Amazing. I travel a lot and the service this place has in unreal.
We went during the off season so our receptionist was also our bar tender. He was outstanding and spoke very good English. He went out of his way and set up a BBQ Thai style on the beach and that will always be my favorite memory there. The corals are just 10-15 meters from their beach and are the best to snorkel around the island. There are no pesky long boats parked in front of their beach and the view is also the best on the island. Sunsets every night and a new international friend. I will be going back with out a doubt.

Normally I make my review of a hotel or restaurant shortly after the stay/ visit. Sawan resort is much more difficult to assess.
I have to let you know that it is very far from the pictures on the internet.
If luxury in terms of nice furniture, nice decorations, good standard of bathrooms, electrical installation and so forth is important to you this is not the right place. Everything is quite worn down and in serious need of maintenance. You won’t find neither spa, restaurants or a well equipped bar. Breakfast is prepared to far away to be hot( eggs, omelet) to be warm when they reach you . Conclusion: From a normal point of view the price is far to high

Being back in Denmark and having had some time to think about Sawan Risort we must conclude that this worn down resort probably is the place we loved the best during our 3 weeks tour aroun southern Thailand . Sawan is small, located in some of the most beautiful nature we have seen anywhere in the world. There is a tranquility and ambiance that very quickly invades your soul ( we are not “zen-people) and makes you forget the short comings in luxury. You have the small beach almost to your self and there is a most charming small restaurant at the beach that offers simple, but extremely tasty food for breakfast and lunch. There are not many mosquitoes and you sleep in total silence
In spite of a price that is to high we would probably come back to this resort

After spending two weeks at Sawan resort we must admit that it has fulfilled almost all our expectations of a first-class resort at Koh Lipe. We booked the stay already in October, then when the bad reviews started to appear in December we were a little worried, but in mid-January we got reassuring information from the management so we decided to follow through with our booking, something we did not regret. Sawan now offers good and friendly service, a great location, lovely villas and a peaceful, almost private beach. After spending some time at Koh Lipe and seen most of the island and resorts, we can clearly state that Sawan is one of the best.

About some of the earlier comments and complaints:

Cleaning – our room was cleaned every day, with clean towels and bed linen. Also, the minibar was always kept refilled.

Barking dogs – Yes, Koh Lipe has a lot of stray dogs that sometimes bark at night, and one of the places they inhabit is Sunset beach close to Sawan. I would say barking dogs is a common problem to all hotels and resorts at Koh Lipe, so it is not a specific Sawan problem.

No bad remarks then? Well, the resort needs a facelift when it comes to woodwork, painting etc., but they have started the renovation in a small scale, and one can only hope they spend the low season in a productive way…

pictures shown of Sawan and 4 stars was the reason to book this horrible hotel. Arriving on a muddy path that is unpassible at night as there are no lanterns. It is far away from the village and does not have a restaurant you need a taxito go out for dinner: the so called bungalow was built 40 yrs ago and nothing has been changes. Doors and windows dont close well. It is a paradise for mosquitos. At night you here mouses and rats in tjhe bathroom.Next morning you can see how thea have eaten the from yr soap and touched yr toothbrush. Never go barefooted. Wereever you go never go there it is a mx 2 stars place

Resort closed!! They take money for reservations and you arrive in a place closed....They send me an e-mail five days before with all the problems for a family on trip without time to book another accomodation.....They call me from the reception to refund my money but when I go was closed maybe from months. Be very vey careful..

