We enjoyed our stay at La Terraza a lot. We were stranded for an extra two days due to ongoing ATC Airport issues in the US and since our original hotel was booked out we found this place on the „Hotels Tonight“ app for a really reasonable rate. The place like many other places in Old San Juan is a traditional Spanish style building, rooms with heigh ceilings, big windows and shutters. At check-in we were even upgraded to a suite room on the third floor, which was very spacious, and we were very happy about that. Contrary to other reviews we had no AC issues and the shower did get hot, it just took a little bit to run at first. We did not try WiFi or TV, we didn’t need it, we were on vacation/exploring mode only. For our stay the whole staff was always very friendly and accommodating, gave us good tips where to eat etc. Room cleaning service was also up to par. We loved loved loved the rooftop, the bar is not open, but that didn’t matter, we had our own drinks and enjoyed the sunset view overlooking San Juan. To us this was the best feature of the hotel. We also welcomed the option to have breakfast downstairs at a reasonable price (must add though that we are from NYC and are used to extremely high prices, someone else may deem the prices there expensive). The location is great, walking distance to all. We truly appreciated the accommodation on our unforeseen extra time in San Juan.

Rooms were nice (we had unit 5) location is easy access to all of old city. However the room had some issues. The AC is not adjustable and the staff has to bring a remote from the front desk to set it. We had no Wi-fi for the whole 4 days ( or tv it’s Roku), the laundry machine in the room was disconnected and had a sign saying out if order. The dishwasher was out of order. The AC in the kitchen/dining was dripping water down the wall onto the stove, we told the desk they shut off the AC and covered the stove and countertop with taped on construction plastic (couldn’t cook our groceries or make coffee). Day 2 no towels, went to front desk waited 30 minutes for towels but got free entertainment by watching the desk clerk send new arriving guests to occupied rooms😂. No discount or refunds. Heads up it was fun and could be a nice adventure and good stories to tell your friends. The staff was friendly though!

We found ourselves here during our trip after our original hotel canceled our reservation, and it turned out to be a real blessing in disguise! Right from the moment we arrived, the lovely young woman at the front desk made us feel right at home with her warm welcome. Checking in was a breeze, and we were thrilled to find our room on the third floor, complete with a charming balcony.
The rooftop area, featuring a small pool, was such a refreshing spot to cool down on those hot, sunny days! Looking back, I’m actually glad I didn’t read the reviews before our visit because we enjoyed clean rooms and saw that our room was tidied up daily.
Plus, the location couldn’t be better! It’s within walking distance to so many attractions in beautiful old San Juan, making it super convenient for exploring.

The hotel’s website claims that “We are an upscale, boutique hotel.” *NOT* This was not upscale, except for the price: $450 in February 2025 for one night. This hotel has got to be one of the worst we have ever stayed at and we have stayed at quite a number of hotels in our 50+ years of traveling around the world. The room was not as advertised. It was very small and without much in it. No safe, no desk. The room was cold and we had to go to the front desk to have them adjust the thermostat. The room had tiny little black bugs in it as well. The worst of it was we were told not to throw anything, including toilet paper, down the toilet bowl. We were instructed to throw the used toilet paper in the garbage can! Good grief!"

Regarding the temperature control, we made changes to our AC system to ensure it meets the needs of all guests. We understand that some guests may have different preferences, and we are working on improving how we manage this to avoid discomfort in the future. There is no AC in any part of the hotel except the rooms. No restaurant, the bar is closed due to being ‘slow season’, floors are tile and look beautiful but are dirty. I have ‘stuff’ on the bottom of my feet walking around the room. Room has 2 doubles or queens, 4 guests are allowed but only 1 hand towel, 2 bath towels and no wash clothes. And nothing to stand on coming out of the shower. AC cannot be controlled by the guest(s), to operate it you have to go down to the front desk to have the manager come up to the room with a remote control and adjust and set the temp. Why not just call down and ask the manager to come up and adjust the AC… because these are no phones in the room(s).
I booked three nights and had to prepay through Booking.com and will likely not get any refund when we check out in the morning after just one night.
We thought it would be nice to stay in Olde San Juan instead of our usual US resort style property, to be close to shops and dining but have learned our lesson to stick with what we know. Will be staying at the Hilton Embassy Suites Resort the remainder of the week.

