Location excellent, 2 minutes from the beach, close to walking street and good restaurants.
Room, we had a 4 person room with no balcony, pretty good, good bathroom.
Breakfast, 7/10, could do a better job, lots of people sitting round doing nothing who could have cooked.
Reception staff excellent.
Pool was small but good.
I would definitely stay again.... excellent value for money.

Stayed here over Chinese New Year with our family of 5 (children aged 4,10 and,13) we had two rooms beside each other and they were both clean. The fixtures and fittings are dated but the linen and bedding is good and clean. The A/C worked well. There’s a lovely little area to sit overlooking the pool outside the rooms on the ground floor or on a balcony on the upper floor. The bar was well stocked and the pool clean and sufficient size for the children to play. It does not have a shallow part for smaller children however. Breakfast was not the best I’ve had in a resort but a short walk to walking street and there are plenty of affordable local options for breakfast. I would definitely stay again.

We liked almost everything here. Originally we wanted to book a beach bungalow but nothing in our price range was interesting enough, and now I am so happy we chose San Pita instead.

Location was superb (very close to Sunrise Beach, as well as Walking Street but still on a very silent street).

Rooms were very clean, large bathroom, good AC, towels changed everyday. Best quality during our 3-week trip.

Nice pool but not enough sunbeds (only two were available), still very pleasant area to hang out.

Breakfast - quite OK but food was often cold, especially if you come late.

Guests - Mainly families with kids or couples.

The hotel in construction area, rubbish from constructions all around the hotel. A ugly lake in front with bed smell and a lot of mosquito. The rooms are ok the staff is nice but it's is another horrible cement structure which destroy the landscape of the island.

We stayed there for one week on New Years 2016 and we loved it ! Rooms are new, quite spacious and clean. They clean them every day and provided us with fresh sheets and towels. There's no wardrobe and breakfast is not very various but it's fine. You can use beach towels and the hotel is two minutes on foot from sunrise beach (the most beautiful on the island) and near the walking street (but far enough from the noise). The staff is super helpful and everyone is there to make you feel at home!

There are cockroachs in room. The toilet has bad smell. The room is no window. The reception said all family room are no window. The room is very dark. I think we were in prison. The room is big but there is one table only. All things must be put on bed and floor. There is a small rubbish bin in toilet without others in room. I feel cheated by resort.

They say on their own website sanpita.com the following:
"We offer 16 superior rooms, 4 family rooms poolside (3P) and 4 deluxe family rooms (4P) on Koh Lipe, all with large balcony and set around our swiming pool."

Our room (4 pax) was a Family room and it had NO balcony and it was NOT set around pool. If they had not moved us to a smaller room (the next morning) with a terrace-balcony our stay would have been a huge disappointment and worth only 1 point/star.
The room we were first offered was terrible. It was backside of the building in the corner and without balcony or even a proper window. And part of the room (a balcony turned into a room) was very hot and couldn't be cooled down even with AC.
But there we had to stay for the first night.

Breakfast was quite ok but nothing special. The swimming pool was nice to have but it didn't seem to have any cleaning/filtering except for the chemicals (maybe?).

I would advise everyone to make sure they don't end up in a room without balcony/terrace as the are really bad.

Everyone is amazing, starting from the staff to the owners to the guests. Me and my wife stayed in this beautiful hotel for 5 nights. We were finishing our Thailand trip in Koh Lipe and we decided to stay in this hotel. It was a class better from whatever we paid before on the other islands and it was half the price. As soon as we came off the boat in Lipe, 2 personal drivers were waiting for us with signs from the hotel, they took our bags and drove us to the hotel. The room was perfect, with a great bathroom and huge balcony, over looking the hotel pool (All of the rooms have the same view). Our room came with breakfast in the morning, and this was also GREAT, it had everything (Eggs done 3 ways, sausage, butter, milk, 2 kinds of jam, cornflakes, seasonal fruit, fried rice, chicken, muesli, yogurt, tea, coffee, etc.)
Would definitely recommend to anyone. Thanks for everything to Mr. Jack and his staff. You were Amazing :-)

We booked from hotel.com. No transport service when we arrived as hotel staff agreed to pick us up. No apologies given.
Room(555) & washroom are big but washroom had a really bad drainage smell and a cockroach was sighted.
A lots of mosquitoes in the evening.
Not worth of the price paid.

The hotel is quite nice and new. However room is not great, i.e. quite basic. Besides service and breakfast could be improved. Found it quite expensive, but accommodation on the island is generally quite expensive. ..
