My fiancé and I regularly spend weekends down in London, usually staying at The Levin, very close to Harrods. We decided to try a self-catering apartment this time. There wasn’t much on this site on The Apartments in Draycott Place, but we decided to try them out anyway. Directions to the apartment and communication with management before arriving were sound – Sloane Square is the closest tube and is a 5 minute walk. This apartment really felt like home away from home. We were extremely lucky because even though we’d booked a suite, we found ourselves in No 2, a ground floor, two bed apartment at No. 36 Draycott Place. It was superb! The front room was sunny and large – high ceilings adding to the impression of space, and the bedrooms were shady and quiet at the back. The main bedroom had a shower room en suite and there was also a full separate bathroom. White fluffy towels, shampoo, soap etc were all provided. It’s the first time I haven’t been woken up early by the sound of traffic or noise in London. The kitchen was compact, but with all the mod cons: microwave, fridge, cooker, washer dryer, dishwasher, coffee maker etc. We received a very nice welcome pack when we arrived, which included Earl Grey tea, biscuits and cereals. The living/dining area has a fax, DVD, video player and stereo system. Décor is a combination of classy traditional and modern, but with a relaxed feel. I think a family would be very happy here for a week or so. The apartment is in a lovely residential area in Chelsea, but close to shops, bars and restaurants. Harrods is a comfortable couple of blocks stroll down Sloane Street and the shopping on Kings Road is a better bet than trundling along to Oxford Street. For self catering, provisions are close – Partridges (just off Duke of York Square) for important supplies (on Kings Road) and MacDonalds and Subway are another short stroll away. Museums and Parks are also within comfortable a comfortable walk – in fact my one relief was not to have to push amongst crowds, nor be forced to sweat it out on the tubes to get anywhere. I’d definitely stay here again – and this time for the week. However, if you plan to have your last day out in London before returning home, try and get a later check out. You need to vacate at 10.00 a.m. We left our bags at No 41 Draycott Place, which was fine as an alternative. P.S. Some of my photos were taken at night.

This review is based on numerous recent hotel and apartment stays, in London and other cities, and my own knowledge of London, having lived there for many years. It intends to be unbiased and fair and I am very happy to answer questions on the area or the accommodation so please feel free to ask me anything that I have not covered in the review.

“The Apartments” are a group of “serviced” apartments (we’ll come to that later) situated in a number of different London locations. The accommodation is allocated on arrival, which is fine if you do not have specific location needs. The ones in Chelsea, for example, are all in good locations, with the possible exception of Britten House, which is very near a public house and not so near a tube. But there are buses on nearby Sydney Street and King’s Road – both major (and busy) roads.

We stayed for 7 nights in a ground floor studio in 41 Draycott Place. This is a fabulous location – for those who don’t know London, it’s in the Royal Borough of Kensington and Chelsea, property here is expensive and all in all it’s a desirable area in Zone 1. The nearest tube station is Sloane Square (District and Circle lines) a few minutes’ walk away. Harrods and Harvey Nicks are not far away, neither is the Saatchi Gallery and the iconic King’s Road, with all its shops and restaurants, just around the corner.

Before we arrived, we had asked them at The Apartments if they could allocate us a quiet room with a bath but only received a rather rude reply saying there was nothing they could do to guarantee the request. While I understand that, I was surprised they didn’t also say they would do their best to try to accommodate our needs and be a little more friendly! Not a good start.
Please be sure that you understand this is deemed a self catering apartment (there is a certificate in the hallway to this effect) but the website clearly says that it’s a “serviced apartment”. Mmmmmm. As it happens, they did tidy up the apartment twice during our 8 day stay but when you read the information booklet, you see that Housekeeping come once a week, charge £35 extra to change linen or towels and if you require an additional clean they want to charge you a whopping £70, therefore to call this “serviced” is a bit of a stretch. To be expected to keep one’s towels for a whole week, I think, is not appropriate when you are paying more than £150 per night for accommodation, central London or otherwise. At the very least they could come in every two days and empty bins and top up toiletries (which are only provided for your arrival but not replenished). It is ironic, therefore, that for a large part of each day you will see cleaning utensils and rubbish bags and laundry bagged up in their multitude in the hallway leading to your apartment.