Terrible experience. We were due to stay a few nights in early January 2017. Visited a few days in advance to inspect, after widespread local and internet reports that the hotel had run into serious financial problems and was in a terrible state. The reports were accurate. On the day of the inspection (2 January) there were three members of staff left and a newly arrived Austrian site manager who was shocked with what she found and was acting desperately; the resort was virtually empty; the grounds were dirty and abandoned, the room's roof had holes and was dripping rain water; the floors were flooded; the bed was soiled; the restaurant was closed; the spa was closed; the beach was abandoned; the electricity supply was being cut off. These were a FEW of the major issues. Following conversations and the staff and the business owner on his mobile phone (a Mr Jensin from Bangkok who, the remaining staff told us, bought the business some months ago but run into problems and has "stayed away"), they said they could not provide the service as expected and promised a full refund (we had booked with and paid the resort directly). They sent by email a "refund request form" to their bank "Krungsri". They said this was the process (there were no banking facilities in the resort), so we insisted that we were copied into the email. The bank replied the following day that the resort's account was virtually EMPTY (it had 580 Thai Bhat) and could not process the refund to us. They asked the resort to deposit sufficient money into the account in order to fulfil the request. Despite numerous subsequent emails, reminders and calls from us to the resort, they did nothing. Instead they knowingly "promised" a refund from an empty account and send us away with a copy of a worthless "request form for refund" to their bank. This is plainly DISHONEST and DICEITFUL behaviour. We have no words for this business, until such time as they honour their promise (three weeks now and still nothing). We were forced to find and pay for expensive alternative accomodation at the last minute and wasted our time. Shame for the few Thai members of staff in the resort, they seemed so unhappy with all the problems and we did not feel it was their fault. The business owner should shut the resort down, compensate fully all those to whom he has promised a refund, take down his website, sort it all out, and only then re-open.

We booked this Resort via Agoda for our Holiday in Thailand. We tried to be tolerant and forgiving at first but after a short time we could not stay there anymore. We decided to move and asking for refund. These photos show the beach, kitchen and breakfast area which have been messy and dirty.

We couldn't have been more disappointed by this hotel which is NOTHING like the pictures on its website. The bungalow itself was fine (apart from some dodgy and perhaps dangerous electrics and a some very dirty plastic cushions on the terrace) and the view was good. However the rest of resort was grotty, dirty and in a state of total disrepair. The restaurant was closed, the bar was closed, the spa was closed and the beach was filthy. In fact, sunset beach and the woods around in general are pretty dirty, rubbish dumped everywhere, it is, I think, the least pretty of the 3 island beaches. We were there end of october and every other hotel was full, so not exactly low season. Of course none of this was mentioned in any correspondence. We left (not having wanted to spend a single night there) with promises of almost total refunds but none have been forthcoming. Staff do not speak any English, even the manager's grasp of the language is very limited. This is perhaps the most expensive hotel on the island and was supposed to be a special treat for our last 4 nights (previously at 10 moons which we cannot recommend enough!). We feel cheated!

Do not stay here.

Rats enter your bungalow at night. Every night. Stray dogs on the beach, and garbage all over the island, even on the dirt road just in front of the resort.

Most absurd is that I had to fight for weeks to get an invoice. And actually what they gave me isn't an invoice at all.

To be fair: The staff is great. They do their best, and do so many extra things to make you feel welcome. The beach is lovely. And as bungalows go, these are some of the nicest on the island.

The "bar" is only staffed sporadically in the late afternoon. There is no restaurant.

I will not return, and I will continue to fight to get a proper invoice.

We visited Koh Lipe for the first time in Dec 2012 (and stayed on Sunrise beach, at Idyllic Concept resort). Having loved it so much, we decided to come back… Because we typically don’t like to do the same things twice, we decided to explore another part of the island and booked ourselves at Sawan Resort, claimed to be the new boutique resort of Koh Lipe. As soon as we checked in, we regretted not to have booked once again at Idyllic resort.

The pictures will speak for themselves, but below a brief summary:

- We had very high expectations, based on the price we paid (11 BHT/night) + hotel website but once arrived at the “resort”, we felt cheated.
o. Private beach is dirty (with construction debris, brake fluid bottles, medicine bottles, etc… )
o The beach does not have any of the amenities that you would expect from a beach resort (no beach lounge chairs, umbrellas or towels: you are simply expected to leave your belongings on the dirty sand (did I mention all the wild dogs roaming the beach?). Based on the hotel website, we were truly expecting to be pampered, … what a true disappointment…
o Breakfast buffet is not really enticing : the staff is going the extra miles in order for you to enjoy, but given the price we paid, we would have expected better presentation of the food, and more choice

Overall, the rooms are charming, but they don’t justify the price we paid. Besides, we found the location to be inconvenient: too far from the nicer beach Sunrise, as well as from the restaurants.
PS: There is construction noise everywhere in Koh Lipe (including next door to Sawan hôtel ;-(…
