I was only here a short few days, but I felt a real sadness when I left. I would ABSOLUTELY come back here again for an extended stay. It is a very authentically Japanese experience, a central space in true Japanese night life, and a believable space. Small rooms, yet very organized space for a large amount of storage. The roof top deck is an absolute pleasure, a really beautiful center piece to the house. It is homey, yet cleanly. Safe, yet wonderfully exciting. And the location absolutely cannot be beat. 1 minute walk from Koenji station, three stops away from JR yamanote line. A wonderful area, a wonderful boarding house. Prices cannot be beat. Toshi-san and Wataru-san are absolute pleasures, and extremely knowledgeable in everything "Tokyo."
10/10, would do again in a heart beat.

Amazing location just a couple of minutes walk to JR Koenji station, once Toshi shows you the way once, it's hard to get lost even though the Koenji Place doesn't have signage. The price is very reasonable, especially so close to Shinjuku, and for that price, you'd usually get a pod or bunk bed in a hostel. Here, you get a private room all to yourself!

There's a communal kitchen area if you want to cook or brew up a cup of tea or coffee, and even a deck where you can enjoy some fresh air and listen to songs by local musicians just down the street - there's always someone playing music in Koenji at night, it really adds to the charm of the place.

It's really close to the Ghibli Museum in Mitaka, and Inokashira Park (if you're looking for some peace and quiet amongst the hustle and bustle of Tokyo) near Kichijoji. Best of all, they have so many small and delicious eateries offered at unbeatable prices. I recommend Newburg, which serves the Japanese hamburg steak. It's right down the road where the guest house is.

The room size was fine, for me, there's a comfy futon, a small desk, a functional air conditioner and ample storage area. Showers and toilets are clean, and I never had to wait to use them.

For some, the noise from the izakaya below especially during weekends, or musicians at night, may be a problem. But a couple of ear plugs would do fine, it didn't bother me even without them. It's really a great place to stay, and as one of the hosts, Toshi, says, you have to just wander around and you'll find interesting little gems that'll definitely add to your memories of Tokyo.

One thing to note, the stairs are narrow and long, so for those who have a lot of luggage, be warned. Toshi was nice enough to help me carry my luggage down to the door when I left, for which I'm really very grateful.

I'll definitely be staying here again in my future visits to Tokyo.

We stayed at Koenji last week and loved the whole experience. At first we were daunted by the size of the room but after organising our stuff - under the bed, hanging space and in the shelving supplied - we felt surprisingly comfortable. The area is a hipster, cool kids dream. Lots of vintage stores selling clothes, records and antiques. Great food in the area, Ramen and tempura also we recommend the station bakery for breakfast. Speaking of the station, The Koenji is super close to your link to the rest of Tokyo, after exiting the station look for the KFC, head down Central Rd and on your right 50m down across from the book store you'll see a door with a skull sticker and keypad lock. Fast free wifi and washing, small convenient kitchen, and large shower on roof terrace (better than the ones inside). We stayed over the weekend but the noise didn't bother us although we were out reasonably late too. Highly recommend for budget travellers wanting a unique experience!

Bed bugs... bed bugs.... bed bugs!!!!!!!

After you stay here, you will get so many kiss marks on your skin.As I was so.

Except it,the location is so nice.Koenji is cool spot in Tokyo,and it's easy to go to central Tokyo by JR line.

It's not worth saving a few dollars from staying at this subpar guest house.
1. It is fine that the bathrooms are small, but you really wouldn't want to stay any second longer since it's a mess and mouldy at the corners. Let alone hair clogging the drains.

2. I don't think the owner tries to maintain the place on a regular basis. It's dusty, and I had allergic reactions.

3. Rooms are small but acceptable. However, I can hear a vendor yelling and loud music from downstairs late until 1:30-2pm. No way to feel restful.

4. I was charged at a different rate (extra 1,000 Yen) since I got in after 11pm. This was nowhere specified in the website nor email correspondence. I was informed only after payment is made. The owner tried to brushed it off by simply stating that the website is done a while ago. Dude, in the age of e commerce, web content accuracy speaks louder than anything else.

Do not stay at the Koenji. Period.

Arrived back in England today after a 14 night stay at the guesthouse and I cannot recommend it enough. The location as fantastic: a minute from the station and swarmed by izakayas, bars, restaurants and vintage clothes shops.

Toshi-San is very welcoming and helpful. He is at the guest house most days emptying the bins, tidying up the communal areas and checking in new guests. Don't be afraid to ask any questions, his English is great.

One key point: as other reviewers have commented, the streets get pretty busy on a weekend and there are buskers that play in the tunnels beneath the train station. Take some earplugs whether you think you'll need them or not. You'll be listening to the trains until midnight, then the music until about 4am, and then the trains start again at 5am.

Another thing: maybe take some time to watch a few of the street performers. Everyone in Koenji seems obscenely talented.

We stayed in The Koenji Guesthouse last July, and were very pleased with it.
The place is really small and our room had a double bed, air conditioning and a metal bar to hang our clothes... but it was enough. The price was very good for Japanese standards and you have access to the kitchen, washing machine, wi-fi, etc. The only thing I would suggest is to improve the cleaning, since the shared toilet was not cleaned daily during our stay.
The owner is very kind and answered all our questions and helped us sending our baggage to another part of Japan. I would definitely go back and recommend it for people who are looking for a cheap place to rest.
We didn't have any problems with noises, etc. You could hear the train but it was not a problem.

The Koenji is a gem in Tokyo for independent budget travellers. It is located minutes from Shinjuku (the center and main station) on the JR line in a charming, bohemian area with a ton of cheap restaurants. The rooms are very small but comfortable and clean and I found it quite ingenious how everything was laid out to maximize space. The people who own/run the hostel are very responsive. As they are not usually at the guesthouse, this is more suitable for independent travellers. The one issue we had was that as the guesthouse is next to a bar, it does get noisy for the first floor rooms on the weekends. However, I slept fine with earplugs. We also stayed on the top floor, which was very much insulated from noise. Thanks to the Koenji for helping to make our trip affordable and enjoyable!

I asked for a quiet nights sleep and was put in a room above the outside bar which was playing club music until 3 am. Imagine trying to sleep when each kick drum hit pounds away and shakes your entire little room...miserable. I would never stay here again simply because of the noise.

The rooms are clean and nice, but sparse and very tiny. There is no staff on duty which might be a good thing? The location is great if you don't want peace, quiet or sleep...

I was very lucky to stumble across The Koenji when I was searching for a place to spend my two weeks in Tokyo. Though it was partially a business trip, I wanted somewhere that doesn't have the sterile, cold atmosphere of a business/capsule hotel. The Koenji is definitely the opposite end of the spectrum. It felt more like staying at a friend's house (with all amenities) than staying in a hotel. Toshi and Ryusaku are very friendly and helpful and went out of their way to make it a comfortable stay. The rooms are small, but worth more than what you pay. Only tiny negative point is noise from the station but as long as you don't sleep during the day, it's not a problem. Add to this that Koenji is one of the coolest cities of Tokyo and there really is no downside. I have a feeling this place will soon become the kind of place you have to book months and months in advance. Thanks!

"The twin room (bunk beds) is the biggest room. It costs a little more but I hear the double bed rooms are much smaller. It is at the front of the house so it could be considered the loudest room but I really enjoyed it."