Instead of there being any sensation of guest care, you get the feeling that now you’ve checked in, you’re on your own. Two days after our arrival they slipped a note under our door to say they would be inspecting the apartment the following day – great, we thought, this means they are going to service it after all. But no, they were coming in to measure up for new kitchen units – yes, a complete stranger walking into your apartment (who knows if they’re accompanied all the time?) and invading your privacy whether you like it or not and you are also not invited to give your consent or decline. Another day there was a very severe looking memo – which looked a little like a death threat, all typed and nasty like you see on the movies - handed to me by a stern looking woman who didn’t say a word, just handed the note and walked off as if she was handing me a court summons. Gosh, they need to work on their customer care! It said they were coming to install new blinds the day before we were leaving but she marched off before I could say that it wouldn’t be convenient (or desirable!) Why, oh why, could they not wait until just a few hours later when we’d gone? Check out is at 10 am so I’m sure they have time and they must understand that it’s not right or fair to expect a guest to be happy with renovation work taking place during their stays when they could easily organise themselves to timetable it outside of bookings. When we mentioned it, however, they did very cordially agree to reschedule the blinds’ installation until after we had left and they also granted us a late checkout, which was much appreciated.

On to the apartment itself. It is an adequate sized room with high ceilings and a double bed, one lounge chair (only space for one!) and coffee table, plus small dining table and two chairs. There is a functional wardrobe which is a bit institutional, plus shelves, a tiny little television (with a remote that doesn’t work well) that you can’t both see from the bed and a mixture of traditional and Ikea furnishings together with a floor rug that you trip over every time you go to the kitchen because it does not lay flat on the floor. There is wi-fi and it does work.

I found the bed comfortable, but my husband had back ache every morning when he woke up and has never had this before in his life. It would, however, be nice to have a duvet that actually fits the bed (and a duvet cover that fits the duvet) as this one barely stretches to the sides. We all know couples love to play the duvet-stealing game but the need to be covered during the London winter ensured this turned into a real battle!

If the windows were clean enough (which they are not, unfortunately) you would see that the view outside is of the row of terrace house, obscured by security grilles – not nice, but necessary in London, and you do get the feeling of safety. There is also a safe for your personal effects.
Just a note to tall people! Please be careful if you are staying in this apartment – 41 Draycott Place, Apt 2 – the internal doors are really low. I am 5’8” and although I didn’t quite have to stoop to pass, I did it instinctively as they are so low! You will have issues if you are 6 foot or more.
The kitchen is basic but functional and clean and has an oven, microwave, fridge and kettle but no washing machine nor dishwasher. There are cups and saucers, plates, bowls, glasses and mugs and various other utensils. Washing up liquid and a tea towel are provided. So are some teabags, coffee and little milk sachets: handy if you’ve arrived late and don’t want to pop out to the shops.

The bathroom. Sigh. If you like a lukewarm shower, you are in luck, as for portions of the day this is all there is. Either that or a shower which alternates being the temperature you selected initially and suddenly turning freezing cold, alternating between the two for the entire duration of your shower. Great – it’s less than 10 degrees outside!

Heat-wise in the studio, by the way, you have individually controlled radiators, so you can select your desired temperature with ease.

The room was perfectly clean and adequate, however you would not want to stay here too long as, apart from anything else, there isn’t much free space in the bathroom or bedroom in which to put your things.

Be warned, the entry phone system does not work so my friend, who came to visit, stood outside for 10 minutes ringing all the doorbells before being able to locate our (overseas) phone number and calling us to ask us to open the door for her. Very frustrating, and it just enforces my view that there is little attention to detail and making the guests’ stay enjoyable and comfortable.

Would I stay here again? I’m not sure. Although the apartment itself is ok, and the location is really good, there are plenty more rentals to choose from and I think until the staff organise themselves better to welcome their guests and think about what makes their stay comfortable, I shall be seeking alternatives.

Our party of 4 stayed in a two bedroom two bath apartment (6/36 Draycott Place, Chelsea) for a week (26th Sept to 3rd Oct). The apartment is in a fantastic location only a 5 minute walk to the Sloan Square Tube and a very sort walk to all the shops and restaurants on Kings Road.
The apartment has all the facilities that you require and they even supplied amenities in the bathroom which other apartments on our trip did not supply. The staff were fantastic and very helpful right from the first email sent to place the booking right up to our last day when our request for a last check out was no problem. If you are looking for a quality apartment in a great location this ticks all the boxes.

