Here presently in one of the cabins. Have also stayed at different times in our van on a site. Can not fault KWR. Beautiful setting, gardens lush, green, healthy, lots of shade for summer, concrete pads for vans, even small clothes lines provided on most sites, gazebos housing picnic tables, spotless , free barbecues placed liberally around the park, bathrooms so clean, modern, 3 pools, heated to comfort level, one being a gigantic spa, beautiful lake where one can sit on one of the many seats situated around it, peacefully enjoying the water birds and their chicks swimming around, there’s lots of safe fun for the ‘kiddy-winks’ with fencing surrounds, (3 great play areas with heaps of things to keep them busy) a huge playing area all lawned, for the odd game of cricket or footy, a camp kitchen that we would all like to have in our own homes, nothing missing and clean as a whistle, wheelchair access to all amenities as well as units to suit, easy access to beaches, city, shops, hospitals, bring your bikes, don’t just take my word for it, treat yourself and book in. KWR team has a culture of ‘friendly, helpful, and are warm and welcoming’ which hasn’t changed over the years we’ve been visiting, The cafe is a wonderful luxury, fresh, tasty meals, or just something light, great coffee, I couldn’t fault the young staff members, and the service is fast as well as friendly. P.S. Also two well equipped, laundries with dryers (and ironing boards)

My overall experience is positive. The park has great facilities for families, nomads ands singles/couples cabin options. 99% of staff have been great and helpful, friendly and did exceed expectations during this busy weekend. My first cabin booking was ok. The cabin could comfortably sleep a couple and has all the items you would require if you decided to cook in. The cleanliness was ok with a few minor areas the lack a high level of attention (see photo attached). This minor issue was the lack of cleaning between the couch cushions, in addition the couch has no support so if you have difficulties standing up this could be an issue. This was in cabin 81.
My second leg of my staycation was in a ramp accessible cabin. This cabin is much bigger than the previous cabin but does not have a couch. The bathroom is large and accommodates for people who are using a personal mobility device. My main concern in this cabin is the windows, especially in the bathroom. The window latches have a stepped locking style mechanism that a person in a wheelchair would have difficulties opening and closing (specifically the bathroom). The kitchen is well equipped, but again I feel that the layout of the cups, bowls and plates would be a challenge for anyone who could not stand without assistance.
In both cabins I did notice the beds are on coaster wheels that can be locked in place. For some reason I have had to lock these in place myself as the beds tend to move when hoping in to and put of bed. The beds were of similar quality and did not irritate my existing back issue. I did sleep well in both cabins.
My overall summary is that if you need to be close to the CBD or North Perth then this resort will be a comfortable stay. The resort is near a major shopping centre and the Mitchell Freeway.
I have had a great time here and did not encounter any negative guests whilst using the pool, walking around or stopping for a quick chin wag. As I stated in the introduction 99% of the staff did demonstrate great customer service and attended to any issue raised promptly 👌

This caravan park was the bomb dot com!
A cafe on site, jumping pillows, playground out our front window, immaculate facilities and super friendly staff and groundspeople.

When you arrive, the groundsman meets you to take you around in a golf buggy and pick out a suitable site for your van and even offers to help you back in if needed.
The sites are concrete with plenty of surrounding grass and big enough to park next to your van and have your awning out. Each site has a mini clothesline to share with your neighbour and plants between each site for extra privacy.
The laundry had the biggest dryers I've ever seen - large enough to throw my entire bed of bedding in.
We'll definitely use @karrinyupwaters as our base next time we head home and would thoroughly recommend any travelling families wanting to visit Perth to use this park as a base too!

We have not stayed at the park for a few years and once again enjoyed our family staycation. The location for a quick family getaway is fantastic. You can see there is a lot of $ being spent in the park to make it something special.

Like other reviewers the cleanliness at the park when your paying $90 a night for a caravan site needs to be improved. The pool loungers are filthy and the rubbish was not cleaned up in the pool area during our stay. As the price is really getting up there you expect the park to be maintained at a very high level.

The pool area was packed out all weekend. I would certainly not want to stay on a long weekend, it would be horrendous.

The only way for park guest to enter the pool is by squeezing past the busy cafe. This is very tricky when your trying to negotiate past cafe patrons, their kids, scooters and shoes sprawled across the pathway. Moving forward it would be fantastic if the entrance to the pool was moved. Don't even get me started on those stupid prison turn style entrance gates aaaggghh.

Being able to order food from your phone & pick up at the cafe is awesome. The quality of the cafe food was good however, the portion sizes were way too small. We ordered kids meals and my kids were still starving. It costs you nothing to fill up the chips, when people feel like they are getting good value they will keep ordering. When you feel like its a rip off you go back to the van and make lunch instead.

Overall our family had a nice stay, the kids had a lot of fun, the cleanliness needs to be improved. If the cafe was better value next time I wouldn't even bother packing food, we would just stay and eat at the cafe.

