We came here In Jan 2020 after reading loads of great reviews and there are some great things about this hotel - lovely staff, right on the beach, decent breakfast bought to your room. We upgraded our room to one of those right on the beachfront, can't recommend this enough every morning we saw the sunrise from our bed it was amazing and falling asleep to sound of waves. The path down to the hotel is past lots of local huts its a bit of an experience when you first arrive! Its just a bit of a shame this hotel is just the rooms, there is no central point to socialise no restaurant or bar. And unfortunately, and this is no fault of the hotel, there are loads of boats moared on the beach directly by the hotel. So there are a few sunbeds (not many) on the hotel beach but the swimming there isn't very nice as you have to swim around the boats. This is unfortunately a bit of a problem on a lot of this side of the coast such a shame really they should just have an area for the boats and then clear areas for swimming. Ko Lipe is an incredible island and we loved staying here, we hope they can clear the beach in front which would make staying here so much better.

We were looking for a reasonably priced hotel on the beach and we were not disappointed with Cabana Lipe. Its a small hotel and there is no restaurant or pool (although they do have a kitchen and can knock up some tasty food and deliver it to your room I think) but there are lots of good reasons to stay here.

It's on a lovely beach and the sea comes in right up to the wall of the hotel so you are only a few steps from the sea which I doubt many other hotels on Kho Lipe can offer. They provide beach towels and deliver a lovely breakfast every day to your balcony. Sunrise beach is wonderful and the hotel is situated close to one end so quite quiet and not busy with people walking past all day. Yes there are a lot of boats on the beach but that adds to the character and there is still plenty of room to swim. The beach itself is long and if you walk right to the other end it is very quiet with no boats and picturesque with a really cool bar at Zodiac resort with lovely views out over the sea.

If you walk out the back of the hotel it's a bit scruffy but don't let that put you off it's nice to be close to where the locals live and within a few metres you reach the road and can turn night past lots of restaurants (there is a good and cheap supermarket within 3 minutes walk) and a couple of hundred metres later you can turn left at the 7 supermarket into walking street with all of the shops bars and restaurants you need.

We stayed at Akira Lipe for a few days after leaving Cabana Lipe on Pattaya beach which was quite luxurious (but more expensive) and the sand there is lovely and soft and white but we really enjoyed our stay and Surise Beach which we prefered to Pattaya it's brilliant and for the money paid we would certainly recommend Cabana Lipe. By the way the people who run it are really nice they can't do enough for you. Thanks Cabana Lipe for a memorable stay.

This was our 3rd stay here and again we loved it. Don’t feel they were back up to full speed after Covid as there were a few things that had changed or missing e.g. reception wasn’t open 24hrs - no place for people to leave their read books - no forms to fill out the day before for breakfast just shown pictures but nothing major and certainly not enough not to want us not to go back. As usual staff were all really friendly and would do anything for you. Rooms comfortable with small fridge and comfy bed. Amazing views from room

Positives:
Excellent location on Sunrise beachfront.
Very comfortable, large bed.
Very good, powerful shower and clean room.
Free transfer to pier.

Needs work:
Staff were texting on phones/napping throughout day and room was only cleaned twice in 6 nights (had to ask).
Bland breakfast.

Overall, an enjoyable stay at a comfortable and very well located hotel.

Love love love the partial sea view corner room. It has a panoramic view of the Sunrise beach. The property itself is located juz amongst the local houses. You gotta walk thru the local residential to reach the hotel. Wasn’t clean walk but not the main issue. The hotel itself is well kept wiz minor upgrades could do it much better. Breakfast served at your room at your huge balcony! Wonderful!!

We never usually return to the same places Let alone same hotel but we loved this place so much last year that we decided to come back again this year for 5 nights during our travels around Malaysia.
Again can’t fault this place great having your breakfast served on your balcony. Only thing we did miss this year is that they have done away with the little bar they used to have on the beach.

Excellent location. Clean and nice furnishing. Superb service. Included was breakfast ready on the balcony by the time you get up every morning. Walk out to the beach early, and you'll see the most beautiful sunrise on sunrise beach. Only 10 minutes walk to walking street where you can get a many great meals. Definitely will be back there.

Stayed here for 5 days and were distinctly underwhelmed given the rave reviews here on Tripadvisor. Here are a few of the pros and cons.....

Pros
- Right on the beach
- Nice to have breakfast brought your balcony (although they only do this as the hotel is so small they have literally no where else to serve it)
- Had a good nights sleep

Cons
- Hotel is tiny, it is sandwiched in a thin sliver of land, and has no facilities other than the rooms itself
- We werent impressed with the beach outside the hotel, it is tiny and all the boats are moored infront of the hotel so it isn't great for swimming
- It is the most unattractive entrance to the hotel down a dustry side street
- Hotel was very expensive, although it was Chinese New Year so maybe prices are higher

We wished we saved the cash and just stayed at a basic hotel in land instead

We were 7 people; 2 senior citizens, 3 adults and 2 children & we had 3 rooms for 6 nights at this place! I booked it because of the price factor but I forgot to check many other resorts around that were at the same price and we re much better which I found out later! Read the whole story...

1) Denied Sea View Rooms for the last night (without a reason)
my 76-year old mother had occupied a sea view room B101 (the best room in the resort) for 5 nights and they had told us in the beginning that she will have to vacate the room last night cause of some reservation in advance; we were fine with that although we requested them if they could adjust in some way for just the last night. They didn't - which was alright BUT no one came to stay in that room that last night!

