Established in 1988, the property is a hidden oasis located within walking distance to Melbourne CBD, Lygon St and Brunswick St. Our Serviced apartments are only metres to the Carlton Gardens, Royal Exhibition Building, St Vincent's Hospital, Melbourne Museum and an array of shopping strips. Amid a tranquil garden setting, Royal Gardens offers one, two, and three bedroom apartments with fully equipped kitchens, laundry facilities, generous living and dining areas, allowing guests to relax in comfort and privacy. The property feature's an outdoor swimming pool and spa, barbecue facilities and on-site car parking. We stayed in an apartment on the second floor, it had a good view over the central gardens. Sadly it looked a little tired, with a broken blind in the main living area. There are no lifts to the apartments, but we coped with all the stairs and parking was just below our apartment. The apartment is close to tram stops and although a short distance from the main CBD we didn’t find this an issue. We chose the hotel for its location close to the Melbourne Flower Show and didn’t regret this decision, as we were even able to pop back for a break during the busiest part of the day.

We chose this property purely on location as it was very close to St Vincents Hospital where I was to have day surgery. We were very pleasantly surprised by the quality of the apartment with a full kitchen, laundry and separate bedroom. Staff were very friendly and responsive to all our requests - outstanding value for money in such a good location. Only proviso - second floor apartments have no lift, so if stairs are a problem, book ground floor.

Quest Royal Gardens is in a near perfect location for longer stays in Melbourne
As it’s just outside the CBD parking is cheap ($10 a day) but it’s still close enough to walk to the city.
There’s a tram stop just around the corner if you do need public transport, though it is one stop outside the free tram zone so a slightly longer walk will save you a bit of money.
The lovely Exhibition Gardens are just across the road, and Gertrude Street, with its plentiful cafes and high end restaurants (Cutler and Co, Marion) is right alongside.
The rooms were big, and quiet, and Wi-Fi was good, thought the apartment we stayed in was showing its age.
The kitchen was clean, and fully equipped but dated, and the furnishings could also do with an upgrade.
The bed was recently upgraded to a king, and there’s plenty of cupboard space and a full laundry.
Bathroom was clean, but again a little dated.
Staff were superb and very helpful, and given the price and location this is a great bargain.

This is the second time we have stayed at Quest Ryal Gardens, and we will be coming back again. The location is within 30 seconds walking distance of Gertrude Street, Melbourne's beautiful food, wine and shopping strip; the Melbourne Museum and iMax; multiple tram lines; and Brunswick Street. We visited some friends out in Box Hill and it only took 10 minutes to walk to the Parliament train station. The staff are always friendly and the rooms contain everything you need for a longer stay (washing machine, microwave, oven, dishwasher, hairdryer, comfy bed, heating, hot shower and bath, etc.). Despite being in the heart of Fitzroy, the rooms are quiet. We always recommend Quest Royal Gardens to our family and friends visiting Melbourne.

I stayed for 9 days at Quest Royal Gardens. It was convenient to St Vincent's Hospital where my husband was an inpatient, easy 5 minute walk. As I was travelling with my sister and we wanted to separate beds, they kindly upgraded us to a 2 bedroom apartment. It had all the amenities I needed including a washing machine and clothes dryer which was helpful during a long stay. Probably my only negative is the bathroom was a bit tired and grout quite mouldy looking.

Staff very helpful & in central nice location with excellent public transport & reliable airport shuttle. Lots of thought put into what visitors need from well equipped very clean apartments to the frozen dinners for purchase and complimentary DVD rentals & location maps. Decor is slightly dated and ask for ground floor if you don't like steps as no lifts. Would stay there again.

My two night stay was made so easy with the great manager on site. The accommodation was clean and house keeping were thorough.
The location was perfect as I was visiting someone in hospital, it was a 500 metre walk and it was safe to walk in the evening.

As a country visitor and patient at St. Vincents hospital Fitzroy, I stay at the Quest Royal Gardens. The close proximity to the hospital is a wonderful asset for me. The accommodation is roomy, pleasant and clean. All appliances are in good working order and our bed was lovely and comfortable. The staff are always helpful, friendly and professional and offer special rates for St. Vincent patients which is a bonus. I would recommend the Quest Royal Gardens for anyone visiting Melbourne for medical appointments in that area of Fitzroy.

This year marks the 21st year we (5) have stayed at Quest Royal Lane to attend the Australian Open tennis (plus other cultural activities). Following an extended period of lockdown (C-19) our booking had to be altered several times. Amazingly this was done so effortlessly in such a wonderful and cheerful manner. Our stay was wonderful. Great apartment, well furnished, immaculate condition, skilled and cheerful staff (especially from the Manager (Lucas), great location & close to everything Melbourne has to offer. Even when another lockdown shortened our stay, forcing us to return interstate, was accepted in a very professional and hospitable manner and we were given a wonderful reduction in the cost which we did not expect or request. A wonderful place to stay. Thorughly recommended.

Not far from free tram stop taking you anywhere within central Melbourne City.
A very short walk to the Melbourne Museum and IMAX and entry was free to the Museum for concession holders.
Very homely unit.
I enjoyed sitting on the lounge in the sun on the winter mornings.

We have only 3x ground floor 1 bedroom apartments with only 1 of these with a walk in shower (please note this apartment has 1 step up into the apartment). The other 2 apartments both have shower/bath combinations.
Each of our 2 bedroom apartments have either an internal stair case to access the bedrooms and bathrooms or an external staircase to access the apartment.
