Stayed here early October and was the best guest house experience ever!!! Caroline what a great host and made us all feel welcome, like a home from home. 5 star breakfast and only a stones throw away from the centre, what more could you ask for!!

As ever Caroline & Barry go the extra mile, wonderful place and host to our motorcycling party of four with bikes secured at rear of property, an exceptional stay with a lovely breakfast and great accommodation. As ever we will be returning to your wonderful guest house. Thanks Mike, Mark, Adam & Ian

The Rosebank Guest House was a wonderful experience. Caroline, the owner, was incredibly warm and accommodating. The room was delightful, and the breakfast was some of the best food I had while travelling in the UK.

caroline was lovely and very helpful and the breakfast was excellent.rosebank was also in a great location.just a short stroll into town centre and also not far from the main roundabouts to make it easy to shoot off in the car for the day in any direction

This place is absolutely gorgeous: warm welcome by the host Caroline, luxury room (well decorated, with a private bathroom) and a delicious breakfast (with veggie option, which was great!). Caroline will also help you to discover Perth by providing you a map with the places of interest highlighted on it. I recommand it, you'll not be disappointed!

Visited Rosebank for one night when Chris and I came up to Perth to see our son in the BNBF finals. This was a superb bed and breakfast, Caroline was a superb host and nothing was a bother to her. Excellent Scottish brekky to start our day, huge comfy bed all in all an excellent place to stay. Steve Turner

Could not fault our stay at Rosebank. Caroline could not have been more helpful and the room and food met all our expectations. The accommodation is also very handily situated for the centre of Perth and local pubs, restaurants and attractions

Rosebank is one of the best B&Bs we have ever stayed in and definitely the best of our three week stay in Scotland. The lovely host, Carolyn, has thought of everything to make your stay exceptional. Stayed here for three nights. This is an older house. Our room had no ensuite but the private bathroom we had was clean and modern. The hosts are very personable.For the dining room they make their own breads and preserves. They are more than willing to share any information they have.

We have stayed here for several years when attending an event at Scone Palace. Caroline is an excellent host who can't be more helpful. We weren't sure whether we would make it this year so were late in booking. Caroline had pencilled our booking in after last year.
