The accommodation was very clean and well presented if a little dated. The bed was rather uncomfortable but the breakfast and the friendly staff almost made up for this. We had a room at the back overlooking the garden which was very pleasant and quiet.

Very average b&b. Hard pillows and a bit run down, musty & old fashioned. Friendly welcome and the breakfast was completely acceptable. Quite handy for the town and there is parking. Wasn't particularly cheap given the facilities.

I stayed here for a week whilst on business in Leamington Spa. It is situated close to the town centre, well within walking distance of the shops and the train station. Our first day was okay and the room, in a separate house to the main guest house, was very comfortable and quiet. Friendly welcome, clean and tidy hotel with a stylish and Clean room. Great breakfast, fresh flowers on the table and John our host was very helpful and polite even when dealing with a rather rude lady. We would definitely go back and would recommend this hotel to anyone.

We were there for the weekend and found the hotel very good and clean. The breakfast was big and you were looked after plus the hotel was only five minutes from town Leamington is a very beautiful town with plenty of green spaces.

Stopped for one night while visiting friends and an evening at The Loft Theatre. Perfect location for our visit, with parking spaces. Comfortable room, outstanding breakfast & friendly staff, all at a reasonable price. We appreciated ease of on-site parking too. We were only there for two nights but it would make a good base for a longer stay.
