Room was nicely presented and beds were good size, however the carpets and walls in the corridors could do with being updated as very old fashioned and out of date. The room we were in was on the roadside and therefore quite noisy when a lot of traffic about as no double glazing. Could hear people in next room so...

My stay there was very comfortable, Staff are friendly & welcoming. . My stay turned from 1 to 2 nights which, they gladly sorted for me. Lots of shops, Restaurants, cinema all walking distance.. Bus stop outside, into main Leeds. Would recommend for the price.

Staff are very friendly and helpful. Room was very clean and comfortable. Easy reach to town centre. Décor a bit dated but that's irrelevant. Definitely recommend. Need to book early as fills up at weekends.

cheap clean and just what we expected out of the city and perfect for our overnight stay with a grown up bar within easy walking distance a great family run Italian restaurant just a bit further down the road towards Leeds

Clean, friendly excellent value for money B & B. Our mattress was so comfortable, we slept very well. Great location for visiting kids at Uni and on main bus route into Headingley and Leeds.We didnt have the breakfast.

Affordable no frills b&b. Just what I wanted. TV and tea & coffee facilities in each of the ensuite rooms. Pleasant decor, good sized rooms, no fancy pretensions. If there were more places like this more people could afford to take a break. Perfect location, easy access in and out of city centre. Have stayed before and will stay again....

Honest basic 2 star hotel. Delivers what it promises at an excellent price. Friendly helpful staff. Would recommend if you need a good value no frills hotel. Room was small but well maintained and very clean. Bathroom was in fact cleaner than many 4 star hotels I have stayed in.

Worth two stars but had to have breakfast by 8.15. Ok for builders but not tourists. Not sure if you could an evening meal on fridays. Served a purpose if you needed to be somewhere near. Have to find anothrr 15 characters

When I arrived at the hotel the receptionist was on the phone and made no attempt to shorten the call. I had to wait a while before getting the room key. The room was ok. It I generally got an impression that the hotel is a bit tired and run down. The next morning when we checked out there was...

Served the purpose perfectly - clean, very comfortable beds, good shower and good value breakfast although a better quality sausage would have been appreciated. The noise from the busy Otley Road would be a problem for some

Thinking of your comfort all bedrooms have 1200 pocket spring mattress. The 1200 individual springs that make up the mattress are housed in their own little pockets and work independently of each other, therefore offering superior support for your body. To complete you comfort in the bedroom with an aesthetic feel all bed frames and bedside cabinets and chest of draws are matching solid oak and ceiling lights from John Lewis. Heating in the rooms are created from a commercial state of the art gas boiler, heating the rooms up quickly, evenly, efficiently and sustaining the heat longer than electric radiators that you find in other hotels. All bathroom have porcelain tiles with a beautiful mosaic tile trim, steam proof mirrors with light sensors and Mira showers (except the budget rooms).
