We'd rate this place between a 3 & a 4. It is a lovely complex in a convenient location (easy to get to, & easy to get to, an excellent restaurant nearby). The manager was very nice and welcoming, too.
We'd be rating this place 4 stars, but for some issues that meant that we had to check out after the first night (we'd planned to stay two nights). We'd hunted for an agriturismo with air conditioning due to asthma. We had a room on the top floor (2nd floor US) of a newly rehabbed building (there are 3 or 4 buildings in a cluster).. However, the air conditioner did not operate properly, only running as a fan and not cooling the room (which was very hot). Hot pipes also ran under the room floor, creating what is essentially radiant heating in the room. Management is off site, so we called and they came right away and looked at the unit and declared it functioning. However, it was not cooling the room--the compression didn't work.The manager offered us the room next door, but it had the same problem. If air conditioning does not matter to you, then this is a great place.
Breakfast: fine, but a very basic Italian breakfast (not German or American)--bread and biscuits, cornetto, coffee and juice. No cereal, fruit, cheese or salami. FIne, though.
Pool: lovely, and well placed away from the living/sleeping comkplex so pool noises don't bother guests. Water temp was perfect. It would be great if they got more chairs and umbrellas (there is no natural shade), as with only about 8 or 10 seats, there were not enough seats and umbrellas to handle all the people there on a hot Sat. afternoon. But the temperature of the water was perfect, and the view out over the valley behind Perugia was very nice and bucolic.
Note: you need a cell phone for this place (there is no way to contact manager without one). Other than breakfast, no meals were on offer when we were there. All is all, a nice place, if you don't need air conditioning. We would have been happy to stay on, if not for that issue.
