Hotel is fine but would describe as below average. Had to climb 8 flights of stairs to get to and from the room, no lift! Found hairs in the bathroom which were not ours! Staff did not have any customer service skills, waited at reception (despite pressing button) and did not even acknowledge us in the breakfast room, no guidance... More

Lovely Georgian building in the centre of Brighton, right by the new i360 and the skeleton of the West Pier. The room was large enough, with a high ceiling, but the bed mattress had seen better days; I could feel the springs. Great location and rooms were basic but clean. Parking can be quite expensive but if you contact the hotel they were able to suggest for £10 for our one night stay. Nice enough little hotel in Brighton, 5 min stroll to the Lanes and the heart of Brighton. Clean, small room, shower ok, TERRIBLE bed. For the cost we expected breakfast to be better. Very nice location and close to parking. Room very basic. Clean but very small to accommodate 3 people. We were lucky to have glorious weather but the room became very hot indeed and the window did not provide enough air for comfort. Bathroom lovely but again no ventilation. Booked this B&B at the last minute and was a lot cheaper than other B&Bs in the same location. Was pleasantly surprised by the hotel. It's right by the seafront and next to a car park, easy to find and to get around from. Can see the BA tower from the hotel and only few minutes walk from the pier.... More

This hotel was in an excellent location near the beach and all local sights. Rooms were clean and breakfast was adequate. A little bit aggrieved as we seem to have paid more than double the listed price and for the money we paid - just under £500 for two nights would have expected more.

Stayed here for one night (booked last minute so got a good deal for room) great location, clean , conformable and friendly and helpful staff. Breakfast was good and checkout etc easy. Quite busy around in evening time but overall a good stay and would return. Shared bathroom was ok as near by and clean.