2) We kept renting Snorkel kits from the hotel for 50 TB/day. I lost one of the snorkels and obviously was ready to pay for the same. I asked the price to be paid and Ms. Phawii at the front desk asked me to pay 2900 TB!! I knew for sure that the DeepBlue brand snorkels never costed more than 1500 TB. Wandering the walking street (market) I found the same brand new snorkel for 850 TB! WHY to ask 2900 from a guest who has occupied 3 rooms for 6 nights?

3) They only have 2 full ocean view rooms; more two are partial ocean view and rest of the rooms are 'room view' rooms that will compel the guests to stare at one another's rooms - badly situated rooms - senseless planning of the rooms. I personally didn't like it at all - although the rooms are decent and they are clean.

4) It does not have a restaurant area; they only have room service.

5) No Bar!

6) Daily Breakfast Quiz: They handover breakfast forms to the guests which one has to fill up daily in order to specify what exactly you want from the breakfast options. The options are very limited although the total quantity they serve is pretty good - only of you can eat every thing they serve cause everything separately has its fixed portion sizes. e.g. if you want another omelet they won't give you; you have to eat sausages & bacon to fill up or may be salad and pan cakes if not bacon & sausages!!

7) Inspite of taking up the daily breakfast quiz, they goof up almost daily! In stead of what is asked for, something else may just be waiting on the table outside the room. Although their service is good and the servers are pretty well mannered BUT they don't understand English or may be they don't want to!

8) The beach is almost full of anchored tourist boats; however it is beautiful most of the times, IF you don't find tourist trash swimming next to you in the beachfront ocean. Overall a nice place but too many boats, too many ropes to tie them and sometimes too much trash around you!

We stayed in CLR for 3 nights and had a very pleasant stay. Upon arriving Koh Lipe, we were greeted by a driver from CLR waiting for us at the immigration. We have to walk through a village (untarred road) to access the resort. Check-in was fast and the resort welcomed us with a glass of pineapple cordial. Breakfast vouchers, comment form and a personal note by Ozzy (GM of CLR) welcoming us. He even include his personal contact number so that we may reach him when needed. A very nice touch we thought.

Rooms were clean, albeit having some fine sands at the porch. (not complaining coz kinda expected when you are staying in a beach front resort). There's everything you needed in a hotel room like safe, hairdryer, 40" LED display, mini fridge (filled with chargeable tidbits and drinks), 2 extra pillows in the closet and a comfy king size bed with 4 pillows and 2 throw pillow. There's also a futon sofa which can easily fit two kids when turned into a bed.

The only thing missing were bedroom slippers. Also, we would like to suggest that CLR have the bin cover removed from the bins in both the room and bath. (very tedious as you have to remove the cover each time to discard your trash)

Location is great with less than 10 minutes walking distance to Walking street. There are some eateries, sundry shop, laundry service, small market and even a 7/11 along the way which is really convenient to us.

Beach front is not very clean though but better than Pattaya beach. There's a lot of longtail boat docked right in front of the beach compared to Pattaya beach making it a little unpleasant and dangerous to snorkel. We have to stroll all the way to Kathleen resort's beach front to snorkel as we find that area the safest and quietest.

Breakfast is served at the balcony as CLR does not have a restaurant/club house). We enjoyed it this way!

There's a form provided each day throughout your stay to pick your choice of breakfast for the following morning. You may also select your preferred time for breakfast to be served in the form. (0730-1000)

Breakfast is provided with 3 options to chose from.
a) Continental - sausage, bacon, ham, bread and egg (scrambled, boiled, sunny side up, omelette)
b) Asian - Fried rice with shrimp/chicken or boiled rice with rice/chicken
c) Healthy - Cornflakes with milk or muesli with yogurt with pancake and fruits.
d) Drinks - Orange/pineapple or coffee/tea

We've tried all the 3 varieties and all were nice and portions served are very generous. Thumbs up!

Housekeeping is efficient. We asked for additional towels and was sent to us without any hesitation. (unlike some negative reviews I read about this resort)

The only annoying thing we encountered during our stay was some inconsiderate noisy neighbours (same group in 3 rooms) that talk so loudly at their balcony in the early hours of the morning (6am). Luckily, we were leaving the same day, otherwise our stay will be marred by these inconsiderate people. I suggest the Management of CLR put up a sign like "keep the noise level low for the convenience of other guests" to educate these inconsiderate guests!

Overall, a very enjoyable stay throughout with all nice and courteous staffs making us feel so much at home, especially Ms. Phawi and Mr. Bogie. Keep up the good work and we'll certainly stay in Cabana Lipe Resort again if we ever visit Koh Lipe!

Cabana Lipe is on Sunrise beach, not Pattaya. There are plenty of dive shops within walking distance. The closest is probably Castaway Divers.

I stayed in May, and didn't think the boats were a problem. You can swim between them, or walk about 15m to the side where the beach is clear of boats. The boats also add to the scenery. I don't think there would be more boats in December than there were in May. I think the main reason they're there is that there is a small village of locals behind Cabana Lipe.

There are 3 types of breakfast for your selection which are Continental, Asian and Healthy plus additional items. You just select your favorite in a breakfast form day by day.
