Check in:
Looks like an old European architecture from the outside. We checked in close to 9pm and the staff started cleaning the wheels of our suitcases. They spoke English and was very detailed in explaining facilities.

Room:
There are lifts all the way to the 6th floor. We had to roll our bags ourselves.
The rooms are a bit old but the space is huge. Our room could literally fit 5 people comfortably with 2 big closest and an area below to put your suitcases and bags.
The bathroom is divided into three separate sections: the toilet, the sink and the shower. There are also public toilets just outside our room just in case there’s a line in the room.

Location:
Literally walking distance (5-7 mins) from Nakiyama ski lifts.
The Hakuba 47 shuttle does come directly to this hotel, which comes every hour.

Facilities:
We hardly used the shower in the room, because on the 2nd floor there is a public onsen. They have an indoor and outdoor bath.
In the basement is where you can store your boots/gear and you could also rent them there. We also bought our ski lift tickets at a cheaper rate than on the mountains.

We never had happy hour at the bar, but almost every night, the bar looked packed. Also the hotel had a different entertainment each night. On Thursday, they were making “mochi.”

Restaurant:
We never had dinner at the hotel. However breakfast was good enough. They actually have an egg cooking station and the cook beautiful sunny side eggs. Breakfast was simple but had a decent selection.

Was smooth and fast. They also provided a lift to a nearby bus terminal.

Despite a good location about 10 minutes from echoland and only 5 minutes to town this is a disappointing hotel. Rooms are serviced every second day only, the heating is turned off throughout the day and although there is a safe in the room you have to pay 100 yen every time it's opened. The ski locker room is in the basement and in order to access this after a day on the slopes you must negotiate a steep staircase in ski or snowboard boots. Very unsafe in my opinion. I won't be going back.

Room was fine (4 good sized and comfy beds with lovely soft duvets) ....the bathroom ensuite was okay if a bit cramped. Breakfast buffet was good and the dinners (when we took them) were excellent. Ski equipment hire was available in the hotel which was convenient but didn't check the prices elsewhere so not sure on the value. Ski passes also available in the hotel so that was helpful. The staff were hospitable and generally charming as is the norm in Hakuba we've found. The top benefit of the hotel was the onsen (with sauna, jacuzzi and open air hot bath)....really lovely after a day on the slopes....and separate for female and male

Great location, close to the Nakiyama chair lift and about a 5 minute walk to the centre of the village. If the snow conditions are right, you can ski back to the hotel.
The hotel is a little old, but that’s part of the charm. The rooms are a good size. We had three single beds, which we firm but comfy and crisp linen that was changed regularly. The bathroom is a standard ‘modular’ design, small but not impractical, piping hot water and spotlessly clean.
Staff are very friendly, Orie was especially helpful and always with a huge smile.
Breakfast was amazing, great selection of western and Japanese food. Also recommend the weekly evening Japanese buffet.
We used the hotels ski hire facility. They have their own equipment, we had brand new skis, snowboards and boots. Very good quality and reasonably priced. They have a great scheme where you only pay for the days that you are skiing, so if you have the skis for 7 days but have a rest day in the middle, you only pay for 6. Worked really well.
The Happo ski lift (Nakiyama) is about a 10 minute walk, or there is a shuttle bus every hour from the hotel front steps to Hakuba47, returning to the hotel every hour at the end of the ski day.
They have their own in-house Onsen, which is fabulous. They have inside and outside baths, but I must say sitting in the outside bath, which looks out over the mountain and the Olympic ski jump...after a hard days skiing, is a delight.
I would highly recommend staying here, great value, staff, amenities, food, location...... we will go back.

Great hotel in walking distance to everything with a friendly atmosphere. Stayed here in Jan 2020 with my son on our first ski trip to Japan. Tour company recommendation which really suited us for price, location and inclusions. Nice buffet breakfast, efficient ski room and awesome On-sen. The beds were extremely comfortable in our twin western room and the bathroom was clean and tidy but not spacious like many western hotels. Friendly staff with reasonable English and good knowledge of the area. Walking distance to Happo lifts and bus stops for other ski areas. Not your ultra modern hotel, but that's not what I wanted. I wouldn't hesitate to stay here again.

I use this place when I go skiing in Hakuba.
I can relax here, and the owner and all the staff are very kind and friendly.
If I stay for multiple nights, I get a different meal every day, both Western and Japanese! The food is delicious, and the breakfast buffet is very satisfying. Also, the hot springs are the best. I can relax in the open-air bath, and I went in three times every day lol
My husband and I can relax here, and it's close to the ski resort, so it's my favorite place.
I'll be staying here again next year (^-^)

I just read through many reviews for hotel Rosenheim and just second what has been written. We were also rushed with our breakfast as we used to take it quite late and it was cleared on the minute at the end of the hour. But juggling all the pros & neg, the location makes it worth to stay. Walking distance to lifts and Ecoland – the dinning district is just priceless and frankly I stayed in much worse hotels. Nevertheless this won’t last for ever if the owners won’t put some money into it, therefore check the latest reviews to avoid a disappointment. I have added a picture with a view from our hotel room :-).

If you are expecting beautiful surroundings when off the slopes, look elsewhere. If you are focused on skiing and don't mind a more modest place to stay, you'll be delighted. The room we stayed in showed quite obvious ill-repair (a damaged light fixture, chipped furniture), as did some of the common areas of the hotel generally. But the staff and convenience more than compensated. We found the service to be superior: they picked us up at the Information Center, and dropped us off there after we had checked out; the rental prices for equipment for our daughter were reasonable; it was very convenient to buy passes for the day at the front desk. The staff speaks some English - if you can speak some Japanese, it will be easier, but you can get by without. Breakfast in the large dining room was adequate. The onsen in the hotel was a welcome comfort after a day on the slopes. You are a short walk from the night-time bus, which will take you to the many restaurants near Hakuba Train Station. The base of Happo-one is a short walk through a field and across a street, so the main event - skiing - could not be easier to get to.

Some people will not find this hotel to their taste, but we felt very well taken care of and we would happily return both to ski at Happo-One and to use Hotel Rosenheim as our base of operations.

3minute walk to the lift. Can ski to the front door if ya got the skills. Hot springs inside 2nd floor are pretty nice and maintained well. I was put on 5th floor of new wing. Very nice. For the price. Don't have the biggest expectations. Its modest and prefect for the person there to SKI not be a hotel snob. Fresh robs,towels and Tea every other day. Breakfast is certainly worth the convenience.

Things to know:
no wifi in rooms (most) Lobby Only..
Always have Cash(Yen)
Must drop keys at front when leaving (power shuts off)
Great ski/boot storage room
Staff speak some engrish...
