Hi, I felt like it was safe, There is only parking for the guests, and you can't drive through the lot, meaning it doesn't go all the way around the building so I didn't notice any non-guests cruising the parking lot or anything like that. The hotel is older, although it has been renovated so you have to take that in to consideration, but I felt like it was cleaned well during our stay. We stayed 5 nights, during race week in February. They were exceptionally busy.
We only stayed one night there, but didn't notice any problems from the strip club across the street. It's an older hotel, renovated and clean with a friendly staff, the main emphasis being it's waterfront, directly on the beach, and reasonable. Make sure you request a non-smoking room as they have smoking rooms and will put you in one if you don't request non-smoking.
