Comfortable hotel close to the main railway station. Comfortable bed. Interesting decor in the bedroom. Breakfast was every good but expensive compared to American standards. Friendly and helpful staff. Suggest they have coffee making available in the room.

Dear David, thank you so much for having chosen to stay with us at The Royal Bavarian and also for your time writing such a nice feedback here on Tripadvisor. It is great that you felt so comfortable with us and had such nice words. We are very happy that you liked our decor, the location and the breakfast so much. As well, that you have so nice words for our staff is very much appreciated. I can recommend you for next time, that you prebbok the breakfast already in advance or during check-in, where it will be cheaper compared to if you go spontaneously. Please In our XL rooms and suits we have coffee as standard in the room. Should you be in another category please let us know next time at the reception and we are happy to help you. It was a pleasure to have you in our hotel and my team and I can´t wait for your return. We remain at your disposal for any questions and wishes. Don't hesitate to contact me if you have any further requests. Best regards David Schad Operations Manager

This place is fabulous.
The decor is opulent, but with a sense of humor
The rooms are luxurious
Staff are friendly, helpful and well informed … and multi-lingual
.
The location (adjacent to the main railway station, S and U bahn accesses and a major tram stop) could not be more convenient, while the hotel structure keeps out traffic and street noise.
.
The boilerman bar was relaxing and, while usually busy, I could usually find somewhere to sit (it even served good gin)
.
Anna on reception was especially helpful
.
Once outside the hotel you will want to travel around to see the best of Munich, as the Hauptbahnhof area isn't the prettiest. I recommend the trams, as you will see more of the city
.
There is a Rewe (a small supermarket) right under the building, several coffee houses nearby, and it's a very short walk (or S bahn trip) into the Karlsplatz / Marienplatz central area
.
I have almost no negative feelings about this place (I didn't use the Neni restaurant, the breakfast option or the sauna/gym so I cannot comment about these)

We usually do not choose hotels near train stations, so this was an exception. We exited the train station and rolled our bags across the street to the entrance of the hotel. There seemed to be two entrances to the hotel. One through a cafe/bar to the reception and the other to an empty lobby from which you take the elevator up a floor to the reception.

From the moment you enter the hotel, you know it is going to be an interesting and eclectic stay. Everywhere you look it is amusing….a sleigh in the gift shop….a chair with swan heads….old fashion typewriters everywhere including in each room.

Our room was a good size with wood floors and comfortable bed with a well appointed bathroom with more unusual uses of items for the unexpected. We had breakfast each morning in the cafe and it was a well stocked buffet of good hot and cold choices. There is a bar that is a popular place to meet.

A very interesting option the hotel offers is to borrow a Mini Cooper (for free) for half a day to go explore. This was extremely well done. They gave us a folder that contained everything needed to effortlessly access the car.

If you are interested in a unique, quirky hotel experience, this is a perfect choice. My only negative comment is the hotel is very dark with dark painted walls. This was not a problem for us, but I could see how some might find it off putting. (July, 2019)

We had a nice time in this hotel. We had been given a disabled room as we opted for the XL room but when we discussed this with the staff ( we are tall and basin, bed etc was low) they were very friendly and empowered to make decisions and offered a complimentary breakfast on one of the days, but also offered to move us but as we only stayed in the hotel for 2 nights it was fine. The breakfast was fantastic one of the best ones I ever had lots of choice also for vegetarians/vegans. Staff is very friendly with excellent English skills. The gym is very small so if you want to go to the gym this might not be the hote for you.

Every one of the 25h hotels has a special theme and the design is always amazing! Chose one of the large rooms in the fourth floor...and despite the hotel being directly at the main station you did not hear any noise.
Rooms are super comfy and sleep quality is very high. Location is great as you will reach Marienplatz within 10 mins. Service super fried Py. You can get bikes to explore the city and even a Mini Cooper for a trial drive. Perfect if you come by train. If you come by car, not so much, as they don’t have parking in the premises, so you need to park at Karstadt (100m from the hotel, 15Euro per day but they close at 8:30 pm, so you need to be “in” before that) or Elisenhof (150m from hotel, 30Euro per day, open 24h).

booked a very large including breakfast room for two nights directly at hotel; on day one, I had a long video call and could have breakfast only after 11 am - a coffee and a croissant. i was charged extra for that with the explanation that „breakfast ends at 10:30“. the when criticising the extra charge for that the not very helpful director said that „she would pass on this criticism“.
a hotel which calls itself 25hours charges you for coffee if taken too late LOL

