Everything needs to be viewed in context. Koh Lipe gets really busy, especially at weekends when half of Thailand and Malaysia seem to descend on this tiny yet beautiful island. These visitors are happy to spend as their money doesn't need to last so naturally it drives the price of rooms up. This is simple economics.

Forget what you think might apply to other islands, this is a unique situation. When you disembark from the speedboat or ferry without having booked accommodation and your shoulders slowly drop further and further at the seemingly astronomical prices charged for the accommodation (if you can find anywhere that has a vacancy) then think about Baan Kasirin.

My experience of walking up and down a scorching beach, looking for anywhere that I can afford or even has an available room was exhausting and Baan Kasirin at that very moment had everything I needed and all to myself in a private room. It was affordable, centrally located for access to beaches and the Walking Street, it had a shower, toilet, wash basin, locking front door, fan, storage space to empty the bag out, TV (showing mostly fashion channel) and best of all a clean double bed.
It was basic - certainly, but it was comfortable, social, well located and to a scorched traveller on a budget, exactly what I needed.

The island this accommodation is on, the number of visitors, the fact that everything has to come by boat. It all creates a unique environment. Baan Kasirin caters for the basics without any frills or luxury and at a fair price for this island.

I appreciated it for what it is and what I needed at the time. I didn't stay for too long but it provided the base to explore and have somewhere to return to and get cleaned up and rest in privacy. Don't expect too much and you won't be disappointed.

I stayed at the Baan Kasirin attached to the Baan Kasirin Dive Shop on Walking Street. I enjoyed my Simple clean, comfortable, budget room with fan close to the ferries and all the shops and restaurants. Nothing fancy. But a quiet location off the main street that is an easy walk everywhere. For the best beach on the island, head to Sunrise Beach.

For me, a resort is something different than this. This place is just a spot where you can hang around to have some sleep. As it does not have aircon, the nights are quite hot.

It has a good location, and, furthermore, the staff is sympathetic.

I booked an aircon room, but was given a room without even a fan! When I requested for the aircon room, the owner charged me double the price that was stated on Booking.com. I asked for a refund, and the owner rejected, saying 'that was my own problem' and ask me to '***k off'. The room that I was brought to has urine smell, and the walls have lots of dirty stains. I strongly wouldn't recommend, unless you want your holiday to be ruined.

A nice quaint little terrace accommodation. Small room (able to sleep 3) with TV and wifi. No hot water. Generally clean room and the air condition functions well. When staying in this property, look for Baan Kasirini 2 instead of the older block. The BK2 is located further east in Lipe walk nearer to the Sunrise beach.

Pros
- cheap and located in heart of village
- air con, wifi, tv
- quiet even during peak season
- clean at Baan Kasirini 2 terrace
- staff not very hospitable but they fix your woes (very few)

Cons
- no hot water
- a walk from the beach
- no shampoo/washes/soap etc (yes to towels)
- no housekeeping

It's a nice property and cheaper if you walk in than book online. In fact all hotels we checked we're cheaper/can be bargained if you do a walk in. Online rates during peak or high season are crazy.

We stayed here for two nights as a last resort, my partner and I were I'll and desperate for some AC and a good nights sleep. We paid £35 per night for a dirty, smelly room that was infested with bugs, worms in the toilet and bathroom and mosquitoes everywhere. The AC did work though so that was a blessing. Lipe is a hard place to find accommodation on, it's busy an expensive so shop around.

We stayed here for 3 nights. We booked the hotel from an agent website a month before which is apparently a lot more cheaper because the price can go really high if you just walk in to get the room. However, the problem with booking though an agent website for places like this is that they may not know about your booking because the do not have those high tech system where they can get notification immediately after making the booking. As a result, they might just rent your room to some else. So to overcome this problem, you can email them or call them to remind them about your booking and cross your fingers that no bad luck would happen to you when you get there. The same almost happen to us as they were not informed about our internet booking but we are lucky that they havent rent out the last room..fuuhhh!!

Room:-
We got the room for just 95baht but be advised that this room is only equiped with a small wall fan with no breakfast. The cleanliness was ok but definately could be improved. They provide us with two towels, TV with most of the channels in Thai, two pillows and a blanket. At night can get very hot and sweetie. It would be wise to buy a mosquito coil because there is no mosquito net provided. However, I am happily to report that there is no gecko or lizard spotted but got cockroach though..but I managed to kill it..unfortunately..

Location:-
This place earns it highest rating just on the location. Situated on the walking street, freaking near to the food stalls and the beach. Just less than a minute walk to the beach.

Overall:-
The place is not too bad and I would stay here again if I have to choose a fan room but I would rather spend more on an A/C room next time definately!!

We stayed here for 6 nights and hated every second of it. We had no sheet on the bed but rather a towel to sleep under. There was blood smeared against the walls of the room that no one bothered to clean, the room was about 10degrees hotter than it was outside. If you want to get any sort of sleep - DO NOT STAY HERE! Music is played until 4am in the morning with drunk and disorderly people shouting and screaming from about 10pm at night. The staff are indifferent to any concerns or needs and there is NO sort of control or management here. On our last night a highly intoxicated guest attempted to kick our door in while blaring music until other guests eventually got him to calm down. Not worth your money, much nicer accommodation in more relaxed areas for a better price! This place is a mess in every way!

We arrived to Ko Lipe on the Valentine's day weekend and the island was basically fully booked. We only found a room at this place after asking other 15 and they asked us 3000 bht, at that point we were happy we found a room. But the room really did not seem to be worth the price and we discovered they charged us almost double as usual (on the website max price is 1650) !!! They just took advantage that the island was fully booked and this is definitely a rip off place to avoid! And the reception lady was far away from being nice, we also asked for an explanation about the price difference when we found out but she did not care at all!!! The following night we spent same amount for one of the beatiful Castaway bungalows on the beach!

Rooms were decent, clean with an attached bathroom..
The room can accommodate 3 adults.

"Check with the ladies that own the travel agency/internet cafe close to beginning of Walking Street when you get off the boat. If you are polite and nice, they'll get you a good deal."

"Spend more money by picking a room with air-conditioner because it can be freaking hot in Koh Lipe. Your holiday will be more meaningful if you can get a good night sleep. Make the booking early as the rooms in the resorts/guesthouse/hotels can be fully booked!! So be safe and my your booking earlier!!"