I was supposed to stay at the Fitzrovia apartment, but when I arrived the code didn't work. 30 mins later after phone calls via my travel agent it turned out that there was a problem with the apartment and Capital Residencies had determined that without contacting me or offering me a refund that that I should instead stay at their much worse Piccadilly location. This location features a streetlight immediately outside the bedroom of the 2nd floor Apt 1 shining in the window as well as loud street noise until 3am on a Tuesday. I slept on the couch. A terrible apartment far worse than pictured. Beyond this, Capital Residencies doesn't answer its "Emergency Line." You can leave a voicemail perhaps, but it probably won't be answered because this is a "tech enabled" hotel alternative meaning it will be unresponsive to its customers.

We booked an apartment via weeks in advance, payment was taken as expected a few days before and we had messages from the owner 2 days before to confirm we could drop our bags early on arrival.

When we arrived we were told the booking was cancelled, the apartment was unavailable due to repairs. They hadn't told us or Asked owner to find alternative accommodation (given we no had nowhere to sleep for 3 nights), he didnt ring back, and didnt answer phone again. There was another family there at same time who we didnt know, but turns out they had been told their booking was cancelled too "due to repairs" on their apartment. We found out NONE of the apartments were out of service due to repairs, all were occupied.

Want to warn others about this!

They advertise and I quote "all our apartments are decorated individually but furnished and equipped to the same high standard. The only differences between a deluxe and standard apartment tend to be the actual size of the apartment AND the location within a building (i.e. a standard might be on the 4th floor and a deluxe on the first floor". As I was going to London for an operation I booked a deluxe but on arrival, my keys having to be collected from a safe as it was a bank holiday and the office closed I was horified to see I was allocated the one and only apartment on the fourth floor. As the previous review states this involves 8 flights of stairs and being 61 years of age, female with enough luggage for 1 week's stay I was unable to get my suitcase beyond the second flight of stairs. I climbed the stairs minus the suitcase and had to stop twice as I was out of breath and knew without doubt after the operation I would never manage those stairs. I phoned their emergency number and after much argument they said they would send someone out to see what they could do to remedy the situation. They stated it would take 1 hour for this person to arrive. After waiting over 3 and a half hours and their emergency number not answering my calls it became apparent there was no one coming and I was being left to take it or leave it. I was totally frantic, it was almost 8.00 p.m.and I was due in hospital early next morning so I was left with no option but to text them stating that I would take a set of keys of another apartment from the safe allocated to someone else as I had paid for a deluxe and been allocated a standard and I had nowhere to stay... and lo and behold someone appeared 20 minutes later! So 4 hours after my arrival they then gave me a two bedded basement apartment saying that was all they had available. This apartment was musty and very basic but due to my circumstances I had no choice but to accept. They initially billed me with an extra charge of over £200 but retracted this after my letter of complaint. What a dispicible, unprofessional and callous way to run a business and it was totally unacceptable of them putting me in a postion whereby through sheer desperation I was forced to take such drastic action to get them to assist me. Had I not had a hold over them I have no doubt I would have been left with no option but to book a hotel and had a real fight on my hands to get a refund of my money paid in advance for the apartment. On inspection of the fourth floor apartment trust me after seeing two of the apartments decorated in the same style they are very very basic.

