01. The terms of this Vacation Rental Agreement shall be governed by the Residential Landlord and Tenant Act of 1977, Montana Code Annotated, Title 70, Chapter 24 as set forth and as amended. In any litigation relating to this agreement, the proper venue shall be in Flathead County in the State of Montana.
02. RESERVATIONS : To make a reservation, you need to fill out and sign the Vacation Rental Agreement and return it to us with a payment of 50% of the rental charges. The house is reserved for you only after we have received your reservation payment with the signed Vacation Rental Agreement. Partial reservation payments are not accepted. All payments must be in United States currency. We accept personal checks, money orders and traveler’s checks. Once we have accepted your reservation and deposited your check, a copy of the signed Vacation Rental Agreement will be mailed as a confirmation of your booking.

03. BALANCES DUE : The remaining half of your rental charges and damage deposit is due no later than 30 days prior to your arrival. Failure to pay the remaining balance will result in the loss of your reservation, cancellation of the Vacation Rental Agreement, and forfeiture of your reservation payment.
04. PETS AND SMOKING : Smoking is not allowed in the house, only in the parking area. Please be respectful of the property and take care of your butts, disposing of them in the outside trash cans, once completely out. Smoking in the house will result in immediate eviction and loss of rent and damage deposit. Please be considerate of the property and clean up after your pet, disposing of excrement in outside trash receptacles. Disregard of this rule will result in loss of your damage deposit. There is an additional damage deposit for pets.
GENERAL TERMS :
01. Tenant and all persons in or about the premises with Tenant’s permission shall comply with the terms listed above.
02. Tenant shall conduct oneself and require other persons on the premises with Tenant’s permission to conduct themselves in a manner that will not disturb Tenant’s neighbors’ peaceful enjoyment of the premises. Tenant shall use all parts of the premises in a reasonable manner considering the purposes for which they were designed and intended. Tenant shall be responsible for damages caused by his/her negligence and that of his/her family, invities and guests.
03. If there is noncompliance by Tenant with the Vacation Rental Agreement, if unauthorized people or pets are resident, if Tenant or Tenant’s guests smoke inside, if Tenant destroys, defaces, damages, impairs, or removes any part of the premises, this Vacation Rental Agreement can be terminated immediately by Owner and Tenant’s rights of occupancy can be revoked immediately.
