We visited here with 2 families with teenage kids for 5 nights over the October long weekend in school holidays. We booked 2 x tent/camper trailer sites down the southern end of the park. This end seems to have some sites with new astro turf which is nothing short of glorious:-) although it appears this is a slow replacement process, so not all the sites are like this and you would be best to check before you book, if this is your preference. We found this park to be very well run with fantastic amenities from the 2 lovely pools, the cafe with very yummy food and ample toilet and shower facilities (showers are hot with great water pressure). These amenities are cleaned once a day, which I have seen some people complain about in their reviews, but hey, you're camping and I did not find them to be overly dirty at their worst (and I'm a fussy camper). They also have security walking the park in the evening ensuring the noise is kept to a minimum which I felt was good. The location is also top notch, being only a short walk to a beautiful beach with gentle waves. As we were there during peak time, we got to enjoy the Mrs Whippy Van that comes around twice daily, the prawn man in his van as well as the food trucks on the "village green" area at the front of the park. There is a huge council skate park and a playground only a short walk out of the park as well as markets on a Friday night with more food trucks and stalls, although not sure if all this would be available outside of peak times like school holidays, Easter and Christmas. There are a lot of birds in this park which is a plus and a minus. The bin chickens are lurking and you really do need to put all your food away or they will raid your site when you are not there. Even though our kids didn't participate in the planned activities the park puts on, I have to commend the effort they go to at the "Sand Bar" which is the area that these things take place. The staff took the time to explain everything when we walked past for a look/see and there is a lot to keep kids busy throughout the day. And on that note.....the only thing we found to be a downside (and this may not bother all) is that it was super busy at this time with loads of young kids. I don't think I have seen so many little ones in a park ever! You have to be extremely careful driving around here. Kids are flying around on bikes and dinkies everywhere and think nothing of darting out in front of you. The sites are also very close together so if being out in the open spaces is your jam, then you may want to look elsewhere. Overall this park exceeded our expectations and we really enjoyed our stay. We definitely recommend a stay here, but for next time we would probably book out of school holidays as our teens are at an age where we are almost out of the "circus" so to speak, but if you're still in the circus, then go for it! :-) This park deserves that reputation it has as the No.1 park in NSW

We recently stayed as a family of 4 in a Seabreeze Townhouse. We were very happy with our stay.
The accommodation - this met our standards. Large open living dining/lounge/kitchen downstairs, with air conditioning. The area was spacious, large enough for us to have family over for dinner who were also staying at the park. Off this area was a very spacious bathroom which included a bath/shower, toilet & laundry.
Upstairs were two large bedrooms, a master with a queen (with air conditioning and a ceiling fan). The master opened up onto a deck which overlooked the beach. The second bedroom had x1 single bed and x1 bunk bed, with a fan attached to the wall. There was no air conditioner in the second bedroom however the cool air from the downstairs air conditioner serviced this bedroom well. There was also a 2nd toilet upstairs.
Car parking for our accommodation was undercover.
The location - right in the beach, a 5min drive into Umina. We couldn’t ask for anything more!
The resort facilities - there were two pools, at opposite ends of the park (a short walk between the two). At the pool furthest from reception, there were two water slides and a splash park, all very popular with kids and adults. At the pool closet to reception, there was a whirl pool in the big pool, and a separate little pool for smaller kids.
Adjacent to the pool was The Barn, where they hosted activities for kids most days (we didn’t take advantage of this as we had plenty to do with our kids). You could also hire out Karts from the Barn, ours were $18 for 2 (for an hour) which we believed were very reasonably priced.
There is also a cafe onsite however we did not use this time around as it was closed.
All in all, we thoroughly enjoyed our stay and will be back in the future, bringing more family with us for our stay.

We had a wonderful stay here. Our family of 5 stayed for 5 nights in one of the seabreeze Townhouses. We were right at the end of the park, which meant it was quiet and right opposite the beach, which was really cool. It was expensive but it was nice splashing out on luxury but also getting that caravan community vibe that you won't get with Airbnb's
I was amazed by how much activities they had for all the kids and adults, like yoga classes, and it definitely made the stay more fun. The kids enjoyed the dinosaur activity and creating their own t-shirt designs the most.
My husband enjoyed the little festival they had on Saturday night with live music, food trucks, and cocktails. I liked the fact that there were 2 jumping pillows, which meant the older kids could have their own one, so less chance of the toddlers getting injured by the older kids.
The pools were great, however the mushroom pool didn't seem very heated, so we were at the other one most of the time. The spa was very popular!
Also worth noting, the playground at the point of entry was worth checking out, especially for older kids with the pump track and skate park

We have been coming here with our family 1-2 times a year for years now. Now we are just done. Over the years there has been multiple maintenance issues, like nails sticking up from the deck that cut my son’s foot and a broken toilet seat that was just stuck down with tape. The location is beautiful so we persisted. This time, staying in their most expensive cabin, the floorboards are broken and forming peaks at the joins, there is no blind in the kids room so they’re up at sunrise, the playground equipment has been broken for years so they just block off sections of it. Now with 3 young children they are enforcing a ‘no inflatable pool TOY’ rule. Meaning our children were not allowed to use their swimming AIDES. They provided swimming vests that our kids wouldn’t wear and didn’t need. The kitchen utensils were filthy and there are cockroaches and rats again. I understand staff will be ‘disappointed our stay didn’t meet our expectations’ but we’ve given so many chances to see if it changes but management doesn’t care. They book out so why would they? Don’t bother with place it extremely overpriced and underwhelming.

