We paid £90 a night for a superior room that was in the basement and under the restaurant so you heard furniture being moved around early in the morning, the view we had was a grass bank! and in the corridor outside there were old pieces of furniture. Made the booking over the Internet, the photo's looked good. Stayed here for two nights and paid upfront but wish we hadn't! We actually tried to find somewhere else to stay second night but as peak season everywhere was fully booked. I really like the Eagle House Hotel. The restaurant was surprisingly good for a small hotel. The whole place seemed perpetually under-staffed, but the staff they had worked really hard and always had a smile for the guests. Parking is limited, but at least it has some. Great little hotel based in St Leonard's so about 15 min walk along the seafront to Hastings, perfect with kids.
