Clean and nice rooms with good air condition. A small balkony for smokers. Not fancy, but very easy- going and friendly staff. 5 min walk to Karon Beach with wonderful and cheap thai food ++. Go right instead of left when you go to the Beach. Also good for shopping.

My friend and I were initially impressed by the hotel itself and the staff. Beautiful rooftop, comfortable beds, helpful staff and an ok breakfast.
However, we didn’t feel welcomed at all by the other guests. We were the only black people there and the Russian guests were determined to make us feel
Unwelcome. If you’re not white, don’t book at this hotel. You’ll get unkind stares, rude remarks, and will feel like you’re intruding when you want to go for a swim.

A big thank you to the hotel staff though!

Check in was fine, the rooms were fine, the pool was fine. However, for a four star I think there should be a bar and restaurant available.

There was a breakfast hall, but it didn't provide a bar for drinks at different times of the day. We may have spent time there before exploring the area.

The pool didn't have enough beds for the amount of people that wanted to use it.

Also, on checkout, people in our party were asked to pay for hangers that were missing. Apparently there should have been 5 when they took the room (but there was only 2). Nobody told them there should've been 2 so our party never queried it the whole week we were there. It resolved itself after an awkward conversation.

Terrible experience in this hotel, which among other things is still under renovation.
We arrive and are immediately told that the pool is out of order. Fantastic!
The room smells like sewage, the bathroom is rusty and the silicone is full of mould. No Balcony.
I had a small personal problem and decided to extend my stay by an extra day. I call the reception and they tell me: ok you can stay but this is considered a "walk in" (???) so you pay double (€90 instead of €45) and you have to pay it in cash, after I refused 3 times, the Manager (his name is Nat) told me, if you pay by card you have to add the 10 %. A real scam done by the Manager who never even bothered to greet me, a real rude person. I accepted because I had no choice.
The same evening at MIDNIGHT, while I was sleeping, they start calling me in the room, obviously I don't answer, and after 5 minutes they knock on my room, I open it and it was a guy from the staff who wanted 200 baht for the extra day of the scooter, as if he couldn't wait for the morning following. And he wouldn't leave if I didn't give them to him. At midnight. Ridiculous.

Not a welcoming place. First they lost our reservation even though it had been prepaid. The smell of raw sewer filled the whole place which made it unbearable to stay there. They were having problems with their hot water but lied to us when checking in and told us it had been fixed. It's very clean, I must say but it is not being run efficiently. Perhaps they are still too brand new. There's room for improvement. We canceled after a one-night stay.

This is a brand new hotel, I think we got an untouched new room. It still has that new room smell you know that new wood smell? We got our self a deluxe room with balcony with a view of the street and the pond across. The air con was abit loud for the first 3 hours but it “stabilized” I guess after that and the noise disappear. One thing I love about this hotel is the room are well insulated, we don’t hear the noise from road which is right outside the window. The view isn’t great but the location is. Its 100 meters away from 7/11 and a small shopping area with pharmacy which came in handy when we had diarrhea the next day after eating seafood and oyster somewhere else. It’s also just 300 meters walk away from the beach! I hope they would decorate the hotel better and no increase the price because we plan to come back in a year or 2.

It’s a city hotel in resort area, so everything is marble and modern and it gets dirty really quickly when we got back from the beach bring along tons of sands from the beach towel (hotel provides this) and our sandals. But that’s not a problem for their 5 star housekeeping service that comes and clean them up every so often. There should be a shower area to clean up the guest before entering the hotel, that’s one tip for the hotel free of charge. I am doing some interior design for my own house and frankly I would love to do some for this hotel because it’s totally a blank canvas. I mean, it’s partly done, I would say 30% decorated but the rooms, corridor and all that needs some work. All that said, it’s this hotel is worth the price, when it comes down to the brass tax you get what you paid for and a big PLUS is the location. This hotel is even nearer to the beach than other 5 star hotels next door.

EVERYTHING ABOUT THIS HOTEL IS A DISASTER. DO NOT GO TO THIS HOTEL.
The hotel is unfinished, still being built. Our room was located in an external building, accessible only from outside, with no reception desk and no walls on the ground floor.
The staff is completely lost. Several very young and untrained members of the staff behind the reception desk, all of them lost and confused and speaking extremely poor english, unable to find our booking and struggling to carry out the most basic tasks.
Breakfast is terrible, very poor choice of food, nothing sweet available no yoghurt, no cheese, undrinkable coffee.
The breakfast room looks like a garage, empty and unfurnished, and has no air conditioning.
We paid a higher rate for a room with balcony but the balcony itself is a joke, it is so small and narrow that it is not usable.
The pool is extremely small, no sunbeds and no umbrellas available.
In the room there is a safe but no instructions how to use it.
Just besides the hotel there is a very ugly and smelly sewer.
The price is pretty high compared to the local average, for what they offer.
JUST DO NOT GO TO THIS HOTEL

We booked through booking .com paid our money received a confirmation email, travelled 7 hrs to get here . Upon arrival reception said ‘ SORRY WE ARE FULL TRY SOMEWHERE ELSE .. Goodbye .,.,,

Now there is a first !!! Terrible service .

First review I’ve done without getting at least to a room !

I have experienced it quite often, the hotels near the beach charges you too much, are very crowded, and does not even put the efforts into providing you satisfactory services. But the experience in this Karon Beach hotel was totally different, even after being one of the most affordable beach hotels, it provided us with some impressive quick and quality service. Everything we asked for was given to us within minutes.
