I stayed in appin house for 1 night in 2015 and it was fantastic. All staff were so welcoming with lots of advice on how to get to places and university advice. The breakfast was delicious and the rooms were very clean and contained exactly what we wanted/needed. I had a separate bathroom to my room which wasn't a problem...

This place was neat and clean. Room is spacious and has all the necessary requirements. The best part was the privacy you get. The owner is a lovely man. We spoke to him during our checkout and definitely he has maintained the property and rooms quite well. Overall really liked with the price he charges.

A very nice b&b friendly staff comfy beds in a nice room, The breakfast was ample and a decent choice,The b&b is about 25 minute walk to the main centre buses run every 3-4 minutes. £1.60 single( beware it doubles after 11p). This B&B is highly recommended.

We have paid a lot more for a whole lot less, this is up there with the best and at a price to fit most pockets. This is old world style with up to date comforts, situated in a quiet area away from the hustle and bussle while being central to all Edinburgh has to offer.

Could not be happier with our stay, the owner went out of his way to help us. This is how hotels should be run! Forget the big names, book here and get a huge breakfast thrown in! Easy access to city, we will return.

The room was spotlessly clean, nice view of the back gardens. Comfortable bed and a very friendly host. I parked outside the house for free for 3 days. A 1 min walk away buses run into the city centre, there is a bus every 5 mins virtually. Someone else has written it takes 60 mins to walk from the city...

Book direct if possible. A nice guest house in a good location, good value for money. Would recommend to family and friends without hesitation. Friendly helpful owner. Breakfast was good. Nearby parking and nearby eating places.

Very comfortable and an enjoyable stay! Friendly staff and owner. Good breakfast, cosy bedroom, shower soooo nice! Situated in a very quiet neighbourhood but still only 5-10 min to the center :) Definitely recommended and we will be back. Anna and Aron from Iceland 💕

We had no concerns about our stay here, except perhaps for the price. The location is excellent, on a quiet street in a nice neighborhood, close to buses and close enough to walk to the center of the city. Room was compact but comfortable. We sleep well on a good mattress. Bathroom good with plenty of hot water and good...