Dear michael 886688, thank you very much for your stay at the 25hours Hotel The Royal Bavarian and for taking the time to share your feedback. I am sorry to read that your experiences did not meet your expectations; please allow me to express my sincerest apologies. Indeed, our breakfast times are during the week from 06:30-10:30 a.m. and on the weekend from 07:00-11:00 a.m., so I hope you understand that we clean up the buffet after these times and usually start with the a la carte service. As you missed the buffet, of course we could have invited you to a coffee and I'm sorry that we didn't do. Nevertheless, I hope you had a wonderful time in Munich and I hope to get a chance in the future to welcome you back to restore your faith in us. Should you have any wishes or preferences that could help us to make your next stay better, please do not hesitate to contact us at any time. With kind regards, David Schad Operations Manager

The good news is well located near to the railway station.
It is quite quirky.
I've read the other reviews.
The other news is my experiences are not so good, particularly given the cost.
You don't have glasses or cups in your room to drink out of or to put beside your bed.
You can't have a tea of coffee in your room as there are no facilities to make tea or coffee nor will they bring you one. You have to buy breakfast in the restaurant down stairs before you can get a tea or coffee.
At breakfast you can't toast any other bread apart from white , they say but the toaster is faulty but they say just turn your bread over a few times.
The staff were very off hand and unhelpful.
The bedside light is faulty too and flashes on and off. There are few places to unpack and hang clothes. There is no basin nor mirror in the bath room.
The mini bar is free which is great and so are drinks from reception , they say ,but then they charge you at reception and get angry if you use the facility.
Sorry, but as you can see I didn't find the staff helpful, in fact they were quite off hand. Reception rang our room by mistake but when we answered they then hung up without explanation.
They were inflexible about delaying making up our room.
I'm sorry but I can't recommend it but I hope you have a better experience.

Dear Sophie, thank you very much for your stay at the 25hours Hotel The Royal Bavarian and for taking the time to share your feedback. I am sorry to read that your experiences did not meet your expectations; please allow me to express my sincerest apologies. Please allow me to go more detailed into your feedback, as we take this seriously and I have the feeling here are quite some misunderstandings: I am wondering that you found our staff unhelpful, as they are known for their friendliness as you can see in so many indepentend reviews. But of course I feel sorry, when you didn't felt this way. Please let me assure you that this is not our intension. You also wrote that it is only possible to get tea or coffee if you book breakfast. This is wrong. You can buy tea and coffee in our restaurant without having breakfast. Otherwise there is also the possibility to have a tea in our Companion Bar on the ground floor. And of course, it's possbile to get a kettle and some glasses into your room. Please only inform the reception and we are happy to assist. Regarding the room, there is a mirror in every bathroom in the house. I guess you were in one of our M rooms where the basin is separated from the bath room. Please give us as well next time feedback if you don't like the category and we are happy to check if there are other categories free. Or you book straight a L or XL room (XL rooms come as well with a coffee set up). Please just hang out the red "do not disturb" sign, if you don't want that someone comes in the room. You can tell then the recpetion later, when it's the best time to go.

Hotel is centrally located above the Main Station. Luckily we were there on the weekend as there is construction across the street so we don't know when the noise begins.
We did a pre checkin online and asked for high floor and courtyard and when we checked in in person only received the courtyard request.
Hotel style was quirky and not for me.
Breakfast was ok but there was a lack of communication and our room included breakfast but we weren't on the breakfast list. The hostess asked us to walk back upstairs to clarify and wouldn't call for us.
The service did not reflect the price we paid per night. Housekeeping also woke us up at 9am (with do not disturb sign on) to see if we had checked out yet.

Legionella detected in the water during our stay. Note put under our door advising we could cancel for a full refund or apply a 40% discount for nights from the incident date. The note it turns out had some ambiguity, and was open to interpretation (we found this out during check out). We decided to stay as finding a new hotel would be troublesome and the discount seemed fair for the level of inconvenience.

During check out, staff applied no discount or acknowledgement, apology for the disturbance to the stay, they hastily charged my card (I had already pre paid, so this made me suspicious that a discount hadnt been applied), on asking for a print out of the bill, the staff member printed, and hastily tried to put it in an envelope without letting me see it (again very odd). On checking no discount had been applied. Our interpretation of the note (the English was ambiguous), was that the discount would apply to the nights of our stay, in no way did it specify that the discount only applied for 1 night, which is what the staff member then told me was the case. He applied the discount, picking the cheapest and last night of our stay to do it (again not what the note said, and not when the incident had occured, which was the first and most expensive night). The staff member provided no explanation and tried to move us on.

Long story short, we then became quite upset, the staff are very badly trained, and caused us to have an emotional reaction, which they responded to by laughing and telling us we were stupid.

I since complained to the management, who told me 'there is nothing i can do for you', i have now escalated the complaint to Accor.

