Nice hotel room, comfy bed, clean bathroom and towels. 5 minutes walk from city centre, 5 minutes walk from Uni. A bit expensive though, but might be because of the location. Good English breakfast, won't recommend the continental one... We went there with my partner, it was quite nice. Nice restaurants around as well. Free wifi. Nice stay all together

Great location (3 min from train station and within walking distance to city centre), tea and coffee supplies and complimentary toiletries, big and quiet room (booked a single ans was given a double for the same price), excelent internet connection, good breakfast (continental and english). Had to check-in in a nearby hotel (not in Number Twelve) and also had to...

Clean, well maintained en suite room with tea and coffee making provided. Second floor room at the back so really quiet but with a view over very untidy back gardens and sheds. Nice shower and toilet and lots of room with seating and small wardobe facilities in my single room. was offered parking in the square so they are obviously...

I needed a single room for one night. I wanted to have convenient parking overnight and be near the centre of Exeter. That is just what No 12 provided. I had checked on Trip Advisor so knew to check in at the sister hotel. Provided with free parking in the council run car park in the square overnight and breakfast...

I stayed overnight during a trade show. Although I had booked into Number 12, my room was in the Georgian Lodge across the square. Room 9 is on the fourth (top) floor, so not great if you have lots of luggage as there is no lift. They would provide you with a ticket for parking in the public car park...

I have just returned after 2 nights and would say its okay but nothing special. I booked into number twelve but when I arrived at 6pm on Saturday the sign said to go to The Georgian Lodge across the square for attention. i was a bit concerned that this was workman's lodgings as there was nobody at this site. When...

Great communication from the manager and with the deal at £60 was o.k. priced. Everything went smoothly other than the wifi not working in the room at all. Great for a short stop over before heading down to Cornwall.

this is a ridiculously overpriced hotel, suitable for travellers looking for an overnight stay only. It's good for students and back-packers if they have plenty of money to throw away. The room was ok,the good point was that it was very clean, the en suite shower room was so tiny you could hardly move in it. Breakfast was good if...

Number Twelve, I like the name and the lovely look of this B&B. When you reach the door step- it is like coming back to your own home, safe, quiet and nice. Stayed 10 days, from 26 Sept 2011 to 6 October 2011 room 23. Reason for stay - Visit the University of Exeter. The room was wonderful, big, simple,...

We had a double and a twin room here. Location was great - I think we paid full price (£75 per room, including breakfast). However, the beds were awful. Ancient, the double sagged and the springs were totally shot. My teens said the singles were rock hard. A minor irritation is that the building at Number 12 has no reception,...

“There are two single rooms in No 12. I was in room 22, right at the top with a sky light. It had an automatic blind which worked well. Other single is downstairs and I wanted the quietest room available. In summer it could be a very hot room as it is in the attic!”
