We were a bit worried after reading some of the bad reviews but we were pleasantly surprised when whe got there. Beds are very comfy, modern rooms with en suite. This guesthouse was one of the worst places we've stayed at. The proprietor was rude and unhelpful, and made a production out of providing the car park we'd booked months in advance. We went there (2 couples) just for one night. The place is nice, clean, the bathroom (in common) is renovated and clean. Continental breakfast a bit scarce, but good. The real good thing is that is really close to the center of Edinburgh, so that taking a bus you'll be there in 10 minutes, or just 20 m walking.

The guesthouse 10 minutes by foot from the city centre. Near the Haymarket train station and the stop of the airport bus. Friendly owner, very clean room and bathroom. Breakfast included. Near some markets( lidl and cooperative food). Bathroom is in common with the other guests.
