Pea top farm is a charming farmhouse offering B&B accommodation. We are situated in the quiet village of Culgaith in the Eden Valley, just seven miles from the historic market town of Penrith, within easy reach of the Lake District, Pennines and Yorkshire dales. We have four modern, comfortable en-suite rooms, one with disabled access facilities, resident's lounge and dry room for storing walking boots and waterproof clothing. We stayed at Pea Top Farm after it was recommended to us by friends of ours and we weren't disappointed. We were in Room 1, a double room with views out over the courtyard to the countryside beyond. They have just converted a barn into accommodation so it is all brand new and very tastefully decorated. The bed was really comfy and the ensuite bathroom had a trendy walk -in curved glass shower. The breakfast was excellent, I have a wheat allergy and they even had gluten free bread for me to toast each morning. The hosts were really friendly too - we'll definitely be going back!

We have stayed at Pea Top Farm repeatedly and so feel bound to write a review- though I'm secretly hoping I'm not reducing our chances of finding vacancies when we want to return!
Our first visit was a (very) lucky find when all B/B's in the locality were inundated for the locality's busiest weekend- yes really! Conversion of the Farm buildings for B & B was only just completed so no advance bookings had been taken.
What a find! We prefer homely hosts who are genuinely interested to engage with us (even if we do have a lively grandaughter with us who thinks we're going to stay with relatives who will give her undivided attention............) She met her match in Joanna who had even got her husband to frame the picture she had sent on ahead and hang it in our room. Aaagh!
Here they really do make us feel at home- Daisy goes to feed the hens - sorry 'the girls'- and insists on being back in time to put them to bed. I haven't told her yet there's a duck pond planned!
We believe it's special. (But please don't tell everyone.)

My husband was staying here on business so i went with our 3 year old to join him for a few days. The owners David and Joanna couldn't be more helpful - they were lovely and my hubby is back there next week because it is such a nice place.

We stayed in Pea Top cottage for a long weekend with our Cocker Spaniel. Spotlessly clean cottage - although renovated to a high standard 18 months ago it looks quite new. The owner had kindly provided a lovely welcome pack consisting of fresh eggs from the farm, bacon,milk, a bottle of white wine and a bottle of claret! Although the living area is small and open plan, we had everything we needed - comfortable beds (2 bedrooms), clean, quality linen, all kitchen utensils as well as a dishwasher.
We had a very pleasant stay - good value, too. Would certainly return.

Sadly this B & B has gone downhill. We were immediately struck by the shabby look outside, flower beds not tended etc. We were shown to our room which was small and very uninteresting. But worse was to follow, the beds (two singles) were diabolical , cheap mattresses which sloped dramatically and were no support at all on wooden slats !!! In the end we had to wedge a pillow under the mattress to prevent falling off the side of the bed. The TV did have a picture but No sound at all.
Breakfasts were good and friendly hosts but would not stay there again.

Thank you for taking the time to write this review and bring these points to our attention. I am disappointed to hear that some of your aspects of your stay here at Pea Top Farm did not meet your expectations. Thank you for your compliments about the breakfasts and hosts, we pride our selves on our friendly atmosphere, and good breakfasts. We source top quality ingredients from the local area including our very own peep of chickens. I agree that our flowerbeds did not look there best during your stay as the poppies were coming to their end, and we like to collect the seed for future years, however they are now back up to standard. We do not advertise our selves as Boutique or Bespoke B&B but would like to think we run a friendly, helpful and clean B&B. We have checked the beds in the room you stayed in, and made sure that they are in order. We use Sealey mattresses in all our rooms, as we recognise the importance of a comfortable night's sleep, and therefore prioritised the mattresses when purchasing items for the rooms. Unfortunately televisions are sometimes temperamental, and I am sorry that on your last night you had problems with the sound. If you had brought it to our attention when you first found the fault we would have replaced the television there and then. Again, I am sorry that you didn't fully enjoy your stay with us, but thank you for taking the time to give us your feed back.

My brother and myself have just spent four nights with Joanna and Dave and I must say what a great time we had. The room was clean, tidy and very comfortable and the breakfast was perfect.
You could not ask to meet anyone more friendly and if I ever need to go back that way I would not stay anywhere else.

We found this place for a last minute getaway and were not disapointed! Pea Top Farm is a small b&b with 4 tastefully decorated rooms, and lots of character. On our arrival Joanna made us feel very welcome by showing us round Pea Top and she even asked us what time would we like our breakfast in the morning.
We went over the road to the Black sheep Inn for Dinner- we didnt book. The food was Lovely and service very good, although a tad expensive- you couldnt falt them on the quality tho.
Joanna leant us a torch for the journey back - which was very thoughtful of her, and a good idea as we'd practicly drunk the pub dry and stagered back!
Breakfast was delicious- as joanna has her own hens, the eggs were the best we'd ever tasted! There was plenty of choice- cereal, yoghurt, fruit, fresh juices and of course full english and toast & jams. We were stuffed!
The room was very comfortable, good bed, hot shower, good food and all for a very reasonable price.
We truely felt like we were staying with an aunt and uncle - i almost gave her a hug on the way out! we would definitely like to return one day. If you get the chance to read this Joanna- thanks for making our stay so pleasant. XX

The cottage was on one level which suits people with mobility problems, the kitchen had everything you would need to cook a sunday dinner if required. Everything was clean and tidy so what more can you want.
Easy access to Penrith for shopping also a good starting point for exploring the area. The lady running it Joanna was very welcoming and we had some eggs from her chickens and a bottle of wine.

Just got back from a really lovely week at Pea Top Cottage. The cottage is a real delight, cosy and extremely well equipped with everything you could possibly think of to make your stay comfortable, including a super king size bed! A welcome pack of bacon, eggs and wine was a really nice touch and very much appreciated. : )

Just got back from a lovely week at Pea Top Cottage. Very clean and comfortable and friendly owners who were very helpful. Really appreciated the welcome pack of local bacon, eggs and red and white wine. It was lovely to come home to a warm cosy cottage after a day out walking. Our two Jack Russell's were welcome too and had a great time. Thank you Joanna and David.
