Upon arrival in Karon, I booked a Deluxe King studio for 1 night here, for £23, as my previously booked accommodation close by wasn't available when I arrived in Karon. I thought that price was ok for the room, but didn't realise its normally 3-4 times more expensive (which I certainly wouldn't pay) The location was good, about 150m walk off the main road. The facilities in the room were good, though I did find sound transmitted easily through the building from other rooms It was fine for a night, but I wouldn't stay here again

This is good value for money and is in a quiet location to allow for a good night's sleep. The bed was comfortable and room spacious, though there was clearly an ant nest in the cracks of the wall. The pool was small, but still nice for a dip after a day at the beach. The staff allowed me to come back and use the pool after I had checked out. Wifi and air con worked well and towels/toiletries were provided. Location is around 15 minutes walk from Karon beach and there are plenty of restaurants and bars nearby.

Great central location, beach is a 10 minute walk and quiet enough. Free bottle refills a nice touch. Get a ground floor room by the pool, it's a great way to refresh after a day on the beach. It's not luxury accommodation but it was good enough for the price we paid.

The best things to say about this hotel are, its cheap and its close to the Night Markets. I booked it for a group of friends so we could stay immediately around the pool in a small hotel, and we did get that. But the pool was over chlorinated and had broken tiles (I cut my knees more than once), and bags of rocks were in the shallow end holding down a tarp (I assume, over many more broken tiles). The rooms were clean and serviced everyday, but I have never stayed in a room with a harder bed. Beds are hard in Asia anyway, but this literally was on a concrete base. I came to perversely enjoy to be honest, but I was the only one in our group who did! There is a Thai corner store about 2 minutes walk from the hotel, that sells cheap drinks and snacks, its not a 7/11 by any means but handy. Probably about 5 minutes to the main road (the Temple is on the corner), for restaurants and bars. The hotel also doesn't have credit card facilities, you'll need cash when you check in. I guess I didn't mind it overall, but when we moved on to another hotel for last few days, it was a pleasant change. Wouldn't stay again

I don't recommend this hotel to anybody. The beds are like rock and it's impossible to get comfortable let all. The pool is in atrocious condition and has cracked & broken tiles, one end of the pool is covered by a tarp which is held down by bags of rocks. The poolside furniture is broken, dirty and worn, it should have been replaced years ago. The outdoor furniture for the rooms are filthy. The linen on my bed contained mould and old blood stains. Although the rooms are made up on request the linen was not replaced once during my entire stay. (I made a point to check and sure enough the same mouldy blood stained sheets and pillow cases still remained. The basin in the bathroom leaked, the water would run down the drain and straight onto the bathroom floor. The staff were not very helpful or motivated to help in any way. The front of the hotel is a construction site and also is right next to a construction site. The Baan Chaylay is currently building new rooms. As the construction site next door was less than 5 metres from the room I was staying in it wasn't appreciated having construction workers using power tools and other heavy equipment from 6am in the morning. The hotel also has dogs that run around the property including poolside which doesn't make for a pleasant comfortable stay. The dogs are friendly enough but are far from clean. One of the two poolside umbrellas is broken to the point that it's falling apart and the poolside bar that is advertised does not exist.

The hotel was extremely difficult to find for a start and we ended up wandering for ages. The staff member we dealt with wasn't particularly helpful or friendly and was actually pretty rude whenever we asked him anything. Our toilet seat was completely broken when we arrived although it was fixed the next day when we asked. There were lots of ants in the room. There were bags of rocks all over the bottom of the pool - an old sign said it was closed for maintenance but we were never actually informed if this was the case or not?! No advice on booking any tours or onward travel. Room was spacious and cleaned every day. Definitely wasn't worth the price we paid.

Given the cost is only around £13 a night it is difficult to be too critical but the main issue we had was cleanliness. While the towels were changed daily, the bed linen was not changed at all for the entire fortnight we stayed. The bathroom could also do with a damn good clean before arrived and didn't really get much of a clean for the fortnight we were there. For the sake of a bit of a clean and fresh lined this hotel could easily get good or excellent based on the value for money.

Overview (stayed 14 nights) If you are looking for 5* you are looking in the wrong place If you are looking for comfort, cleanliness & location at a very budget price (500baht ± in low season), it is in your interest to consider this establishment Positives: Location: Excellent - Behind the Karon Temple, making it quiet from street noise. 300m to Patak Rd (main street) Rooms: Dated, but spacious enough. Room cleaned daily with change of towels etc Pool: Small (10m x 5m), however well maintained & adequate, unless you are training for the Olympics Office Staff: Friendly & any reported problems were attended too quickly Cleaning staff Friendly & efficient, leaving the room fresh daily Negatives: These did not worry my wife & I but it may some, so I have noted them Noise: Currently building works being carried out Beds Firm

Awful...dirty and depressing checked in and out again - didn’t feel safe as the locks don’t work properly on the door or windows. Swimming pool looked grim and sun-loungers dirty and broken. Shower broken in bathroom and dirty bed linen. Nothing like online description or photos. Manager was very rude on the phone - much much better places to stay in Phuket for similar prices!

cheap stay so I suppose you pay for what you get. Ants every where not ideal, the pool area was great really nice and chilled, never too busy they also have a snack bar which saved you the effort to have to go out to the supermarket and buy stuff in as the supermarket was around a 6-10 min walk, the hotel left water out for you to grab hold of which was perfect for the hot days, room pretty spacious, bathroom ok, the hotel has a dog rooming around for anyone scared of foreign dogs this one is very friendly and cute so don’t be afraid, room got cleaned every day so was good for cleanliness and topping up on the essentials, temple market was around a 5 Minute walk away - I would recommend visiting on a Friday. The street food is to die for and very close to this hotel. Overall pleasant stay for the price paid.
