We arrived in the evening to the Piries after walking from the Waverly Station. We were pleased with our room which was clean and looked as if it had been re-furbished and had a large modern TV. Not the usual standard I'm used to and pretty basic for the price. Room was small but clean & functional - decor less than inspiring. If I had not went with friends on a package with show included, I would not have stayed here. I have stayed in comparable hotels in London and £170 would have got me so much...

Everything was really good. The staff were friendly and the room was very comfortable. The price was good and the hotel is located close to the centre and bus stops. The breakfast was well served and with a great variety of food.

The Room was very spacious and comfortable. The breakfast was excellent with plenty of choice. The hotel is centrally situated 2 min walk from Haymarket Station. We will definitely return. The staff are very friendly and helpful.

Friendly staff. Decent room for the price. Stayed in a basement room which I was dubious about after reading bad reviews on trip advisor. I'm pleased to report I never encountered any of the problems previously reported. Room was clean and fresh. Looked recently refurbished. Great shower. Good value all round.

I stayed here last week in a twin room as part of a theatre break! Was exactly what I was expecting, the receptionist was really nice and helped us with parking etc. The hotel was really central, only a short drive to the Edinburgh Playhouse. Was in room 32, nice room, and quite big! It was clean and receptionist was friendly. Very close to haymarket station, bus stop was only a few metres away and tesco was round the corner so very easy to travel! Cannot complain about anything except that wifi is not free and there is no lift!! Otherwise, recommend it!

A very good hotel and doesn't cost much. The room was very big and clean. Had no problems with the staff. The only thing is that you have to catch a bus that takes about 10 mins to be in princess street but then its very close to haymarket station. I would really recommend it

Had one night here in early December, and have to say, for only €35 a night, it was pretty excellent.
