Our first Scottish B&B so not experts in the genre but it met our needs well - short walk to the bus station, clean. The location, a couple of blocks from the river footbridge, was perfect for getting to restaurants and the host, Kenny, had good suggestions. Although located on a smallish main street we didn't hear any road noise....

No doubt the rooms could use a facelift but they were clean and the bed was comfortable. If you're using the room to shower and sleep, it's more than adequate. If you need to do business, it's small and cramped. Ken, the owner, will do whatever he can to make your stay easier. It's a great value for the money...plus...

Located on a busy main road with easy access to the centre of Inverness. The b&b is ample for one night but I wouldn't have spent longer there. The rooms are very small and not worth the £85 we were charged. The biggest plus point for me was the breakfast as I'm not a lover of the English breakfast. There...

Room was dirty and covered in a layer of dust. Need a science degree and a pole to close the window. Shower had green and black mound in it. He left sweets for us and they had melted to the tray.... How long had they been sitting there. No milk in room for coffee. Do I need to go on....

Stayed at Melrose Villa for 2 nights on our travels around Scotland. The owner accommodated us on the first morning with an early breakfast as we had to head out earlier than the normal breakfast time. He was very helpful with recommendations of bars, restaurants and how to get around. Only complaint is there is little parking. None on site,...

Ken was absolutely lovely even though we were running very late to arrival. Rooms were very clean, breakfast variety was excellent and ken is delightfully friendly. Very easy to find and close to the city centre I would highly recommend to anybody :)

Stayed with ken over the weekend what a wonderful host still full of the joys of life.lovely b and b close to the city centre.the rooms are clean and well serviced. Will stay again on my way back down his local knowledge is brilliant and his breakfast is unbelievable

We had a fantastic time at Melrose Villa. There were 6 in our group and we split into 3 of the rooms here. The manager Kenny is a total comedian with the driest sense of humor, so if you don't understand deadpan I can see how one might misconstrue his personality, but rest assured he is a fabulous guy and...

Beware, when you are greeted by Kenny, the gruff and ever so uninviting hotelier who dons a mustard stained white vest to greet new guests, his first port of call is to demand your address and card details, despite paying for the full stay in advance online. He requires the security code on the back of your card and everything....

The owner is very friendly, rooms are really nice and clean. The breakfast is super delicious. Very good location, close to the town centre and train station.Very good value for money, highly recommend.

“Very noisy rooms to the front but to be honest just go elsewhere - the B&B is horrendous!”
  • Shower cubicle.  Old decor that was filthy and smelly!
  • My towel that was taken OFF the shower cubicle to be used for the second day.
  • Filthy door to the shower-room.  All the surfaces were this dirty but camera only really picked
  • TV unit full of dirt.
