Our comfortable and clean room located on the third floor had a queen bed and a single bed. Bathroom also very clean however we had trouble operating the shower and maintaining a nice temperature. It was either boiling hot or freezing cold. Beds were amazingly comfy. There was a bar fridge in the room as well as a kettle, cups,...

It was my third time staying at the Avenue Guest House and it's great as always. The rooms are clean and well kept. Breakfast is included and well served. It's at a great location. Walking distance from good restaurants. Highly recommended.

It is a bit far up of the centre but it is perfect to walk and do a bit of sightseeing! It is close to the Ulster museum and the crown liquor store! The hosts were marvellous and Steven was kind enough to book us the taxi tour to go see the murals! Oh and the breakfast?? Divine!!!!

How wonderful to arrive jet-lagged after a long flight to the comforts of this splendid B & B, with its well-equipped rooms. Not only is a kettle provided (for hot-water bottles and for making & instant coffee) - and also chocolates!- but there is a little fridge in each room for milk, fruit, snacks. Many well-placed electrical sockets (= outlets)...

We stayed at the Avenue Guest House recently for three nights. Alice & Steven are lovely hosts, friendly & helpful. The bedroom was very comfortable and warm. The breakfast each morning was delicious with plenty of choice. We found the location perfect for us with the city bus just five minutes away. The local restaurants are absolutely excellent we have...

Sorry we don't agree with the reviews stating how wonderful this b and b is. It is dated very old spring beds and shabby furniture we couldn't understand why it's four star. The parking is on the road no car park that we could see. Not an irish breakfast poor quality sausage and no wheat bread or potato bread, we...

Dear Lesley, We are sorry that you were disappointed with your stay with us. The beds in our house are certainly not "spring beds". I think that you would have to visit the Ulster Folk and Transport Museum to see a spring bed! The beds are divan beds with hotel quality mattresses replaced as necessary. We really don't understand why...

We stayed at the Avenue Guest House B&B for two nights. Upon our arrival we got a message about a minor emergency back home and Steven was so supportive and kind. Our room was extremely clean and comfortable and the breakfasts were excellent. On the first morning my husband feasted on the Full Irish and I had the smoked salmon...

The Avenue Guest House is a terrific location in a neighborhood near but not in downtown Belfast. Downtown is a 5 minute drive (non-rush hour) and probably even within walking distance. Very much a lived-in neighborhood with lots of food options.

We stayed 3 nights here and were very happy we chose Avenue Guest House. The location is convenient to several good restaurants, and a nice 20 minute walk to city center. Steven gave us a warm greeting and advice on places to visit. Alice prepared excellent an breakfast for us each day, including my first ever bowl of porridge! We...

I couldn't be happier with my stay here - very comfy and absolutely spotless, with a lovely breakfast in the morning. The proprietors are especially welcoming and friendly. There are also some nice additional touches here - mini fridges in each room are a great feature in terms of keeping pop cold when you need to stay up until the...
