I stayed here for 2 nights in the family room. Everything was clean, check in was easy, share bathroom was well kept, and fairly good location. The room was spacious and included Internet on the TV (great for netflix) the staff were friendly and made our stay comfortable. Would definitely reccommend.

I been there for 2 nights, the rooms are huge, nit en suit toilets, no sound prove windows and very noisy rooms. Is like 15 min drive to center, big shopping center with Sainsbury across the road. 3 parking places in front of the house. Stuff friendly.

We booked here last minute rather than driving home that day, and thought that for £99.00 without breakfast, it would be a fairly decent place. Oh, were we wrong. We had forgotten that The Fringe was on, hence the reason for the hiked up price compared to the £18.00/night advertised on the side of the house. We had a room... More

I cant say much about the hotel as we didn't even get in. We put our arrival time on the website and arrived on time. We rang the bell for 15 minutes no answer. We got a bed room with an unconfortable bed. No breakfest included and that is strange for a B&B. Room are tiedied every day and the price of a stay is fairly cheap in comparison with the rest of Edinburgh.

My visit was pleasant -- if you're expecting a hotel, don't go here, but if you want a nice stay for cheap, I think this place was great. The rooms were clean and are cleaned everyday and the owners are very homey. Breakfast is not included, however.

We had the room with the microwave outside our door so it was very noisy. Floorboards were very creaky! There were endangered animal skins on the wall. The house is large and welcoming and the rooms really huge. The owner is a nice person and kind, really beautiful. Shame about the many drafts coming from windows and the stuffed animals that make the environment a little 'less hospitable. The breakfast is good, although not very abundant. We decided to stay there for three nights despite of some very bad reviews. And we weren't sorry. We stayed there first two nights of our cruising Scotland and our room (3 beds, en suite) was clean, we had enough space for our baggage. DO NOT WASTE YOUR MONEY HERE. No breakfast unless you pay extra (in a bed and breakfast guest house - really?) - and I was NOT informed when I paid!