I stayed their for 5 day in Sept in 2022 for $130. for each day, no Guarantee of 24 hours of hot water, sometimes electric power goes down temporary turning off their elevator, free parking not included and that very tiny mini Kitty Pool on their roof is a joke! You cannot dive in or swim inside. With all of its drama, I'm okay paying $130 for each day. "But Now" in 2024 they're charging $400 up to $500 plus hotel fees and taxes on top for each day, that lot more than your typical average price from any San Juan's Casino hotels or other sophisticated building hotels that guarantee hot water for 24 hours, "Free Parking", a gym room, an outside Olympic pool, a casino, some location included a beachfront. In conclusion at La Terraza De San Juan, you are paying from 4 times to 5 times a lot more and getting nothing in return, word of advice, lower your High Prices to $160 then the public will deal with all of your lack of services and drama this owner refuse to confess up front, your not the only hotels near your area - For more Bad Reviews intel, Google it on line........🤔

We booked the garden room for two nights. We only stayed one and then left to go to the Hilton. There is air conditioning in both bedrooms but if it’s on it leaks like crazy. My kids stayed in the room with two twin beds. They couldn’t have the air on because of the leaks dripping on the bedside table (where the lamp was plugged in). We told the front desk about the water but they said no one could come until the next day to look at it. We left the next day and no one had come. We got a key for the room but the wooden door has gotten so swollen from the humidity that you can’t really pull it shut to lock it when you are in the room. But the worst part was the instructions we reviewed when we arrived that advised us “if you flush toilet paper the toilet will clog. Please discard t.p. In the trash”. I paid $688 for two nights to not even be able to flush my toilet paper in the toilet! I was hoping for rustic charm but the charm was completely missing. Do not stay here.

As our city has reached the ripe age of 500 years old with it can come growing pains. Because of the historic nature it is very hard to approve any sort of renovations. You will find if you visit the island often most restaurants, bars, hotels, and stores will ask the same of you to not discard toilet paper in the toilet. Humidity levels on the island as you probably felt are incredibly high, air conditioning seeks to remove this humidity and in doing so it can get overloaded and leak. We understand the dangers, we understand the concerns and we do our best to avoid this. We would have loved to accomodate you better but understand that not everyone will enjoy our spanish architecture and slight inconveniences it may bring. We apologize we could not give you the stay you were looking for but hope that someone else did.

The hotel is cute and in a good location; staff was very friendly as well. However the hotel is very run down. Rooms were clean but many everything is sold and in need of replacement. There is not remote for the air conditioning in the room so you have to go to the front desk every time you want to change the temperature. No hot water in the shower. Not possible to do work in the room due to the poor wifi. The pool is more like a little bath tub. We had friends staying in nearby places and you could get way better accommodations for less money.

During our stay at La Terraza de San Juan from September 1st to the 4th, my girlfriend and I experienced significant discomfort due to the malfunctioning air conditioning (AC) system. Although the hotel's location was convenient and the accommodation was satisfactory, the recurring issues with the AC greatly affected our overall experience.
Upon arrival on Sunday, September 1st, the AC initially functioned well, providing a comfortable room temperature. However, after 7 pm, an error (E6) occurred, causing the AC to shut off and the room to become excessively warm. Despite reporting the issue the next morning to the hotel's front desk, the problem persisted, leading to a sleepless night on our first day.
The following morning, despite assurances from the staff that the matter would be addressed, the AC remained faulty, and the room was uncomfortably warm. This situation escalated further when the problem was not resolved by the evening, causing us to miss our dinner reservations while attempting to engage with management and maintenance. Despite engaging with the night manager (Alfredo), who acknowledged the AC fault, the issue remained unaddressed, and alternative room options were not available. Subsequent days saw no improvement in the situation, with maintenance staff failing to acknowledge the problem and unhelpful responses from the hotel's front desk further adding to our dissatisfaction.
The final straw was our last night, our interactions with the hotel staff, particularly the front desk and maintenance personnel, were characterized by dismissiveness and unprofessional conduct. This compounded the frustration and inconvenience we experienced during our stay. Unbelievable, 3 nights with no AC.
These issues significantly detracted from our overall experience at La Terraza de San Juan. We had high expectations for our stay, given the hotel's reputation and amenities, but the lack of resolution to this fundamental issue was disappointing and left us with a lasting negative impression. We hope that the management will address these shortcomings to ensure a more enjoyable and comfortable experience for future guests.

We would like to begin by saying maintenance issues are never desireable by either party. We always do our best to repair air conditioners a.s.a.p. and at times they can seem repaired and then break down by the time a guest returns. After looking at our maintenance logs we were assured by maintenance staff and even double checked by a manager we were certain the air conditioner was in working condition. We do so apologize we did not have the staff available by the time you returned and we hope that you had a safe trip home.

If you have high standards, under any circumstance, do not stay here. I paid $600 for 1 night and I couldn’t even sleep because the room smelt like mildew, everything was old and moldy. Everything in the room felt wet even the sheets. Definitely needs a remodel. do yourself a favor and stay somewhere else, the pictures are misleading.

Agreed, depends on availability. We arrived at 10am and they had our room ready. So got keys, left our stuff in our room, and headed immediately to explore Old San Juan.