The Apartments at 41 Draycott are located over eight floors. Other accommodation linked to this company are in other similar buildings but some, not all, have lifts. You are not guaranteed any particular flat and this is made clear in correspondence when booking. This is where the warning comes in:
Do NOT book with this company if you have any particular medical problem and can't climb stairs. You never know where they will place you. And it is, fairly costly, but not unduly so for London.
A three-night deposit is taken from your credit card more than a week in advance of your arrival. This is non refundable.
We were horrified - having booked a couple of months in advance - to arrive after a long flight and find ourselves struggling up eight flights of stairs to our assigned one-bedroom flat. "An upgrade," boasted the office clerk, to our request for a small studio for a four-night stay. No wonder they thought it was a bargain. I doubt anyone had been in the place for months - unless they were an Olympic athlete!
When we objected because my husband had severe asthma - imagine stepping out for a newspaper! - and couldn't climb eight flights, they suggested the flat in the basement (but only if the current tenent left in a few hours.)
When we were finally admitted to the flat - four hours later, we were exhausted - the plumbing was wonky, the shower didn't work properly and the toilet didn't flush. The bedroom was musty and the flat itself didn't look or feel clean. When we objected and said we weren't happy, we were told there was no refund. And they had, upon our arrival, demanded the full payment.
A bad experience all round. We left and headed for the Sheraton Belgravia after a heated discussion with the office staff.
We've lost the deposit and will likely not see the money for remaining night paid when we arrived.
Another big minus - you can pay up to 50 pounds for a change of linen and towels. Robbery. The staff were unhelpful. A nice location, but a good place to avoid.
As well, the place is quickly becoming shabby and is cheaply furnished. The draperies need cleaning. The carpets need replacing and are lifting in some places; the first flat we were shown had a rent in the broadloom that could cause a bad fall.
All in all, I know for a fact now there are far better places to stay in London if you're looking for self-catering accommodation!!!!

We always appreciate feedback from our guests and endeavour to address any issues raised. We would like to make the following comments on this review. For anyone wishing to make a reservation at The Apartments, we ask for a booking form to be completed. This booking form clearly details our terms and conditions so that the guest is aware of these before making the reservation. As per our terms and conditions, the company reserves the right to vary the accommodation , provided it is of equivalent standard to that reserved and the alternative may be in a different location. Our check in time is from 2pm onwards, again this is detailed in our terms and conditions and if a guest arrives prior to this time we cannot guarantee the apartment will be ready, however, we do endeavour to provide a day room until the apartment is ready. Additionally, when confirming a reservation we do ask our guests to advise us of any special requirements, ie the need for an apartment on a lower floor due to a medical condition, well in advance of their stay. The Apartments consists of over 65 apartments and whilst we run a comprehensive maintenance and refurbishing programme, ocasionally a fault is, inevitably, not addressed quickly enough and for this we apologise. The temperamental toilet and the loose carpet by the door threshold have already been fixed.

i stay in Chelsea several times a month in hotels and thought it may be nice to try an apartment so booked through specifying a bathroom with natural light. When we arrived to collect the keys, the agent was on the phone and ushered the non English speaking maid to give us the keys and point us in the right direction. After 4 flights of stairs (somewhat hot and bothered) we got into the extremely hot and smelly apartment that didn't at all resemble any of the photographs on the website. Certainly not luxury or spacious as advertised, more extremely tired, pokey and uncomfortable. The bed was old, small and uncomfortable and reminded me of the one i bought in my first apartment, the cheapest one in the store! The bathroom was tired and tiny - with no natural light. We immediately called the manager and were told to take it up with as it was not their problem and were advised that they didn't have any bathrooms with natural light - although there is one on the website?! I can only assume the window was retouched in after - the photographer certainly did do a good job of making the apartment look completely different to how it actually was. This is the first time i have felt compelled to write a bad review, which says it all. I can only assume the good reviews on here are put on by the owners or by people who are used to staying in youth hostels. Terrible apartment, misrepresented and dreadful staff.

Where does one start? The heating system does not work through the night and countless complaints don't seem to make it work either. I have a 11 month old freezing every night. They have an emergency out of office hours number - when u call it, all they tell you is someone will call you at 9am to check it!! Hahaha... Why did I call u then? The bathroom doors don't have locks, no hanging points, very poorly lit flats, wardrobes don't have shelves, serviced just once a week.... I haven't been to a worse service apartment and this is the most expensive one I have stayed in!

We had made reservations to stay at this property about six months before our visit. Three months in advance, we had to cancel. We cancelled properly and had the documentation to prove it.

On the day of our intended stay, a large sum cleared out bank account. It was from The Apartments. It took several weeks worth of emails to get a response and then a reversal of charges. We also incurred some NSF fees due to the money being taken out without expectation or authorization. Property refused to refund those fees, offer a discount on a future stay, or, indeed, to even respond politely to the requests.

Good news - got most of our money back. Bad news - out the NSF fees with no apology.