The location is excellent. We stayed in a Seabreeze Spa Villa (up to 8 people). You could see the ocean and sand from the cabin and it was just a quick walk onto the beach. We were lucky to have great weather. The beach and jumping pillows were the highlights for us. Unfortunately both pools were much too cold for the kids (ranging 2-5 yrs) to swim in comfortably. The shallow pool near reception was the coldest of all (too freezing for the adults!) Not heated at all. (We were there on a warm day). Pool 2 was warmest but was closed on 2 or our 3 days there. Floaties were not allowed in the bigger pool. The waterslide has been removed. Wristbands were required for kids 5+. We had no idea until we got to the pool with the young kids in tow. It was a long painful wait while someone had to get the wristband and tide off the kids from getting in the pool! (Couldn't swim safely without all the grownups there). Wish they had told us on check in or in emails.
Communication with the staff on enquiries was excellent. Also great that they send text about pool opening/closures etc to guests during the stay via SMS. Just a bit further communication before check in like the pool rules in writing and clarifying the check out process would be great.
We did love it overall but the lack of heating in the pools was a big disappointment.

Paid $750 for a Resort. 4 kids in the 2024 July School Holidays and NONE OF THE POOLS ARE HEATED. This is unacceptable. They were heated 2 years ago and last year we were told pool service people were coming to get the heating fixed but not heated by the time we left. Saw a review earlier in 2024 that pools were heated. If you are depending on your kids swimming as we are these school holidays be warned.

On a recent QLD/NSW coast holiday we stayed at this park in one of their higher level cabins. This was the most expensive park by 45% of equivalent accomodation & by far the most disappointing. The cabin was badly in need of maintenance & extremely dirty. Examples being: the front window & fly wire screen had at some stage been forced & just pushed back into place & unusable. The sofa was so filthy we had to lay a sheet from the second bedroom over it prior to sitting on it. The bsthroom had a build up of mould & filth in the corners etc etc etc.

Recently stayed at the park on a powered site and was looking forward to it based on previous reviews. The park itself is right on the beach and within walking distance to parks, shops, football field and cafes. The kids enjoyed the activities and jumping pillows. The cafe and pool areas were nice and very popular and the staff throughout the whole park were very friendly. Unfortunately we did leave early and we won’t be rushing to go back. The site we were on was crammed in a corner between two units, the Astro turf sites looked a lot better but there weren’t many of them. The site numbers are very difficult to see and we saw numerous people driving around struggling to find their site. We struggled to find our PowerPoint as there was no signage or information (turned out to be attached to one of the units), we were under what appeared to be one of the only street lights in the whole park which streamed through the van and would be awful in a tent, a lot of helicopters and planes were going over throughout the afternoon and evening and the park was extremely loud with children riding around on scooters and screaming until 11pm. The beach itself was quite dirty and full of people letting their dogs off their leash. I understand this is not the parks fault but overall our whole experience was just underwhelming. I would hate to be at the park during peak periods as I feel it would just be chaotic and very overpriced for what it is. I had high hopes for this park but it just missed the mark for us.

Just finished our 4 nights camp at powered site. We were at site 61 close to the amenities, water park and the new pool.
Site just fits our 10 man tent (approx 7x4m), gazebo and trailer.... wouldn’t be able to fit anymore. Husband parked his Ute on the other st across the cabins overlooking the ocean. The fake grass was really good - kept dirt outside the tent.
Amenities were great. Bathroom- shower pressure is ok and there’s a bench to put your stuff and toilets were ok too. Camp kitchen was nice and big with 5 sinks to wash dishes, 2 ovens, 4 bbq, stove and 2 big fridges. Photos attached. We only used the camp kitchen to wash our dishes as we mainly cooked using the bbq/shelter area near the water park or our own portable gas stove.
Other amenities are 2 jumping pillow (small park next to it), pool with slides, new pool, water park, games room and the barn for show and craft activities.
Our teenagers enjoyed renting the karts ($8 for 45 mins), learn to surf ($30pp), reptile show, play dough making, feeding the local lorikeets and non-stop pool and beach.
We also got up early one morning to watch the sunrise at the beach. Ate at Umina Club which had steak meal on special for $17. Coles is only 3 mins drive. There’s also a skate park just outside the resort.
Security was good as there were a family having a screaming match just before 10pm and security handled the situation pretty well.
The timetable for the pool usage was not necessary as was only going to be policed if it exceeded the number of people, so we never had to show or bring the arm bands. The beach was great as good enough waves for boarding.

We stayed on a weekend which was very busy, the location of this park is excellent, however the sites were overcrowded. The swimming pool was murky due to so many people in it and the amenities were disgustingly dirty. The men’s had a shower head missing and broken locks. One small hook to hang everything. The ladies toilets needed new seats as they were badly stained. I walked into the amenities block 10 mins after they were supposedly checked for cleaning and they were dirty then. This is a very expensive park to stay in maybe more money should go back into more cleaning and upgrading. Thankfully it is very close to the beach which was a lot cleaner.

They’ve got this indoor games area but it’s currently closed because of COVID. It rained while we were there as well and we didn’t let our kids out but I still saw kids playing in the pool in the rain and riding go karts etc. They also have the jumping pillow and playground which have tarpaulins overhead. Really depends on what day of the week you’re there because these were constantly full on the weekends unless you go before 8am or after 6pm.
There are more places to choose from in the Umina Beach area.
