Spent the night in Overland 1 and I feel like I have stepped inside a storybook. I am so overwhelmed by the beauty of the gardens and surroundings, magical encounters with tiny animals, and the absolutely charming train carriage. The absolute majesty of a sunrise walk around the grounds is lingering and I am straight up spellbound. The staff are so friendly, the shower is fantastic - the water pressure is terrific and the heat outstanding, the beds are wonderful, there are a bar fridge and kitchen things in the room, and plenty of drawers and shelves for clothes storage. I thought this would be a one off visit after doing the great ocean road but there is no way I could discover this pocket of paradise and not return. Absolutely phenomenal and a perfect weekend getaway. Highly recommend and I can’t wait to come back - and I hadn’t actually left yet when I wrote this. What a wonderful wonderful place. 40/10.

My family and I made a booking to stay 6 nights from 27th Dec 2020 through to 2nd Jan 2021. We paid in full and I confirmed our booking with Geoff. He emailed us the dates that we wanted and I even called him 2 days prior to Christmas to remind him of our trip and to ask if there were any microwave facilities. He told us that the microwave was not a problem and to give him a call 15 minutes prior to our arrival so that he could greet us. Upon our arrival, the first thing he asked was who had I booked through, as he had no recollection of our booking or payment details. We were left dumbfounded and speechless. I then proceeded to show him all our email correspondence and receipt of payment. His explanation was that he had not confirmed our booking in his schedule even though I had spoken to him only 2 days before. Geoff then apologised for the double booking, He could do nothing to help us, only mentioning that he may have 2 nights but would have to do a little ‘re jigging’, it still didn’t suffice. We had no accommodation for the day we arrived. I told him that I was very disappointed as we drove 3.5 from Melbourne in the rain and he knew that we were Victorians who were desperate for a much needed holiday. My family’s holiday plans were ruined because Geoff had neglected to do his due diligence. He could have and should have advised us before we travelled there that there was no accommodation for us. We were deeply disheartened despite the fact that he did rrefund us our money. It did not take away the inconvenience of driving a total of 7 hours and coming home deflated. This is so wrong and totally unprofessional behaviour of someone who is in the business of hospitality. It’s definitely left a sour taste in my mouth. Prior to heading home I felt terrible for my family missing out on a Christmas break that we then stopped at the Port Fairy information centre. Renee at the front counter was extremely supportive and helpful. She tried to call numerous places far and wide for accommodation but sadly everywhere was fully booked. 2020 is a year that I would much rather forget.

We booked directly with accommodation provider and paid in fuel at time of booking. We needed to cancel due to bushfires and owner advised he would refund. 5 months later and after many email prompts the refund has. It yet been processed. Appalling and unprofessional conduct I do not recommend

We've been coming here for years now and always stay in Olive Tree Cottage. The Cottage is perfect for the four of us. We generally have a BBQ dinner each night and find the surroundings peaceful and relaxing. The garden is full of little birds who are making the most of the wide variety of flowers.

Fantastic. We did not stay in the train carriages, but the owner showed us around, wished we had stayed there - it is unique. The owner is very friendly and helpful, had a good natter. We stayed in the Olive Tree cottage which was beautiful. Flowers were lovely. Make sure you go and say hello to the Cockatoo, he talks back.

This is special and unique, with accommodation in converted train carriages. The renovation work has been well done and the result is worth the effort that has gone into it. The carriage I stayed in had a loungeroom with two sofas and TV, kitchenette, small bathroom and two bedrooms. Comfortable bed with good linen. Plenty of hot water. The garden is nice too, someone has worked hard to establish it, but it was not at its prime when I was there (just after Spring following a dry Winter). The only downside for me was the location. There is a very small town close by that has a petrol station and hotel, but it's 20 kilometres from Port Fairy and the cafes, restaurants, shopping and other amenities offered in a town of that size. While it was good for an overnight stay, it wouldn't suit me for a longer period as there isn't a lot to do that would interest me. Having said that, I'm glad I stayed and would stay again if passing through this way.

excellent stay. trains are so different and so warm. bed are comfy and water hot for showers. BYO food but communal kitchen is available. Loved the fact the owner had heaps of advice as to what to see and he had so much knowledge of the out of the way places. stayed a week in Bondi 1. Wanted to stay for longer

Cost-wise, the amenities were good. Paid $130 per night for 4 people, including 2 double beds in a train carriage. The accommodation was unique and the kids and I liked it. The carriage was relatively clean as far as sheets/linen/floors were concerned, but more attention to details needs to be done in cleaning - towards the ends of the rooms/corners/window ledge coverings etc. Amenities were average and handy. However, the gardens was a huge let down as I'd shown my wife photos prior to booking and the whole place was so different from the photos - it was really neglected and has been I would say for a couple of years. Gardens are unloved and unmaintained, the animals looks half starved and the rest are pushed into sheds/cages towards the back of the property. I would recommend it for families with kids who might find the train carriages a bit unique but its certainly not a 4 star property.

perfect case of ignorance creating unjustified (and further) damage. gardens, I spend virtually most of my life in the gardens, this year my garden has been devastated by the weather, I simply couldn't keep up with the damage caused by heat and lack of rain. In just one day the intense sun and incredibly hot wind literally fried several the leaves and fruit off my fruit trees and I lost about 30% of my garden, the lawns were devastated. do you have any idea how that makes me/us feel? if you were here just days before the heatwave you would have been saying completely different things about the garden. the photos you refer to (all taken by me) of the gardens are a true representation of what the gardens usually look like, it will take me a least year to recover my gardens, so thank you for your empathy. animals, not "pushed into sheds and half starved" they were being housed there for a very specific reason, the foxes in the area have been pushed to extremes, we've had to corral the poultry to save their lives, simple as that. we had no way to defend our livestock from the invasion of foxes. peacocks had chicks and we had to defend them, no way are they "half-starved", this is also moulting season and poultry look at their absolute worst during moulting. they are amply fed and watered. so, Bernard, thank you for you not at all insightful, or helpful, or supportive, review

Arrived and thought this was different. Bed looked good, lounge nice. We decided to have a cup of tea, one of the cups still had the relics of the last person. Went into to bathroom finding spiders and spider webs. Went for a walk and noted that a lot of maintenance was required. Checked the kitchen hut and it was below our standards. Pots dirty, frypan so greasy, utensils still had the last person dinners on them. Would we re5urn, no way. Would we recommend, no way. How do these places get four star?

We stayed in overland 2 and it was absolutely adorable. There were 3 of us and it was just enough space. The place was very clean and had everything we needed, there were a few spiders but they kept to themselves. Geoff and his wife were incredible hosts and recommended a few places we should see in the area and they were all wonderful. Loved the beautiful gardens and all the animals I would highly recommend staying here if you are looking for a unique experience along the great ocean road.
