Good location with an uphill walk to Princes street. Small single room with tiny shower/toilet cubicle but this was fine for me. Wifi access poor as it is based in their other guest house Ardenlee two doors down, which is where breakfast is served. This was good with reasonable choice of cereals and hot food. Well-located in the New Town and 15 mins from Princess Street on foot. Very quiet area so restful night is assured. Hotel is a very nice and interesting building in itself. A comfortable bed and breakfast within walking distance of Princes Street. Very reasonable rates. Good breakfast. The proprietors are friendly and helpful. Basic rooms but clean and well organised. What more could you ask for when visiting the Scottish capital?

I wish I could give 4 stars to this B&B - the staff is very nice, breakfast is good, the location is great, and it is cheap. The wifi works poorly. We paid £60 a night and this hotel was well worth it as i have payed a lot lot more for such a central location. The room was basic but clean, although the bathroom's are very small so i would not suggest this property for larger guests! Breakfast was served next door and was absoloutly fantastic. I loved this B&B. Delicious hot breakfast served quickly and personally. Personal attention, family owned. I did not think the room was the small. It was actually average sized and nice. Very lovely.

This is a very nice hotel, located 10 minutes walk from Edimburg's center. Rooms are small but renovated, in a quite area. Full breakfast is served. We had singles for 40 pounds including Breakfast!

We staid at the Eyre Guest House and it was fantastic. It was a warm comfortable place. Friendly managers and great breakfast. The rooms were clean and beautifully decorated. We really enjoyed our stay and would highly recommend it.
