This place has a very relaxed laid back approach and if you need any help everyone is friendly and informative enough. The location itself is very central and the bus from the airport shuttle bus drops you right behind their street. This is a B&B we will return to. At a perfect spot in “Edinburgh new town”, in the middle of shopping and restaurant areas. The building originally from early 19th century is well preserved and nicely taken to the 21st. The top floor stairs is old and torn but so full of charms. Nice rooms in harmony with building, furniture...

My wife and I recently spent two nights here, seasoned travellers, relaxed and tolerant. Location: Great for central Edinburgh - be prepared for all the stairs. Accommodation: Clean, rooms seem to vary, we stayed in a night in 4A which had apparently just been refurbished. One mattress appalling, chair leg fell off, water pressure far too low, traffic noise incessant....

This B & B is perfectly located, just off Princes Street and handy to all transport and sights etc. However as it is in an old Georgian building, there are no lifts, so it is recommended you "buzz" for assistance with your luggage. After a week in tiny UK hotel rooms, the Frederick St rooms are massive. The B&B is in a very central location- close to pubs, restaurants and bus stations. Breakfast is served at Rick's Cafe next door. The bed pillows were a little funky - very flat and uncomfortable but other than that - no complaints.

After the initial confusion of locating the hotel, I was not disappointing Very friendly owners and more than accommodating, I was due to leave very early the next morning and they made sure there was a breakfast ready for me in the restaurant. My daughters and i travelled to Edinburgh to celebrate my daughters 40th birthday. Two of us from Nottinghamshire and one from Inverness .We found the room to be clean and very spacious, and the location just perfect.The breakfast in the Cafe next door was perfect too.They provided a great choice of menu.All in all i would highly reccomend it.

“Our room was facing the back of the building, had great big windows and a nice breeze to fill the room when we wished. We had two king beds for three adults and were very comfortable. Good towels and shower. Hair dryer in the room and a convenient multi-plug power strip for charging your phones, razor, etc. ”

“We had the room with separate bathroom/toilet, which we were aware of at completion of booking and was reflected in price and did not cause an issue. This had been the only room left when booking. The only negative was the location of the room, due to noise from the lively street below. On any further stays I would chose a room at the rear of the property. As other people have said there are a fair few stairs but unless you have limited mobility this should not deter you from choosing this Bed & Breakfast. All in all a lovely stay in a fantastic city. ”
