I could not have recommended Annandale more. We did not have the best weather during our visit at St Andrews, but Kevin and Fiona (the owners), and the clean spacious cosy family room, certainly turned our mood around. Kevin and Fiona were always responsive to our needs, which we hugely appreciated considering the challenging times, and they are simply the friendliest and the most welcoming hosts. The location of the guest house is just 5-10 mins walk to St Andrews main attractions, and the main bus stop is just as close to take you to the beautiful tranquil coastlines with frequent services. I simply can't fault Annandale!

Absolutely wonderful stay at the Annandale House. Kevin and Fiona could not be better hosts. Our party was a group of four arriving from Chicago on a golf trip. Our driver dropped us off at the Annandale House long before our check-in time of 3pm. Fiona met us at the door with a warm greeting and to our surprise our rooms were already prepared for us and we were allowed to check-in.

I was in room 7, which is located on the first floor of the B&B. We also had room 6, on the second floor, and rooms 1 & 2, located on the top floor. Each room was immaculately clean and comfortable. The mattresses and pillows were heavenly to sleep on. There was an abundant supply of hot water for our showers.

Golf clubs are not allowed in your guest room. A locker on the first floor is provided for this purpose and is very secure and convenient.

The breakfasts were fantastic. Fiona is an excellent cook and Kevin delivers it to the guests in the dining area in a timely and friendly manner. Every morning he would inquire about our previous days activities and make sure that everything was as it should be.

There is a variety of locally grown fresh fruit provided along with orange juice and apple juice. There is also yogurt, along with various cereals and either white, or whole grain toast. The coffee is to die for and is brewed in a French press. Their main course is a full Scottish breakfast which consists of two eggs, sausage, bacon, mushrooms and a tomato. Black pudding is also an option with this breakfast. Additionally, they had smoked salmon and pancakes available. Everything that our group tried was excellent and the presentation was lovely!

The location is a short walk to the 1st tee of the Old Course, and also centrally located to all shopping, restaurants and pubs. Kevin and Fiona are very helpful in suggesting recommendations for local restaurants, pubs, or other activities. Another bonus is that the St. Andrews shuttle stops directly outside the Annandale House.

Please, if you have any complaints (which I highly doubt) while staying there, do not hesitate to bring them to Kevin and Fiona's attention so that they are able to address them directly.

We could not have been more pleased with our stay at the Annandale House. I would have given it a 10 of a 10. Thanks, Kevin and Fiona, for a wonderful five night stay at the Annandale House! If I ever have the pleasure of returning to St. Andrews it will be with you!

Fantastic guest house, my partner and I stayed here for two nights in the summer and we absolutely loved it, the rooms were spacious and modern and extremely comfortable. The location is fantastic as well 2 mins from the beach and 2 mins from the high street.

Parking is extremely easy as we got parked in a free parking lot literally round the corner from the guest house so ideal.

Lovely staff, Kevin made us feel extremely welcome and gave us lots of ideas for things to do whilst in the town.

Highly highly recommend and will definitely be coming back

Had an amazing stay here. Facilities first class. We had a ground floor room with an amazing bathroom, walk in shower and roll top bath. Breakfast was delicious and owners couldn't have been more helpful when we couldn't get a good TV signal and they gave us another room to watch euro game on. Beautiful guest house, immaculate and so well looked after with pride.

Went over the August Bank Holiday weekend and Annandale could accomodate me and my daughter in a twin room and kindly organised a room for my husband in its sister guesthouse which was equally as fabulous. Kevin & Fiona were excellent hosts and the breakfast was fabulous. We thoroughly enjoyed our stay and would recommend 100% to anyone staying in St Andrews.

We stayed at the Annandale with friends while enjoying the Dunhill Links Championship. Our room was comfortable, very clean with an en-suite which was of a similar standard. A good selection of cereals, fruit, yoghurts & fruit juices were available in addition to various cooked items all of which were well prepared & presented. Some in our group required vegan options which were notified in advance and provided without any issues. The Annandale sits on a one way street and has no dedicated parking however you can park on the street for free.
Overall the Annandale Guest House provides good quality accommodation and service and I’d use its services again.

We could not have had a better experience than the one we had with Kevin and Fiona at the Annandale. The rooms are cozy and confortable, the breakfast awesome..but it is Kevin and Fiona together that make the stay as memroable as anyoen could wish. You are made to feel like family from the moment you arrive to the moment you leave. I needed a suit cleaned and pressed, Kevin took it upon himself to make sure this was done for me. He took it off my hands and it was waiting for me when I needed it. I did not have to ask..it is who he is. Both Kevin and Fiona go above and beyond to make your stay as comfortable and memorable as possible and that alone is priceless. My family are discussing returning to St. Andrews within the next year and without a doubt I will be reaching out to Kevin and Fiona once again. The location is superb and you could not want for more if you stay here. I promise you, you will not regret it. You will arrive as a guest and leave as family. Kevin and Fiona truly are the best. Do not hesitate and making this your number one accomodation choice. You will not regret it, I promise.

Our group of 4 ladies ranging from the teens to the 70s had a wonderful stay at the Annandale Guest House in March 2024! Each day started with a lovely breakfast and tip-filled conversations with hosts Fiona and Kevin to make the most out of our stay in St. Andrews. Rooms were excessively clean and stocked with everything we needed, and beds were amazingly comfortable. Definitely felt like “home away from home” and cannot say enough about how warm and accommodating Fiona and Kevin were!

We recently returned from 9 nights at this lovely guest house. It’s in a prime location, a couple of blocks from the Old Course and within easy walking distance to the main streets of St Andrews. Kevin and Fiona are the quintessential hosts, gracious and welcoming, and a great resource for day trip suggestions. We were in Room #5 with tall, light-filled bay windows and a very comfortable king size bed. Delicious breakfasts served in a beautiful dining room. We found St Andrews to be an excellent base to explore the Fife region and took several day trips using buses and taxis. Don’t miss the Sunday Roast at the Old Course Hotel – another top notch recommendation by our hosts. We are so glad we chose this guest house. Thank you, Kevin & Fiona!

A friend and I stayed back in March when we visited the University of St. Andrews. Annandale is on a cute little street within easy walking distance to cafes, restaurants, and shops. Fiona was very kind and gave us some maps and brochures on St. Andrews to help us get around. Our room was clean, cozy, and quite lovely, as was the dining room. We felt quite fancy at breakfast! The food was delightful. Our room also had a pretty view of some side gardens and the lovely old buildings on the street. When international travel is safe and easily done again, I would love to return to Annandale!

After 5.00pm finding parking is not na issue...we had a 9 person people carrierand found parking in front of annadale or in the Murray Place parking area 100 yards away.