It is a shame because there are good things about the property, and why despite the issue during our stay I give a 2 star rating. I am not accustomed to writing bad reviews, but the incident was so badly managed, that it bordered on feeling like deception. The rooms are nice enough, the decor is quite unique, but we liked it, and the location is excellent, but I would warn all to be very cautious in considering this hotel, the staff care about the staff, less so about the guests, and i think a hotel should be judged on how it handles problems, and this one certainly cannot handle them.

Dear Andrew, thank you for another feedback from you. After several mails with different persons and on different platforms I am happy, to answer as well your review here on TripAdvisor. I think I mentioned often enough, that we are sorry that your experience did not meet your expectations and that we express our sincerest apologies for it. It is our itension, that all of our guests have a good time at our hotel and leave happy from here. After we stood now in contact in an intense way we understand, that the outcome is not what you were hoping for. We do need to accept your bad view and review on us, but we won't accept a rude and unrespectful behaviour towards our employees. We spend a lot of time solving this and don't have anyhing to hide in it: - It is true, that we had a regulatory closure of the shower from on the 22nd of May, which was not clear how long it will take. For the duration of the measures, we gave our guests the possibility to choose between a 40% discount or to cancel the booking and rebook for the same conditions in another hotel next to us. As we put all effort behind this case to sort it out as fast as possible and were accordingly in consultation with the local authorities we were able to run with a normal service and functioning showers again from the 23rd on. So, the 40% discount was only applying during it was not possible to shower. This was communicated accordingly and understood by all our guests, except this case. - It was never our intension, to not give you any discount, otherwise we wouldn't have printed it on a paper which we handed out to our guests. I agree that our staff should have given the discount straight away with the correct amount. But again, this was not with a malicious intension, but purely a human error which I apologized for already. This mistake was corrected immediately and the difference of 8,97€ got already refunded. Our companies’ guidelines were clear and transparent and there was now bad intension of not giving a discount, when communicating differently. Even if some of our employees did a mistake, we can correct it afterwards as we did with you. So, I hope, our action is proof enough. Further, we talked with our staff to focus better on such cases in the future. - The management got as well reported, that our staff got accused in a very rude way after they followed the company’s guidelines. I can understand that the descriptions between our staff and you can vary as this gets individually and emotionally differently evaluated but we must be very clear here: we do not tolerate if our staff gets insulted and shouted at. Neither is it acceptable if they get filmed with a mobile against their will which is against their privacy rights, which we got reported and caught on camera. Our employees tried to calm to situation several times and in a respectful down, during it got shout on them and other guests felt disturbed. - We have full trust in our employees who handled the situation in a professional way and followed the company’s guidelines. The 40% discount during the closure of the shower was provided and should there be a misunderstanding which let you understand that it is for your whole stay, I apologize for not specifying this more clearly. For us, it was not clear how long the measures are into place, that’s why it could be as well not one night but as well two nights, but luckily, we got back on track after one night, which doesn’t apply for a further discount from the 23rd on. We understand, that refusing a further discount is not satisfying for you, and we wrote this in several mails and from several persons to you, being threaten with further escalation. So indeed, there is not much we can do here more for you. I can only use my words from the last mails with you, that a respectful behavior towards each other and common respect are the pillars of a good relation between all our stakeholder and we would be happy to have such a relation as well with you. Again, I can understand if your perspective is a different one, where we show the appropriate respect and understanding for it but will definitely protect our employees in this and further cases. If a technical error occurs, we are of course willing to correct it in a professional way as we did with you, but we won’t tolerate a disrespectful behavior in our house. I hope you see our time and effort to sort this case in a good way. All applicable discounts were granted, our understanding and respect shown, and our understanding of communication and a common respect specified. So, a further discount or the refund of the whole stay is not applicable for us. I find it sad, when this leads to a further thread towards us or bad ratings like this one, but of course this is your right to do so. I can assure you that it is always our intension, that all our guests leave happy to hotel and of course we want to convince them with our good service. We are happy, that we get a lot of positive feedback and good ratings, where specially our staff get's mentioned in a very positive way and I feel sorry, when you felt this it in a different way and if we couldn’t convince you. With kind regards David Schad Operations Manager

Very cool hotel with stylish interior, and the rooms are very nicely decorated as well. It’s just such a nice refreshing different style than what you usually see in these typical city hotels.

The location is very good as you are straight next to the central station in Munich, with all kind of subway lines at your disposal and just 2 minutes away from the inner center of Munich.

The whole hotel is working a lot with these little details that just make the difference in a nice stay in a hotel. You have the mini bar which is completely free of charge with very high quality products, comfortable bed and they really make the best out of the space.

The staff was also nice and helpful. Thanks to the status that we have in the Accor programme we have received an upgrade automatically without having to even ask for it.

Can definitely recommend this hotel to everyone that wants a bit of a cooler experience than just the normal standard city hotel!
