I booked the B&B and in the third party website they displayed all the en-suit rooms. Arrived in the hotel and stayed 2 nights. Good points: 1. Friendly staff 2. Breakfast was good Bad points: 1. Stayed in Botanic Rest to visit Continental markets, we paid cash on arrival for our stay (£139) then discovered when we got home they had also taken money out of our account that we had used to secure our booking with! Just got back from staying here. As long as you realise it's not a Hotel, but a B & B, you'll be very comfortable here, warm room, spotlessly clean, good Breakfast. Worse than a hostel in Lithuania costing £10 a nightI cannot describe how poor this place is. The staff and food were ok. I had booked for two days having managed two hours sleep fully dressed as the room was too cold without adequate bedding, pillows. The manager had to be called to authorise the refund for the second night...

Stayed here as part of a groupon offer for a Game of Thrones tour. Think we got put straight into a newly re-furbished room, nice clean and modern so no complaints about that! Couldn't fault breakfast and like i said in a great location. Good wee b&b.

Very close to the Botanic Gardens, the University and plenty off bars and restaurants. Also easy walk into central Belfast and the train and long range bus stations. Very friendly staff and good breakfast. We were there on weekend nights and there was a bit of noise from the streets after the bars closed but not terrible. Otherwise, very pleasant.

We were on a 6 day Paddywagon tour so had no choice in accommodation but we were pleasantly surprise with the room size. There were 3 single beds (but only 2 of us). Plenty of space to spread out and the tv reception was good. Breakfast was included and was very tasty. I would recommend stay here if you are...

Stayed here for a night back in September. Rooms are very small and cramped, I have stayed in nicer hostels Beds are very uncomfortable.Thus leading to a poor nights sleep. This place would not be suitable for anyone with limited mobility as there are a lot of stairs. Breakfast was only average. Spend a bit extra and get a decent...
