It was an emergency booking as another hotel let me down. First impression was a nice big house. The room however was dated and small. The shower was a green plastic box in the corner of the room the toilet was down stairs and along a corridor! I could ever foot step made by other residents! Room price did not...

We didn't find check in particularly welcoming. We felt judged when we arrived being two men who had booked a double room. An assumption was made that we wanted a twin room and there was very clear body language from the seemingly already inconvenienced landlady, that she did not approve. We booked to stay here as the hotel takes dogs. Our trip was to visit Nec for the Caravan and Motor home show. Our room was a good size double with en suite. Only positive, close to Queen Elizabeth Hospital. Stayed 1 night only, that was more than enough. Large building, very sad and dirty decor in the house. Room small, bathroom dirty, cracked tiles, mould in shower, excrement on the toilet seat and smelt of urine. Owners demand payment for room on arrival, very little people skills. I agree that this hotel should not have so many bad reviews, if you are looking for upmarket then pay the money and stay in a chain hotel! I stayed here last night and certainly got what I paid for. I expected the worst after reading the reviews but they are very unfair. Very close to the university, quiet location....

This little inn hidden in the Selly Park is recommendable to all who attend to a conference or any other event at the University of Birmingham. Just a few minutes walk brings you on the red brick campus. Rooms are little with old fashioned furniture but comfortable beds. The full breakfast served is worth the money.

Only positive is it is a walk away from the University and restaurants. Terrible B & B.... Old fashioned room door with a yale lock. Unmentionable splash marks on the inside of the toilet/shower room door!!
