The Ginney, a 4 Star Country Guest House & Holiday Cottages, is converted from a traditional Lakeland Bank Barn, Gincase and Byre built in the 1700s from local stone, with open oak beams & trusses. Set in a tranquil village with rural views to Penrith & medieval Hutton in the Forest, yet only minutes away from Ullswater, Pooley Bridge, Keswick, Carlisle, Hadrians Wall and the Eden Valley. The Ginney, situated just off J41, M6, is the perfect location to enjoy the Lake District for short breaks and holidays.

The Ginney is set a picturesque rural area whilst being conveniently located near the M6 just north of Penrith. There is ample parking only about 30-40 metres from the accomodation so it's very convenient for luggage etc. We were met by Linda who pleasantly greeted us as we got out of the car and shown into the Dining Room, where she expained all of the precautions regarding Covid and gave us the keys to the Kinla downstairs room where we were staying. The room itself was quite large, nicely decorated and immaculate throughout, some of the walls were bare sandstone which gave it a real farmhouse feel and character. There was a fair range of hot drinks and biscuits to choose from. The bed was large and very comfortable, also the extra pillows we had requested were there, we had a quiet and excellent's night sleep. It has a sizeable bathroom with shower cubicle and electric shower, all nipping clean. Breakfast is ordered via a form that you fill in and leave outside the room with your requested time on it. On going into the Dining Room (very large and charachterful) we found our table was laid out with all the cereal etc that we had ordered, shortly afterwards the freshly cooked breakfasts were served, they were hot and very tasty. Summing up I would say that this was a great stay at a very reasonable price, I would definitely return if in the area again.

Having previously stayed in one of the B&B rooms at the Ginney we knew the standard of one of their holiday cottages ‘Buttercup’ would be high and we were not disappointed. It was clean and warm and cosy. We also returned as we required use of the EV charger now available at the property. Loved the cow theming in the cottage in a nod to the buildings former use as the farm’s cattle byre. Linda and Philip were very welcoming again, but not intrusive. Great location for visiting many places in the lake district, an area which we love to visit with so much to see and do.

We came across this place whilst looking for somewhere to stay because we were doing the Macmillan hike. Linda & Philip were amazing hosts. First we were greeted on our arrival and everything explained and breakfast ordered for the following day. They mentioned that if there was anything we needed just to ask, nothing was to much trouble. The room was beautiful and absolutely spotless and we slept really well. There was Plenty of tea, coffee ,milk and biscuits available also it was great to have wine glasses and bottle opener available, a nice touch. During breakfast which was outstanding Philip and Linda both showed an interest on how our walk went. When checking out they both came to say goodbye. Hopefully we’ll visit again.

This place is lovely. We stayed to take part in a charity trek, requested a room with a bath and got that no problem. Room spotlessly clean with lovely little seating area outside. Linda and Phillip are super helpful and friendly. Breakfast menu, plenty to choose from and well organised..sadly I didn't get to enjoy it due to being poorly, but hubby loved it. A big thank you for letting us stay on an extra hour to recover a bit more. I really don't want to put any negatives, but only thing we found was the noise from other rooms..walls paper thin..really just to note incase you are a light sleeper! But highly recommended.

Highly recommend this guest house. The rooms were spotless and very cosy. the hosts were so helpful and the breakfast was very good lots of it set us up for the whole day . If you want a good meal that is local the sun Inn is down the road at Newton reigny good food and very friendly staff

I cannot fault this place, right from the start Linda was friendly and ameniable.From getting us fresh milk for our coffee to spending time helping us find somewhere local to eat, even ringing a pub to try and make a booking (but they were full). The room was clean and comfortable with everything you might need, even extra pillows and shower gel. The location is great too, rural enough for seeing baby lambs outside but close enough to the main road and Penrith itself. We will definately be going back!

Excellent room and service, high standards, excellent breakfast, perfect spot for either exploring the lakes or as a stop over for travelling the M6. Friendly and helpful owners cannot recommend highly enough. Would stay again without hesitation.

What a beautiful, immaculate, cozy and tastefully decorated Guest House. We booked 3 rooms, all were 5* and the breakfast was simply delicious. We received a warm welcome upon arrival and I cannot praise this enough. One of the best guest houses i have every stayed in.

We stayed here for 2 nights while visiting family in the area. From first arriving until departing, the owners were great. They were very welcoming and very attentive. The breakfast which you 6 the night before was fabulous 👌 The room was excellent with a good king-sized bed and a single bed with an additional bed underneath, so great for a family. Would definitely stay again. The only negative and might I say a small negative, which is no fault of the owners and did not ruin the stay, was the footsteps from the upstairs room which you can clearly hear and from 6am until 8:30am I think they were trying to get their daily steps in lol like I said did not spoil the stay as we just laughed about it

A gem of a find! We only stayed one night in one of the B&B rooms as a break in our journey home from Scotland. The room was spotlessly clean with lovely decor in keeping with its origins as a barn. It had everything you need with a very comfortable bed and a good sized bathroom with bath and shower. The breakfast was freshly cooked and delicious. The owners are very friendly and helpful. We would definitely stay again whether in the B&B rooms or in one of the two holiday cottages.
