The staff is great, the hotel is very good, very Japanese, the door frames are low, I caught my head on the frame several times. Apart from that and if the weather is with you the view of Mount Fuji is extraordinary. The Japanese style room is very good for enjoying the view but I think the other rooms are just as good. The bathroom is not the main asset of the room, it is quite narrow, not very practical. The beds are comfortable with a small TV screen without French-speaking channels. There are half board options which are very good. Dinner is served at the time you request within a prescribed time slot. It's pretty good with attentive and kind staff. If you have a moment to celebrate you can talk about it and you will have a fun surprise made by the staff. For Westerners, it's rather unexpected and surprising even if it's always the same thing from table to table. the breakfast is Japanese, it's good but not gargantuan. Each time you will have a view of Fuji if the sky is clear. There are relaxing seats available, a very pleasant onsens too. Parking is still available. Conclusion ; the hotel is very good, the view is great over Mount Fuji. To recommend without problem. Now if you want to contact the hotel there is no other solution than telephone since I have never had access to a direct hotel email. And for your information, city taxes must be added even if your price mentions taxes included, I don't know why, it's a Japanese enigma.

I had an absolutely wonderful stay. It was by far the most expensive part of our trip and I really didn't expect it to be worth the price but I was not disappointed.
Where to start, the room was wonderful it was really clean and comfortable. The food was amazing for both dinner and breakfast. The service was impeccable even for Japanese standards, the staff were so friendly. The amenities were amazing, both the balcony onsen and the public onsen.
Like we had 5 minutes of mount Fuji before the clouds came in for the rest of our stay but everything else just totally made up for it. Like the free milk they had in the lounge was sooo delicious and the floors in the room must have been scrubbed or something cause it was so clean. What a perfect stay.

This is the perfect inn to enjoy the view of Mt. Fuji over Lake Kawaguchi from your room. The rooms are spacious and have a wide opening facing Mt. Fuji, and although the road is right next door, you can relax without feeling any noise. The temperature of the open-air bath in the room was also great. This was my second visit after a long time, and the only thing that had changed was that 70-80% of the guests were foreigners and there was no herbal tea or black tea in the rooms, which was a bit sad. The food was of high quality. The young staff were kind and polite in their conversation and behavior, which I really liked. This is an inn I would definitely like to visit again.

Stayed in standard room in the east wing, which looked dated like it was designed in the 80s. Tatami mat on entire floor in WC room was a bad choice, as there was always a lingering odour of dried up urine within the room. Only saving grace are the lake and Mt Fuji views, but other than that, you could find better value places to stay in Kawaguchiko.

We booked 2 nights for anniversary celebration at West wing 5th floor. The bed was comfortable. You could see Mt. Fuji from our room, dinning room, lounge, game room, in-door and out-door public onsen. We upgraded our dinners for one night with A5 wagyu beef and another night with tempura (chef cooking in front of us). The staffs were friendly and helpful. They provided shuttle service to and from train station. It was a wonderful experience.

We are actually staying here right now and it’s certainly not a luxury hotel or ryokan. Staff are rude and not very respectful. The check in process was okay, people weren’t the friendliest, and the person who took us to our room was not professional, telling us to carry one of our 3 suitcases ourselves, because his cart could only fit 2 of them. I get it and it’s totally fine with us but he repeated that twice impatiently. When we got to our room, he had to look at his cheat sheet while trying to explain and tell us about the facilities. At our dinner our server was this same person, who didn’t remember our drinks, rushed through the courses in between, and disappeared when we got to our last course. The A5 beef was really good but other food was just fine.
After dinner when we came back to our room we find there was only one futon bedding being made. We have 3 adults and 2 kids, and I thought I booked kids without meal but with futons, but that’s fine because I just misunderstood their wording when I booked. When I asked them to add two futons for my kids, they said they have to charge an extra 3300 yen each. It’s actually kinda misleading because it’s the same price as what they called a “facility charge” for kids without meals, and it wasn’t even an option when I booked online. I’m happy to pay that fee because there’s no way the 5 of us could sleep on two “western style” beds and one futon. When they came make the futons, a security guard came along to help with the futons, who at last accidentally stepped on one of the futons without apologizing. What an unprofessional act from this so-called luxury hotel!
I think the only thing that’s good about it here is the view. We have a private bath in our room that faces mt Fuji and lake kawaguchi. They could’ve done it so much better but perhaps they don’t bother because most people just come here for the view and not to relax? When we were greeted on arrival they assumed and started speaking to us in Chinese (even we don’t have a Chinese passport). I guess there are many Chinese guests here, and staff are trained in a certain way, but it actually totally ruined the Japanese vibes here in Kawaguchi!
I had high expectations because of how costly it was but it’s just unreasonably overpriced. Will not be back.

We (3 couples in their 60s from Australia) stayed at this fabulous hotel, one of the best any of us have ever stayed at. The rooms are huge, all different, in traditional Japanese style, and with stunning views of Mt Fuji over the lake. Our rooms all had a private onsen which was terrific. We had a wonderful dinner in a private room, dressed in Japanese clothes provided as part of the deal, and then a superb breakfast in the same room. Altogether a fantastic and highly memorable experience. Top end prices but worth every dollar. Our only regret was having only one night there!

Kozantei Ubuya is the best hotel we have ever stayed in our life with private hot spring. The transportation is convenient because there is a bus stop named after the hotel for the public bus and there’s also free shuttle from the hotel to train station.
The decor is elegant, classy and in authentic Japanese style. Everyone would be served by an Okami (personal server) from check in, room tour to dining.
Our room was 503, located in Building B which has the greatest view with a price of $800/night, including dinner and breakfast. It’s totally worth the extremely high price.
There was a huge window with both Fuji mountain & Lake Kawaguchiko inside the room and there’s also a wide spaced living room in our room. One of our goals to stay in Ubuya is to enjoy the reflection of Fuji mountain 逆さ富士 in the early morning between 5-6am without going out and suffering in the freezing weather.
Their dinner and breakfast were also delicate and delicious. We had 2 sets of Wagyu shabu-shabu for dinner and grilled salmon for breakfast.
The ambiance of Ubuya was cozy, slow-paced and romantic. My husband & I celebrated our honeymoon, stayed in the hotel from check in to check out and felt really relaxed after our stay. We will definitely come back in the future for another celebration!

Very disappointed with both their outdoor and indoor onsen. Shocking numerous large flies flying in the onsen and dead flies floating on the onsen surface, raising serious concerns about cleanliness and potential contamination.
Also very disappointed with the Japanese-style room presentation but without providing futon bed unless with additional charges. This ridiculous provision was not clearly indicated during the online booking process. This change in provision was unexpected and misleading.

I came to Ubuya directly after proposing and the celebration that the staff put on for us was remarkable and memorable. We had a suite with a private onsen that was as lavish and stunning as I hoped. Our view of the lake and Mt. Fuji from our suite, balcony, and onsen was something out of a dream.
The dinner and breakfast were delicious and extravagant. We were given private dining rooms along the water for each meal and the staff was exceptional. The staff from the front desk to the dining area and everywhere in between were as friendly, helpful, and congratulatory as could be.

Bookings open 3 months in advance and for the entire month. Like it said on the website, April bookings (for all of April) will open on January 1st. Bookings open around 9am JST, but could be slightly delayed. I managed to book for April 2025 on January 1st and bookings opened at 09:15 JST.
