Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

Seen better places run by the chuckle brothers. What an absolutely appalling pair of individuals. Should be ashamed. If you need convincing not to stay here, google ‘4 in a bed Eden lodge’ literally worse that faulty towers - similar, run by the last of the summer wine numpties.

Had a two night stay in December 2019. This establishment is well and truly overpriced. The place is falling apart. The only two good thing about this place is the breakfast and the location. I should of checked the reviews before booking, lesson learnt.

First let me clarify that I had lived in Falmouth for many years so I knew the location of the property before booking and this was a key factor in my decision. A pretty listed building close to the beaches and town amenities with a pool that we could use, and a cooked breakfast supplied.
I was visiting Cornwall from the USA for a family/friend's reunion and wanted to spend a few days in my old hometown before moving on to another location.
I was staying with my three children, and we shared a top floor room with four single beds.
We phoned before arrival, but the owner was leaving so they left the key in a lockbox, (The owners were only at the hotel for a few hours each day. Most of the time reception was completely empty and did give me concerns over security. Anybody from the street could walk in unchallenged.)
The UK was having a heatwave and temperatures were higher than normal. We walked into our room, and it felt like a sauna! No windows were open, and the blinds were all open. The sun had been beating down on the roof and streaming in through the windows all day. After opening the windows and shutting the blinds we dropped our luggage and left to allow the room to cool down. (No AC in the UK of course.) The owners obviously didn't care about our comfort.
We were using the bathroom on the landing. And had our own key. I walked in and it stunk of silicon sealant. I saw mounds of the stuff all around the shower sill. When I turned the shower on, I noticed that it wasn't draining so turned it off before it overflowed onto the floor. When it had drained enough, I rinsed and got out quickly. I had to warn my children to be careful not to floor the floor.
Next morning at reception I met another lady waiting for the owner to arrive to complain that her ensuite shower had no hot water. I complained about our shower not draining and she said she'd send up her partner to fix the problem.
He came up later that morning with a few tools. Spent 10 minutes and then told me he's put some Draino fluid down and it would be fine to use in an hour.
Later that day I used the shower, and it was even worse then before. Filling the sill immediately.
I phoned the owner, and she picked up. I told her the shower was still useless and requested a new room or different shower to use. She allowed us to use the shower on the floor below and said her partner would fix our shower again tomorrow.
But she told me not to turn the lights on in the other bathroom as there had been water damage to the electrics in that bathroom. (Probably caused by the water leaking from our shower!) I checked out that bathroom and it was new and modern but there were drips of water on the ceiling. There was no signage to warn guests not to turn on the lights!!! My daughter rushed to get showered before it got dark outside.
He came to fix the shower again and did the same thing. He was clearly not a professional plumber, and this problem was not new to him.
That evening I used the shower again and it was still not draining. On top of this some other guests on our floor had been asked to leave for smoking in their rooms and had kicked the door to our bathroom as they left and cracked the door frame, making it difficult to lock with the key. I told daughter she could use the shower on the floor below again. Whilst she was using that shower the owner started banging loudly on the door trying to ask her to get out. My daughter was alarmed and upset. So, we confronted the owner and told her that our shower was still not draining, and the door wouldn't lock so my daughter would continue to use that shower until we left. She reluctantly after I'd shown her the damage to our shower door.
(Had they got a plumber in to fix our shower in the first place they wouldn't then require an electrician to fix their electrics on the floor below!)
Other issues:
Cooked breakfast was either bacon or sausage on a bread roll or pancakes cooked to order during a brief window in the morning. Poor to say the least.
Swimming pool. This was being used for swim lessons and pool parties and only available to guests for an hour here and there. Not as advertised.
Parking: Very limited spaces and difficult to find a space on the street as town was busy with summer visitors.
Room was crowded with 4 single beds, different to website photos.
A mini fridge would've been an improvement as we had nowhere to store milk or drinks during our stay
Roller blind fell onto my bed during the night. I found out the blind was only secured to the roller with Duct Tape. Obviously, an earlier repair.
Small portable fan in the room didn't work unless you removed the front cover.
Throughout the hotel the wallpaper looked as if it had been hung by a 10-year-old.
Dead flowers in the piano room.
Bags of laundry sat on the floor in reception throughout our stay. Fire hazard?
The sign outside the hotel had 4-Stars. Probably a rating given by the owners?
I later found out that the owners and hotel had featured on a UK TV show called 'Four In A Bed' where B&B and hotel owners compete against each other. They had come last and received scathing online comments which caused them to change the hotel name from Eden Lodge to Pendennis Lodge.
Had I known this I would not have booked at this place.
In short, if the hotel inspectors had visited during our stay, I'm sure they would've been shut down immediately.
We were glad to leave after our four-night stay and thankfully went to a much better location.
I didn't even bother asking for any kind of refund when we left. I just wanted to get out as quickly as possible.
IMHO the owners need to sell up and let somebody take over who cares and who know how to run a hotel properly. Somebody who would do the old building and great location justice.
My advice:
Visit lovely Falmouth but do not stay here!

Absolute money hungry sociopaths! Quite clearly using innocent people for their money by drawing them in with fake pictures.

Honestly, they should loose their business.
Karma will catch up with you both.

The place is disgusting, dirty, smelly, would not return if they paid me to stay there. Owners not nice people, even breakfast oily and overcooked, dirty cutlery, see for yourself, clips on you tube, was on four in a bed

My question would have been why wait 5 months to write a review? This comment stinks to me. No one waits 5 months. Is there something more sinister behind the comments? A bitter rival perhaps? I personally would not take this as a genuine review
