The Froach House is way better than a Hotel, much more personal, private, welcoming and beautiful. Gareth, the owner was really adorable and very welcoming with us, we just felt like home, this was a very relaxing weekend, we had a luxurious room with a little garden and a wonderful bathroom. Room large, clean and comfortable, if a bit warm. (Unusually it was very sunny in Edinburgh.) Our room was on the sunny side of the house and got a bit warm. My friend and I (see Gerard's review below) were welcomed to the Fraoch by the very lovely and bouncy Gareth who gave us a comprehensive initial briefing to the guesthouse, Edinburgh, the transport system, the festival and life in general (he really needs his own Fringe show) which was invaluable. Myself and my friend stayed at The Fraoch from August 1-4 2012. We found that Gareth was extremely friendly and helpful, nothing being too much trouble in terms of service and information to help us out during our stay. Our room was absolutely first class, with everything we needed and more besides! Breakfasts, too, were excellent, catering for all tastes...

We were greeted by our all energetic and pleasant host, Gareth. He briefed us quickly about the main attractions and bus details with the help of a free map guide. Made arrangements for our early breakfast next day and also showed the dvd collection. Room was spotlessly clean and comfortable with all the promised facilities. Stayed here 27 July 2012 to 31 August 2012. Excellent stay. Fraoch House really is special. Terrific breakfasts with quality products.....extensive choice. Really comfortable beds. Many touches of really nice hotel. Gareth is a great host . He and his staff are welcoming and very helpful. Fraoch House is situated right by bus stops so travel into the City Centre...

Stayed at Fraoch House for 6 days out of 10 days stay during our first ever visit to Scotland. Gareth and other two ladies (sorry forgot names) were great and always ready to help. Over the last two summers we have stayed at a number of B&Bs in Ireland, England and Scotland. We enjoyed all of them but Fraoch House is our favorite on all counts. Gareth is a great host. We stayed for 4 days for our 20th Anniversary break, had a lovely welcome from Gareth who was very friendly and attentive and interested in what we were up to for the day and gave advice on what to see and do. Excellent location just 10-15 minute walk to the town, bus right outside to the Ocean Terminal. Stunning breakfast...

We stayed at Fraoch House for 4 days,,,and it was probably our favourite b&b in Scotland. Gareth is a great host, very helpful and always greeted us with a great smile in the morning. We had the room downstairs, which is large and very nicely decorated! Breakfast was good, great selection! There is also a pc that can be used...