This park is the best one we have stayed in the Perth area. There are two large pools a great cafe and it’s an easy distance to beaches and shops. However, when we arrived (afternoon on a Monday) the bins were full to overflowing and the toilet/shower block looked as if it hadn’t been cleaned that day. The bins were not emptied until late morning the following day. You couldn’t fault the staff when a problem was reported (eg no toilet paper in the swimming pool block) but it is apparent that these areas are not serviced frequently enough especially as this is a very large site which is attractive to families with young children and they have high usage. A review of this would greatly improve the visitor experience.

Karrinup Waters is a beautiful camping spot especially for families with the onsite heated pool and restaurant being a standout. It is quite expensive which is why I was surprised the resort does not offer free wi-fi to it’s customers. The other ‘downside’ was the campers kitchen which was a makeshift affair out in the open which looked quite dangerous with the trailing extension leads and kettle very near the sink as per photo.

We have stayed numerous times over the years at KWR, in onsite accomodation and our camper trailer and love the facilities however for the first time left a little dissatisfied. We stayed 6 nights in our trailer, very happy with our site size and location, close enough to amenities and far enough from jumpy pillow, or so we thought. The bins were emptied twice while we were there, the second time on checkout day, we had rubbish blow all round our campsite constantly which we picked up. The toilets and showers closest to us became unusable because of the cleanliness of them and it was obvious they weren’t cleaned for a few days as someone had left a “painting” on the wall, and even the brand new ones were let down by blocked drains from hair etc and just not checked! Even our teenage kids commented on the fact that at 10.30 at night kids were still super rowdy on the bouncy pillow- not just one night but all nights! And then some early morning risers did the same. We appreciate it is holidays and some of the blame needs to be levelled at the parents who seem to think they don’t need to parent while on holiday and maintain some social responsibility however we are sure that if Park management gave a few stern warnings that could be easily kerbed- right now it’s letting a great park down as its mayhem on there at night with young kids and teens! Pool facilities are fantastic, location is fantastic just a few issues need to be addressed for it to be the park it should be!

This review pains me to write, as the facilities at this camp ground are the best I’ve seen. Amazing pools, great ablution blocks, excellent site allocation system, great bbqs and playgrounds.

However after staying two nights, we could take no more. The giant air pillow trampolines are left inflated ant lit up with flood lights until late at night. This attracts all ages of children/teenagers, who screamed, yelled and played loud music until 11pm both nights we were there. Not just a couple of kids having fun, but up to 25 kids at one time, yelling at the top of their lungs and at times physically brawling until late at night. Most camp grounds shut these types of playground facilities down at around 7pm, which quiten the park down considerably. I discourage young families from either staying here, or at the least discourage locating their tents near the playgrounds until some control is maintained over these areas, or your children will not be able to sleep.

We won’t return, neither will the other families near us, until some order is maintained over the park.

Nice large park with large caravan sites. Not sure I like the choose your own site method they use here, whilst it has it merits, when you are a large van it’s annoying that a small camper van can choose a large slab site at the expense of a caravan.
Be warned the pool area is a fair walk from the caravan sites at the bottom end of the park.
For a park this size I would recommend they add additional washing machines, only 5 machines to service more the 150 sites, it’s like feeding time at the zoo from sun up.
Disappointing to see a lack of recycling bins around the park, this could be easily improved.
Lots of rubbish blowing around the park as well, for a resort it is disappointing to see.
May I also suggest management start terminating bookings when kids fail to listen and remove themselves from the deflating jumping pillow. This is just a lack of responsibility from the parents failing to control their kids. Last night I counted 9 times the group of at least 30 kids were told to get off the deflating jumping pillow. Set a precedent and it will soon stop. Amenities large and clean, probably best I’ve seen on our travels so far. To sum up, nice caravan park, but could improve on the small things.

This Caravan Park does have a wow factor to it, from the pool areas to the on-site cafe and the good choice of cabins and well kept grounds. It is a popular Caravan Park, especially for families. Not too far from Perth City with freeway being close by and around a 15 min drive to North Beach. Stayed in a one bedroom family cabin with Verandah which accommodates up to 4 people. The only negative was the shower, which I found to be a little slippery and nowhere to put shampoo etc; The two TV’s, one in the main bedroom, was a bonus. Yes, would stay again when next in Perth.

Hi Nick, thanks for your recent review, it's much appreciated. We have baby baths in our wheel chair accessible toilet pods. A key (deposit required) is required to access these pods though gives you private access to a toilet, shower and baby baths. . We also have a baby baths that we can loan for customers staying in our cabin accommodation. Kind Regards Management

All the sites are powered, but to find out whether there are any available you will need to phone Karinyup Waters Resort yourself, I am not an employee of the Park, just a happy customer ...you can also check online, but often speaking to the lovely girls on reception is more productive. All the best...coming up to Australia Day so am guessing they could be booked out, give it a try anyhow..
