human error which I apologized for already. This mistake was corrected immediately and the difference of 8,97€ got already refunded. Our companies’ guidelines were clear and transparent and there was now bad intension of not giving a discount, when communicating differently. Even if some of our employees did a mistake, we can correct it afterwards as we did with you. So, I hope, our action is proof enough. Further, we talked with our staff to focus better on such cases in the future. - The management got as well reported, that our staff got accused in a very rude way after they followed the company’s guidelines. I can understand that the descriptions between our staff and you can vary as this gets individually and emotionally differently evaluated but we must be very clear here: we do not tolerate if our staff gets insulted and shouted at. Neither is it acceptable if they get filmed with a mobile against their will which is against their privacy rights, which we got reported and caught on camera. Our employees tried to calm to situation several times and in a respectful down, during it got shout on them and other guests felt disturbed. - We have full trust in our employees who handled the situation in a professional way and followed the company’s guidelines. The 40% discount during the closure of the shower was provided and should there be a misunderstanding which let you understand that it is for your whole stay, I apologize for not specifying this more clearly. For us, it was not clear how long the measures are into place, that’s why it could be as well not one night but as well two nights, but luckily, we got back on track after one night, which doesn’t apply for a further discount from the 23rd on. We understand, that refusing a further discount is not satisfying for you, and we wrote this in several mails and from several persons to you, being threaten with further escalation. So indeed, there is not much we can do here more for you. I can only use my words from the last mails with you, that a respectful behavior towards each other and common respect are the pillars of a good relation between all our stakeholder and we would be happy to have such a relation as well with you. Again, I can understand if your perspective is a different one, where we show the appropriate respect and understanding for it but will definitely protect our employees in this and further cases. If a technical error occurs, we are of course willing to correct it in a professional way as we did with you, but we won’t tolerate a disrespectful behavior in our house. I hope you see our time and effort to sort this case in a good way. All applicable discounts were granted, our understanding and respect shown, and our understanding of communication and a common respect specified. So, a further discount or the refund of the whole stay is not applicable for us. I find it sad, when this leads to a further thread towards us or bad ratings like this one, but of course this is your right to do so. I can assure you that it is always our intension, that all our guests leave happy to hotel and of course we want to convince them with our good service. We are happy, that we get a lot of positive feedback and good ratings, where specially our staff get's mentioned in a very positive way and I feel sorry, when you felt this it in a different way and if we couldn’t convince you. With kind regards David Schad Operations Manager

I am a big fan of 25hours hotels and always try to stay there in the cities where the hotels are located. Unfortunately, I noticed recently that the cleanliness leaves a lot to be desired. My bathroom and toilet were so dirty that I really disgusted myself using the bathroom and toilet respectively. Also the room was only poorly cleaned. Dirty dishes (cup and plate) I had put especially with the used cloths so that it can be taken with me. The cup was gone, but the dirty plate was put back to the sink.
Furthermore, the bed or mattress was unfortunately very sagged. I told the reception that too. It was noted very kindly and that this would be discussed internally. Cleaning is unfortunately outsourced to an external company. Maybe you can talk to the company about the cleanliness here.

The hotel is designed in an interesting retro style, but overall very dark. Despite the spatially larger extra-large rooms, the 4. Stock the roof struts clearly into the room, so you have to be very careful not to hurt yourself. Although the location directly at the station is optimal in terms of public transport connections and the city centre within walking distance, one is confronted with the social problems of a station environment even on the entrance steps to the hotel.
Conclusion: With the price segment and a 4* claim, I would choose another hotel in the future, which is also offered by this hotel group.

Large room facing the trams. We arrived a little early (silver status doesn't help either) and asked for a room higher up. At 15:45 we got the room - ok, but nothing more. Loud through the trams. €200 without breakfast, no kettle. The free mini-bar empty. We were already at 25hours in Hamburg, but the concept doesn't really convince me. I would rather have a kettle or eg separate switches for the bedside lamps in case either of them reads longer. Or a second place to put off clothes, because there is no closet. Or really great design. I had already paid part of the room rate with Accor points, which was not recognized at check-in and the amount blocked on the credit card was therefore too high. Overall, rather not my case. Too bad, because the location is good.

I had originally made a booking for June 2024 but accidentally cancelled online. Within 10 minutes I immediately contacted the hotel to cancel the booking but was told by customer service that this was not possible. Despite explaining the situation I was told that I would have to re-book under the new conditions. I was disappointed with the lack of flexibility and support from customer service. It would have been appreciated if the hotel had been more accommodating, especially given the accidental nature of the cancellation and the short time between cancellation and contacting the hotel. I also work in the hotel. If someone were to cancel with us and called within 10 minutes I would always reverse the cancellation...
