appreciated the comfortable chairs in the decent sized bedroom. High quality finish to everything and spotlessly clean. Bed was lovely . .a bit like goldilocks 'just right' breakfast was one of then best we have ever had not greasy at all, hash browns were stunning, perfect fried egg, really thick slices of bacon and a huge pot of tea! Loved this place. Stayed in room 2. Ample king size with nicely sized bathroom, not a chubby hole. Great shower. Great bed.Love the style. Hosts friendly and couldn't do more to make you feel welcome and comfortable. Very well equipped room.Would definitely go back. Couldve lived in the room happily.

We had a really lovely stay at Number 14. Phil and Nick were such lovely, friendly hosts. We were greeted by Phil and introduced to Nick. Parking was quickly sorted for us. We stayed here in 2012 when Chris & Terry ran the joint. Nothing's changed since Nick & Phil took over; linens still crisp, rooms still spotlessly clean, floor still slopes, breakfast still delights. There are now two dogs in the mix, scrupulously kept locked up during breakfast but around enough for dog-lovers to enjoy. I would happily stay here any...

Stayed here on the 3rd of December and found the place nice and clean with the hosts really friendly and welcoming , the full English breakfast was lovely but could have done with a bit of black pudding , but plenty of other things on offer with lots of toast and a big pot of coffee . Found the room...

Only stayed for one night to spend the day in Brighton but couldn't really ask for much more. Greeted well by terry, very helpful and personable. Room was fine, clean and comfortable for the night. Breakfast great and so too was location. Would stay again.

Very friendly hosts! Situated at a good location in Brighton, and you got your own key. Close to the sea and walking distance to all main sites, but still located on a quiet street. Serving a Superb full English breakfast and offering cosy rooms with nice bathrooms. Highly recommendable!

Terry is a lovely guy and. great host, the rooms are great and the breakfast lovely - go there - just do it . It is located well for exploring Kempstown, but also an easy walk into Brighton Centre and the Northlaines etc.

I absolutely loved my visit here! The room was spacious and beautifully decorated, a roomy ensuite, and the biggest, comfiest bed that I never wanted to get out of! Arranged a B&B booking and the pre-visit communication was quick and helpful, indicative of the friendliness of the welcome. Terry provided a voucher to enable us to use residents parking outside 14, and gave us brilliant advice on what to do in Brighton. Comfortable bedroom - not the biggest bathroom but everything that was needed and a stunning breakfast
